Position Summary
We are seeking an experienced property management professional with exceptional leadership, business and financial management, planning/problem solving and customer services skills to join our team! The Property Manager is responsible for leading the overall management and maintenance of Aeon's 171-unit apartment community in Brooklyn Center, The Crest. The Crest is a combination of 123 affordable high-rise apartment homes, connected to a newer construction 48 additional affordable apartment homes. The Property Manager ensures that the property is well-maintained, residents are satisfied, and all aspects of the property run smoothly. This role involves supervising on-site staff, coordinating maintenance and repair activities, managing budgets, and ensuring compliance with safety regulations. The Property Manager acts as the on-site leader, and ensures the building is maintained, clean, and welcoming places for residents and guests. The Property Manager reports directly to the Portfolio Director.
Key responsibilities include, but are not limited to:
Lead, Motivate, and Direct Team
Provide and support ongoing training, coaching, and development to ensure on-site staff are effective and successful in their roles. Address performance matters promptly and constructively.
Conduct timely and informative annual performance reviews for each direct report.
Support team growth by encouraging participation in relevant seminars, trainings, and professional development opportunities.
Use effective delegation skills to manage time and responsibilities efficiently.
Ensure direct reports are properly trained and consistently adhere to Aeon's policies and procedures. Hold team members accountable for meeting established performance expectations.
Partner with Aeon's Talent Acquisition team to ensure effective and equitable recruitment and hiring, to build an on-site team that is able to deliver on Aeon's promises to our residents and community.
Financial Management
Assist in the development of annual operating budgets for assigned properties.
Prepare and submit monthly financial variance reports.
Support annual capital expenditure projections to protect and maximize assets.
Effectively monitor and collect on property receivables.
Control expenses and optimize property profitability by managing to the annual budget.
Physical Asset Maintenance and Supervision of Contractors
Oversee the maintenance and cleanliness of the physical property by providing effective guidance to the maintenance and cleaning teams.
Consistently monitor and ensure timely, accurate completion of work orders for both resident units and common areas.
Regularly inspect the property and promptly address any hazardous conditions or potential liability concerns.
Review vendor performance and invoices to ensure quality, timeliness, and cost-effectiveness.
Inspect apartment turns to confirm units are ready for occupancy and meet quality standards.
Prepare and monitor for quality inspections including but not limited to REAC, Section 8, and MPHA.
Leasing and Marketing
Achieve and maintain property occupancy goals in alignment with organizational and budgetary targets. Ensure marketing practices align with affirmative fair housing requirements and organizational standards.
Collaborate with the Marketing Department and external marketing/advertising partners to support leasing efforts.
Lead the full leasing process, including managing the waitlist process (where applicable), conducting property showings, processing applications, and completing all move-in tasks.
Maintain resident retention by timely completing lease renewals/recertifications.
Affordable Housing Compliance
Meet directly with Aeon residents and complete housing eligibility certifications, following through with all steps in the affordable housing compliance process, ensuring accuracy and timeliness of all certification files.
Prepare for and successfully execute property inspections with monitoring agencies.
Assist the Compliance Team as needed by providing information and documents to keep the property in compliance with outside funding/oversight agencies.
Customer Service and Relationship Building
Ensure that Aeon's residents and guests are appropriately served in a positive, welcoming environment.
Collaborate with Aeon team members and external parties to help Aeon residents maintain housing stability and to support them in making a Home.
Lead and model customer service strategies in a culturally responsive manner, ensuring consideration for differing needs and expectations of residents, team members, vendors, and community members.
Administrative Management
Ensure quality employee selection, training, and performance to ensure team members meet established policies, procedures, and performance expectations.
Ensure all property files and records are accurately maintained in compliance with regulatory requirements and Aeon's internal policies and procedures.
Skills & Qualifications
Significant experience leading a property management or closely related business team.
Affordable housing including but not limited to Section 8 and Tax Credit experience is preferred.
Proven track record of preparing, understanding and managing budgets as well as increasing net operating income is a plus.
Experience working with individuals experiencing or significantly impacted by mental health, substance use, poverty, and trauma is a plus.
Demonstrated ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations.
Excellent communication skills and ability to maintain positive resident relations resulting in strong resident retention.

Compensation, Hours & Location
This position has a range of pay of $65,000-$70,000 per year, depending on experience and skillset. This full-time position follows a Monday - Friday schedule from 8:30am to 5:00pm. Position Summary
The Human Resources Generalist will serve as a trusted partner to managers and employees. This position is responsible for performance management, recruitment, onboarding, compensation planning, safety program support, compliance reporting, and HR administration. The Advancement Associate supports Aeon's fundraising, marketing, and donor stewardship efforts through detailed administrative coordination, digital content support, and donor communications. The Maintenance Supervisor will perform maintenance duties as a 'working supervisor' and will lead, mentor and train the maintenance team, ensuring that Aeon standards are met in each of the following areas: preventative maintenance, safety and security, physical condition, market appeal, customer service promises, and utility conservation standards. The Maintenance Supervisor will report directly to the Senior Property Manager.
