The Senior Lead of Operations is accountable for providing optimal customer relations and facility management for the assigned facility in a cost-effective manner. Reports directly to ABM Vice President. Also responsible for overall contract customer satisfaction, service delivery levels and financial performance to ensure they meet or exceed contract scope, terms, and conditions.
Responsibilities:
Ensures optimal customer relations by maintaining constant communications with customer. Provides high quality operations and maintenance service to assure proper performance of engineered equipment and building systems, has integrated facility service experience to include managing, maintenance, and custodial services.
Acts as primary liaison with all customer departments, actively ensuring that service is prompt, responsive, effective and that inter- departmental concerns are addressed and resolved.
Provides regular monthly written status reports to customer and ABM management. Presents status and/or performance reports as necessary to keep customer management conversant with atypical occurrences, unusual staffing challenges, potential building related interruptions, etc.
Assists and prepares, recommends, and administers with assistance from Facility Managers, the annual facility budget. Reports exceptions to customer and ABM management and adjusts budget as necessary.
Complies with customer and ABM corporate policies (personnel, accounting, technical service, safety and health, ethical conduct, etc.) communicates to subordinates and ensures subordinate compliance.
Ensures that federal, state and local regulatory requirements are met including DER, OSHA, FLSA, EEO, ADA, etc.
Schedules and coordinates over-all work priorities.
Recommends what work should be performed in-house and what work should be subcontracted; consults with ABM corporate and/or external technical resources when making decisions on major changes.
Ensures that reactive and preventive maintenance activities are appropriately balanced; monitors current and deferred maintenance backlogs; adjusts priorities and/or resources as needed and ensures that deferred maintenance is adequately documented.
Utilizes maximum capabilities of Computerized Maintenance Management System (CMMS) or customer provided work order control system.
Develops and/or approves facility quality standards.
Reviews completed work regularly and ensures that quality standards are met or exceeded to the satisfaction of the customer.
Negotiates major service contracts (e.g. snow removal, window washing, janitorial, landscaping, etc.); reviews and approves smaller service contracts delegated to subordinates; consults with corporate technical and other staff as appropriate.
Develops and negotiates minor construction projects as assigned.
Manages purchasing program; approves major purchases; audits purchasing delegated to subordinates.
Designs and implements administrative systems where ABM or customer standard systems do not exist or must be extensively modified.
Ensures through subordinate managers that staff receives adequate technical, administrative, and other training; participates in training of direct subordinates and supervisors.
Manages staff in accordance with ABM employee relations philosophy and policies; hires, terminates, recommends salary changes, conducts performance appraisals, counsels, and disciplines as necessary; communicates and administers ABM personnel policies
Minimum Requirements:
Bachelor's Degree in mechanical engineering or comparable experience required.
Certified Facility Manager or Real Property
Administrator certifications desirable for specific assignments.
Demonstrated customer service orientation and skills.
Previously managed a department with multiple building and sites.
Has had full budget financial responsibility for a large department.
Has directly managed an integrated facilities model that includes maintenance and custodial.
Working knowledge of two or more of the mechanical, electrical, general building maintenance or building construction. Where there is not a working knowledge, a demonstrated aptitude is required.
Demonstrated expertise in verbal and written communications.
Demonstrated willingness to work non-standard days and hours as required.
Demonstrated customer service orientation and skills.

This contracted service combines several re-lamping strategies to provide a safer, more secure and energy efficient operation while; lowering total facilities operations and maintenance costs.
Other commercial services include: lamp replacement, fixture cleaning, and pole inspection. In addition to lighting service contracts, the company also performs lighting and electrical retrofit services including pole replacement, fixture replacement, landscape lighting, sign repairs, exit/emergency lighting, electrical upgrades and troubleshooting, and electrical retrofit. For residential customers, ABM ES offers a broad range of services including power distribution, lighting design and installation, wiring and switches, relocations, replacements, emergency repairs, upgrades, cables, circuits, troubleshooting, and preventative maintenance to both residential and commercial markets.
Pay: $34.00-$38.00 hourly.

Primary Position Description: The Commercial Lighting Technician directly reports to the Service Manager of ABM Electrical Solutions. The primary objective for this critical role is to support customer relations, field productivity thru field service automation, handle customer communications. This responsibility includes being part of a team to ensure a high level of customer satisfaction (that work requests are handled with care, attention to detail, and that we communicate timely and accurately with our customers so that each experience with our organization is a positive one). Outstanding performance happens through complete and appropriate communication with an eye for detail and process. Essential to success of the position is the use of field service automation tools to ensure that timely detailed information is relayed to Dispatchers and Supervisors. The position will require high competency in the use of computer.
SPECIFIC RESPONSIBILITIES:
Support ABM Mission & Vision
Support the performance of the branch operations including, planned and unplanned maintenance/service call and project/retrofit delivery requirements.
Support customer satisfaction initiatives and process

Support Training & Safety initiatives
Maintain a clean DMV record
Maintain California State Certification General Electrician or Non-Residential Lighting Technician
Provide monthly interior and exterior lighting maintenance for multiple retail locations
Technician to be responsible for an established and repetitive route each month
Daytime, nighttime and weekend hours required based on customer needs
Provide information and quotes to direct report service manager(s) for additional work needed
Performing lighting maintenance and minor electrical repairs at customer locations
Complete paperwork using proper codes for materials
Operate a company vehicle following all safety rules
Use special high reach equipment as needed to complete job
Work independently in a timely manner
Working knowledge of small hand tools
Report to supervisor at office as scheduled
Able to carry ladders weighting up to 70 pounds, which is the 32-foot, fiberglass, rated “Red”
Prolonged sitting due to driving, which is at least 15% of daily responsibilities
Stooping down working at ground level, and reaching above head to repair fixtures
Climbing in and out of the bucket on boom truck in order to work at high reach levels
Able to lift ballasts weighing up to 25 pounds to install into fixtures
Pulling wire
Climbing in and out of bed/back of truck and/or vans
Able to war tool belt with tools attached
Able to hold fixtures and frames and lenses, and drill for fixture installation and removal
Participate in on-call schedule 30. Performing other duties as assigned.
MINIMUM QUALIFICATIONS
Required
High School Diploma/GED
CA Non-Residential Lighting Technician or General Journeyman Electrician certification
Minimum 2-5 years of experience performing lighting maintenance work for retail and commercial
Clean DVM record
Preferred
Aerial Lift Certification preferred, but not required
Minimum 2-5 years boom truck experience strongly preferred
Minimum 2 years of experienced in writing estimates/ quotes preferred
Microsoft Office 2007 or 2010 (including SharePoint, Outlook, and Word) experience preferred
OSHA 10hr. Certified preferred, but not required
Measurements: The lighting technician will be evaluated on customer satisfaction data, dispatcher personnel support feedback and operational metrics developed by the Operations manager/Service Manager that best reflect their role. Other special assignments may be of consideration for measurement against personal and team performance.
Travel Requirements: 10%

Organizes and manages the priorities for assigned responsibilities and accomplishes the work process to meet all deliverable for projects as well as maintenance program changes and technical specification revisions.
Coordinates work with other operational groups to ensure safety, regulatory compliance, operational reliability and operational efficiency.
Qualifications
5 plus years of engineering experience.
Engineering skill sets which can be applied to a range of systems, maintenance programs and engines.
Must meet ll requirements to receive approval for working in specific ATS environments (if applicable), including ten-year work history if available.
