MAINTENANCE TECHNICIAN
The Maintenance Technician is responsible for assisting in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The Maintenance Technician is also responsible for the make-ready process in a manner consistent with the property's operational objectives under the supervision of the Maintenance Supervisor and Community Manager.
Essential Duties & Responsibilities
Community Maintenance
Regular/daily onsite attendance is required
Respond to resident/management requests and work orders for community common areas, buildings, and units in a timely manner
Ensure all repairs and replacements necessary for community common areas and units
Assist with the scheduling and performance of all maintenance/repair-related turn events
Assist in the daily clean up of the exterior of the community, including grounds, breezeways, and all common areas
Perform swimming pool maintenance and cleaning and maintain accurate, timely chemical logs
Inspect grounds, buildings, and other community features daily to daily to identify, minimize and correct hazardous property conditions or liability concerns
Maintain preventative maintenance program that extends the life of the community while minimizing future repairs
Responsible for understanding and following Asset key policy
Maintain well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
Assist the Maintenance Supervisor in maintaining the hazard communications program; teach and promote safe work practices
Participate in unit inspections as requested
Assist Maintenance Supervisor with monitoring inventory of equipment and supplies as requested
Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, work in progress, etc.
Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit
Report any observed violations of community rules and regulations to the Maintenance Supervisor and/or Community Manager
Participate in on-call emergency at community
Utilize property resources, equipment and supplies economically
Perform additional tasks and responsibilities requested by Maintenance Supervisor and Community Manager
Customer & Resident Relations
Manage excellent customer service and monitor service request turnaround and responsiveness
Projects a favorable image of the community to achieve property objectives and public recognition
Ensure consistency in dealing with residents on all matters
Enforce policies of the community that the immediate supervisor delegates
Education/experience
High School Diploma or Equivalent
Ability to understand and perform all on-site software functions; basic computer skills required.
Must have basic knowledge of Fair Housing Laws and OSHA requirements.

High school diploma or GED equivalent. * Technician must have EPA Universal certification to work on refrigerant systems. * Five (5) years' experience working in a commercial and/or industrial setting. *
HVAC hands on repair and troubleshooting proficiency in the commercial and industrial settings is required. * Perform routine calibration and troubleshooting of pneumatic and electrical line and low voltage thermostats and controllers, routine change of filters. * Trouble shoot and diagnosis of airflow problems, monitor glycol pressures and levels. * Periodic inspection and monitoring of air conditioning coils to ensure proper airflows and heat rejection. * Augmentation of filter changes as required, inspect coil conditions for organic debris and soils. * Ensure compliance with EPA. * Use the Annual Preventative Air Conditioning Maintenance checklists/job plan provided or by manufacturers specifications. * Knowledge and ability to perform maintenance on various types of heating systems is required. * Basic knowledge of low to high voltage, 3 phase wiring principles and how to read a schematic. * The ability to write detailed, descriptive reports on HVAC equipment and required repairs. Position Summary
The HVAC Service Technician supports mission-critical data centers across the U.S., performing troubleshooting, repairs, start-ups, and preventive maintenance on cooling systems and supporting equipment. You'll work safely, travel frequently, and deliver uptime-focused service while documenting work in our field system and coordinating with site operations.
What You'll Do
Diagnose, repair, and maintain CRAC/CRAH units, chilled water/glycol systems, DX/split/RTU equipment, pumps, heat exchangers, VFDs, and associated controls.
Perform PMs, start-ups, and commissioning checks; verify operation against manufacturer specs and site SLAs for temperature/humidity and hot aisle/cold aisle containment.
Execute refrigeration procedures (recover, evacuate, weigh-in charge; superheat/subcooling); perform leak/pressure tests and document readings.
Basic electrical troubleshooting for HVAC (contactors/relays, motors, capacitors, control circuits; 120-480V, 1Ø/3Ø) in compliance with code and site rules.
Work with BMS/EMS to monitor trends, alarms, and setpoints; coordinate with facility ops during maintenance windows, change controls, and LOTO.
Use mobile work order software to document diagnoses, parts, labor, photos, and recommendations in real time; communicate status to dispatch/PM and customer.
Support on-call rotations and after-hours/emergency response as scheduled.
Follow safety procedures (LOTO, arc-flash awareness NFPA 70E, fall protection, confined space, rooftop safety); maintain clean, organized job sites and vehicles.
Mentor junior technicians and interface professionally with customers and vendors.
What You'll Bring (Minimum Qualifications)
2+ years commercial/industrial HVAC service experience (data center/mission-critical preferred).
EPA Section 608 certification (Type II or Universal).
Strong troubleshooting skills in refrigeration and air systems; able to read schematics, wiring diagrams, and O&M manuals.
Comfortable with laptops/tablets, digital gauges, and mobile work order apps.
Valid driver's license and insurable MVR; able to fly/travel Nationwide frequently.
Physical ability to lift 50+ lbs, work at heights/rooftops and in mechanical spaces, and tolerate seasonal temperatures.
Nice to Have (Preferred)