Key responsibilities include, but are not limited to:
Lead, motivate, and direct maintenance staff: Ensure effectiveness of staff through ongoing training, mentoring and working through performance matters in an effective and timely manner. Supervise and cross train maintenance and janitorial team members as needed. Ensure growth of the team by instructing them to attend various seminars and classes. Assist and perform annual reviews for each maintenance and janitorial staff member. Adequately document all disciplinary policies and procedures. Use delegation skills to effectively manage time as well as cross train other staff members. Observe all time reporting.
Maintain a market ready schedule board: Create and update daily a market ready schedule board. Effectively schedule vendors to perform work. Oversee and/or assist with all necessary work to bring vacant units to a marketable state within five days. Ensure that all market ready inventory goals have been met on a monthly basis. Conduct follow up and inspections of market ready apartments to ensure they are up to Aeon standards.
Maintain a high quality of make ready standard: Independently inspect each make ready to ensure that standards have been accomplished.
Control expenses by using budget parameters: Remain aware of operating budget affecting areas of responsibility and manage expenses accordingly. Aid in the negotiation of competitive pricing on maintenance supplies. Obtain bids from vendors for regular operating and capital budget projects. Obtain a purchase order or work order for all work and/or supplies ordered per policy. Participate in budget preparation and monitoring on a weekly basis.
Maintain a high quality of property and curb appeal standard: Inspect property for hazardous or potential liability situations as requested. Personally inspect property grounds on a daily basis to ensure proper clean up and pool care have been accomplished. Inspect property, with the Senior Property Manager, on a weekly basis to ensure property standards have been met.
Coordinate, perform, and record preventative maintenance schedule: Oversee all aspects of the preventative maintenance schedule. Appropriately assign tasks to accomplish the daily, weekly, monthly, quarterly, and annual preventative maintenance goals, and complete such inspections/repairs where appropriate.
Monitor vendor performance: Continually monitor vendor invoices and performance. Communicate with vendors concerning unsatisfactory performance and/or invoice issues.
Control maintenance shop supply and equipment inventory: Maintain an inventory of maintenance equipment and ensure the upkeep and secure storage. Inventory supplies on a monthly basis, compile order of supplies needed to replenish stock and/or complete scheduled maintenance tasks. Present all supply/equipment orders to Senior Property Manager for approval where necessary and purchase order.
Complete Maintenance Work Orders: Assist with and assume the duties of maintenance staff. Including emergency on call duties if necessary. Maintenance duties include but are not limited to: Plumbing, Electrical, Appliance repair, Air handler and general HVAC maintenance, Lock changes, Apartment turnovers, Preventative maintenance, Installation and repair of window coverings, doors, cabinets, light fixtures, etc;
Ensure timely and accurate completion of all resident service requests: Ensure all resident service requests are completed in a professional and timely manner and all requests are addressed within 24 hours. Independently review each request to determine proper course of action and perform or assign to other maintenance staff as appropriate.
Communicate and partner daily with Senior Property Manager: Keep in constant communication with Senior Property Manager each day. Work together with Property Manager as a team to ensure that success and the highest standards are accomplished. Must be available, along with the Senior Property Manager, for any unusual emergency situations that may occur after business hours.
Prepare and pass all inspections: Prepare and monitor quality for all inspections. This includes REAC, Section 8, MPHA, etc. Communicate with Senior Property Manager extra needs and supplies needed to pass inspection. Communicate with inspectors in a professional manner. Conduct any and all follow up needed.
Attend all required meetings and trainings: Attend and participate in all required meetings and trainings by Aeon. Attend educational opportunities presented and maintain a high level of knowledge regarding all aspects of maintenance and management. Present yourself in a professional manner at all times.

Aeon is seeking a Bilingual Leasing Agent (Spanish-English) to provide sales, marketing and customer service support to one of Aeon's Property Management teams in Richfield, Seasons Park Apartments. Seasons Park is a 422-unit multi-family apartment community. Position Summary
We are seeking a highly skilled, seasoned maintenance professional and proven leader to lead our Maintenance team at The Minneapolis 220! The Minneapolis 220 is a set of properties throughout the Lake Street area of South Minneapolis, with a couple small properties in Northeast Minneapolis and Edina, making up 220 total apartment homes. The Maintenance Supervisor will perform maintenance duties as a 'working supervisor' and will lead, mentor and train the maintenance team, ensuring that Aeon standards are met in each of the following areas: preventative maintenance, safety and security, physical condition, market appeal, customer service promises, and utility conservation standards. The Maintenance Supervisor will report directly to the Senior Property Manager.
