POSITION SUMMARY Interns support and assist the project team (Project Managers, Project Engineers, Superintendents, and Field Personnel) with the planning and daily execution of the construction project. The intern contributes to the team through their knowledge, works with moderate guidance on the projects, and has a solid understanding of the fundamentals of the discipline and the role. PRIMARY FUNCTIONS AND ESSENTAIL RESPONSIBILITIES * Learn working knowledge of the contract documents. * Review all drawings and specifications for design inconsistencies and conflicts. Write field questions and expedite answers from the Architect to allow the assigned components of the work to be fabricated and installed in the most efficient manner. * Learn and understand the subcontract documents as they apply to assigned areas of responsibility. § Gain working knowledge of project schedule and assist in maintaining the project computerized schedule. * Expedite, review and approve shop drawings, submittals and safety requirements for assigned tasks. Utilize the Project Management System for shop drawing administration. Provide required submittal information such as field dimensions. ABOUT THE POSITION We're seeking a Design Construction Integrator to join our growing Lewis Integrated Delivery (LID) team. This role supports our mission to eliminate waste, improve coordination, and ensure design intent transcends through how we plan, buy, and build our projects. Working alongside project teams, designers, owners and trade partners, this person will help turn complexity into clarity, and ideas into execution, with equal parts structure, creativity, and follow-through. These functions include: data entry, reviewing, scanning, and auditing of subcontractor invoices and contracts; weekly subcontract payment disbursements; ensuring the timely payment of associated and approved subcontractor invoices in accordance with contract terms; reviewing Certificates of Insurance for accuracy, completeness, and contract compliance. This position is located in our South Lake Union office in Seattle, WA. While training, you must be able to work onsite 4 days a week. Then, you may work a hybrid schedule of 2 days in office, 3 days remote. (We offer commuter benefits). Your Qualifications 2+ years of directly applicable college education and/or work experience in a construction accounting office. High-volume project accounting experience (preferred). OR A comparable combination of education and experience. KNOWLEDGE Excellent working knowledge of Microsoft Office Suite. Intermediate knowledge of Excel functions and capabilities. Preconstruction * Plan all phases of the MEP work, referencing the Construction Life Cycle, Effort 06 Project Planning as a guide. * Work with the superintendent(s) to develop the initial project schedule establishing the contract duration of the project which can be used to inform the overall project budget. * Work with the superintendent(s) to update the schedule with addition detail as design evolves and subcontractors and suppliers confirm commitments to durations and procurement. * Work with the project manager(s) and project engineer(s) to develop a procurement schedule that supports the requirements of the master schedule. Include detailed MEP coordination and BIM execution plans. * Work with the superintendent(s) to develop a site/project logistics plan that incorporates all temporary facilities, access and safety considerations to facilitate the installation of the MEP systems. * Evaluate and advise on major MEP equipment selection (as applicable) optimizing cost, production, logistics, safety and quality. * Provide constructability feedback on all MEP systems to optimize the project delivery and provide exceptional value to our client. * Schedule and participate in all pre-construction conferences with the permitting authority or AHJ. * Have a working knowledge and understanding of the owner contract, general requirements, general conditions and subcontractor scope documents. Construction * Work with the superintendent(s) to develop, manage and update the detailed CPM master schedule as well as produce the short interval schedule with accurate durations and activity relationships. * Work with the superintendent(s) in leading the weekly subcontractor and foreman meetings to review progress and communicate the plan consistent with the short interval schedule. * Coordinate, sequence and plan the installation of all MEP scopes of work. Demonstrate a willingness to create opportunities for all contractors to be successful * Coordinate all required inspections including those with consultants, special inspectors, AHJs and owner vendors. * Work with the MEP project manager(s), project manager(s), and project engineer(s) to develop and manage the project QA/QC plan to ensure work meets or exceeds company standards and all applicable code and contract requirements. Closeout, Turnover and Documentation * Actively participate in the process to achieve project occupancy and acceptance by the AHJ, owner and architect. * Resolve MEP and CX punchlist items and deficiency reports in a timely manner. * Ensure all daily reports and observation reports specifically related to MEP systems have been reviewed and outstanding issues resolved and documented. People Management and Development * Understand all roles and responsibilities and hold direct reports accountable. * Identify, train and mentor future field leaders, Train your Replacement! * Recognize opportunities in hiring and promoting that support Lewis diversity goals. * Support and guide project engineers in development of field related responsibilities: RFI and submittal development, detailing and shop drawing review, material procurement and expediting, field operation support and safety awareness. Client Relationships and Business Development * Build and maintain positive working relationships with clients, designers, consultants and key influencers. Instill confidence by demonstrating project experience and industry knowledge when called upon. Technical Expertise * Remain updated on new construction technologies, tools, equipment, materials and processes related to MEP systems, share findings as needed. * Remain current and proficient with the company's project management and scheduling software. * Be proficient at reading plans, specifications and project requirements. * Possess a working knowledge of BIM including navigation in the model and development of work packages. Skills, Knowledge, Qualifications and Experience * Minimum 10 years' experience in commercial construction management successfully overseeing multiple, multi-million-dollar projects. * Familiar with all types of structural building frames, interior systems, exterior envelopes, MEPF systems and conveyance. * Mastery of building process and best practices. * This position requires proven expertise in self-perform work, construction management, budget development and control, estimating, preconstruction, and field personnel management. * Extensive experience and knowledge working with regulatory agencies throughout the critical construction period. * Proven ability to solve complex problems in a collaborative, team-based culture. * Proven ability to hire, develop, and motivate high-performance teams. * Proven ability in presenting and public speaking. * Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and project management software, preferably Primavera (P6), Phoenix or Microsoft Project. About the Position: Senior Project Engineers are responsible for all the duties and proficiencies of a Project Engineer. In addition, they provide support in the following areas: * Serve as the technical expert on the project team sharing wisdom and experience with less experienced project engineers. * Supervise the Project Engineer work group on site, assuring quality control and timely delivery of all materials. * Participate in broader company initiatives, training, committees and industry associations to improve our processes and outcomes. * As requested, support the Project Manager with PM duties (possibly including meeting minutes, buyout, billings, cost control and change proposal pricing, etc.). Senior Project Engineers work closely with project engineers, project managers, superintendents, company craftspeople and subcontractors. Project Engineering * Expert knowledge of the contract documents. Review all drawings and specifications for design inconsistencies and conflicts. * Working knowledge of all building systems (civil, structure, enclosure, interiors and MEP) to ensure building systems are properly coordinated. * Distribute all information required for construction to appropriate parties including construction drawings, specifications and work packages. * Working knowledge of the project schedule and computerized scheduling systems. * Expedite, review and approve shop drawings, submittals and safety requirements for assigned tasks. Utilize the Project Management System for shop drawing administration. Supply required submittal information such as field dimensions. Distribute approved submittals to pertinent subcontractors. * Ensure that all materials and equipment are released for fabrication in adequate lead time to accommodate the required jobsite delivery date. * Document all as-built changes, maintain project record drawings and specifications. * Understand and implement all terms and conditions of all subcontracts and the owner contract. * Receive and distribute information on clarifications and changes in the work for areas of responsibility. Obtain and check subcontractor's pricing and assist in assembling change quotations as directed by Project Manager. * Set up project close-out procedures and manage the close-out process. Expedite submittal and review of subcontractor close-out requirements. Project Controls * Initiate the computerized Project Management System. Prepare a schedule of submittal deadlines and required approval dates.