Key responsibilities include, but are not limited to:
Lead, motivate, and direct maintenance staff: Ensure effectiveness of staff through ongoing training, mentoring and working through performance matters in an effective and timely manner. Supervise and cross train maintenance and janitorial team members as needed. Ensure growth of the team by instructing them to attend various seminars and classes. Assist and perform annual reviews for each maintenance and janitorial staff member. Adequately document all disciplinary policies and procedures. Use delegation skills to effectively manage time as well as cross train other staff members. Observe all time reporting.
Maintain a market ready schedule board: Create and update daily a market ready schedule board. Effectively schedule vendors to perform work. Oversee and/or assist with all necessary work to bring vacant units to a marketable state within five days. Ensure that all market ready inventory goals have been met on a monthly basis. Conduct follow up and inspections of market ready apartments to ensure they are up to Aeon standards.
Maintain a high quality of make ready standard: Independently inspect each make ready to ensure that standards have been accomplished.
Control expenses by using budget parameters: Remain aware of operating budget affecting areas of responsibility and manage expenses accordingly. Aid in the negotiation of competitive pricing on maintenance supplies. Obtain bids from vendors for regular operating and capital budget projects. Obtain a purchase order or work order for all work and/or supplies ordered per policy. Participate in budget preparation and monitoring on a weekly basis.
Maintain a high quality of property and curb appeal standard: Inspect property for hazardous or potential liability situations as requested. Personally inspect property grounds on a daily basis to ensure proper clean up and pool care have been accomplished. Inspect property, with the Senior Property Manager, on a weekly basis to ensure property standards have been met.
Coordinate, perform, and record preventative maintenance schedule: Oversee all aspects of the preventative maintenance schedule. Appropriately assign tasks to accomplish the daily, weekly, monthly, quarterly, and annual preventative maintenance goals, and complete such inspections/repairs where appropriate.
Monitor vendor performance: Continually monitor vendor invoices and performance. Communicate with vendors concerning unsatisfactory performance and/or invoice issues.
Control maintenance shop supply and equipment inventory: Maintain an inventory of maintenance equipment and ensure the upkeep and secure storage. Inventory supplies on a monthly basis, compile order of supplies needed to replenish stock and/or complete scheduled maintenance tasks. Present all supply/equipment orders to Senior Property Manager for approval where necessary and purchase order.
Complete Maintenance Work Orders: Assist with and assume the duties of maintenance staff. Including emergency on call duties if necessary. Maintenance duties include but are not limited to: Plumbing, Electrical, Appliance repair, Air handler and general HVAC maintenance, Lock changes, Apartment turnovers, Preventative maintenance, Installation and repair of window coverings, doors, cabinets, light fixtures, etc;
Ensure timely and accurate completion of all resident service requests: Ensure all resident service requests are completed in a professional and timely manner and all requests are addressed within 24 hours. Independently review each request to determine proper course of action and perform or assign to other maintenance staff as appropriate.
Communicate and partner daily with Senior Property Manager: Keep in constant communication with Senior Property Manager each day. Work together with Property Manager as a team to ensure that success and the highest standards are accomplished. Must be available, along with the Senior Property Manager, for any unusual emergency situations that may occur after business hours.
Prepare and pass all inspections: Prepare and monitor quality for all inspections. This includes REAC, Section 8, MPHA, etc. Communicate with Senior Property Manager extra needs and supplies needed to pass inspection. Communicate with inspectors in a professional manner. Conduct any and all follow up needed.
Attend all required meetings and trainings: Attend and participate in all required meetings and trainings by Aeon. We are seeking an experienced property management professional with exceptional leadership, business and financial management, planning/problem solving and customer services skills to join our team! The Senior Property Manager is responsible for leading the overall management and maintenance of Aeon's 202-unit scattered site affordable apartment community in Minneapolis, MN, The Minneapolis 220. Position Summary
We are seeking a seasoned apartment maintenance professional to join our maintenance team at Clover Field Marketplace & The Landing in Chaska, MN. The Maintenance Technician will be responsible for all aspects of the physical operations of our apartment community that includes the responsibility to ensure that Aeon standards are met in each of the following areas: preventative maintenance, safety and security, physical condition, market appeal, customer service promises, and utility conservation standards. This position will also support the general upkeep of the property including regular trash removal and trash chute management. The Maintenance Technician will report directly to the Property Manager.
Key responsibilities include, but are not limited to:
The completion of all maintenance service requests as assigned by performing a wide variety of general maintenance and repair functions including:
Plumbing
Electrical
Appliance repair
Air handler and general HVAC maintenance
Lock changes
Apartment turnovers
Preventative maintenance
Installation and repair of window coverings, doors, cabinets, light fixtures, etc;
Regular trash chute maintenance and management
Regular Inside/outside debris removal
Seasonal duties: light snow removal, salting/sanding
Skills & Qualifications
3+ years of apartment maintenance experience with demonstrated high-level maintenance skills is strongly preferred.
Must have a demonstrated skillset in general apartment maintenance.
Ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations.
Must have a commitment to learning and participating in Aeon's diversity, equity, and inclusion efforts.
Must be a resourceful, problem solving, relationship-building, seeker of excellence.
Possess a prideful work ethic and be a team player.
Valid driver's license, reliable vehicle, and vehicle insurance is required.
Own basic tools.
Physical Requirements:
Ability to stand, walk, reach, climb, bend and kneel for extended periods.
Ability to conduct property tours and inspections including but not limited to walking through hallways, stairwells, leasing offices, common areas, and vacant or occupied apartment homes. This may involve navigating multiple floors and uneven surfaces.
Ability to lift up to 30 pounds frequently and 50 pounds occasionally.
Ability to reach above and below shoulder height.
Ability to use hands and fingers to grasp, twist and pull.
Ability to work in varying external weather conditions
Ability to quickly respond to sights and sounds that may pose a threat to persons or property.
Certifications/Licenses
Candidate must currently have and/or be able to obtain the following certifications within the first six months of employment with Aeon. Aeon will support the Maintenance Technician with obtaining these certifications through training classes and/or by paying licensing/certification fees where applicable:

This position has a range of pay between $27-$30/hr depending on experience and skillset. Position Summary
We are seeking an experienced property management professional looking for their next step in their property management career. The Assistant Property Manager will support the management and leasing at Blooming Meadows North, 172 units of tax credit housing in Bloomington, MN. The Assistant Property Manager is a business leader who plays a key role in supporting the daily operations and long-term success of a multi-million-dollar apartment community. Working closely with the Property Manager, this position will support the leadership of leasing activities, renewals, rent collection, financial reporting, vendor coordination, regulatory compliance and procurement of supplies. In collaboration with the maintenance team, the Assistant Property Manager also helps ensure the physical condition of the property is well-maintained. Additionally, the Assistant Property Manager supports the Property Manager in meeting the property's operational and financial goals. This position requires strong leadership, exceptional customer service, and the ability to thrive in a fast-paced, resident-focused environment. The Assistant Property Manager reports to the Property Manager.
Key responsibilities include, but are not limited to:
Resident and Property Relations: Respond to resident, vendor, and management inquiries and concerns. This includes entering maintenance requests, coordinating vendor access, attending community meetings, and responding to emergencies in a timely and professional manner.
Office and Administrative Support: Provide on-site administrative support during office hours by answering phones, managing mail, filing, maintaining office equipment, ordering supplies, and assisting residents. Accurately enter applicant and resident data into the property management system and provide vendor/contractor site access.
Regulatory Compliance: Assist the Senior Property Manager in maintaining compliance with all applicable regulations (HUD, LIHTC, etc.). Tasks may include preparing recertification notices, collecting and processing required documentation, and ensuring proper filing and retention of compliance records.
Financial Operations: Support the rent collection process by issuing receipts, preparing deposits, and generating delinquency notices. Assist with lease terminations and legal action, as needed. Contribute to achieving budget expectations by making fiscally responsible decisions that increases the net operating income.
Marketing and Leasing: Achieve and maintain property occupancy goals in alignment with organizational and budgetary targets by actively leasing units, processing applications, and supporting resident retention efforts. Ensure marketing practices align with affirmative fair housing requirements and organizational standards.
Physical Asset: Support the Senior Property Manager and maintenance team to ensure the property meets and passes all physical inspection standards. Conduct move-in and move-out inspections, walk the property regularly, and help address maintenance issues to preserve asset quality.
Skills & Qualifications
We are seeking a leader who is a detail-oriented professional with strong critical thinking skills and the ability to adapt to changing rules and regulations. They are capable of organizing information from multiple sources and building strong relationships with staff and residents to ensure compliance and effective operations across various housing programs.
Previous property management experience is required.
Experience with affordable housing programs such as Tax Credit and Project-Based Section 8, is strongly preferred.
Demonstrated leadership skills are required.
Strong computer literacy skills including experience with Yardi, Fortress or other property management system is preferred.
Demonstrated ability to engage in interpersonal communication that is culturally responsive, ensuring consideration for differing needs and expectations.
Exceptional customer service skills, with a focus on resident retention and satisfaction.
Experience working with individuals experiencing or significantly impacted by mental health challenges, substance use, poverty, long term homelessness, and trauma is a plus.
Ability to multi-task, prioritize responsibilities, be adaptable and work effectively in a fast-paced, high-energy environment.
Demonstrated ability to organize and compile information from various sources to ensure accurate reporting and regulatory compliance.
