MAINTENANCETECHNICIAN
The MaintenanceTechnician performs various maintenance duties necessary to maintain and enhance the value of the community. This individual handles service requests for repairs and improvements of vacancies to a market-ready status. They work as a team participant along with the maintenance staff to ensure the community meets the quality maintenance standards set by the Company. Our standard schedule is Monday through Friday, but occasional weekend work may be required to support property needs or respond to emergencies. Please note that schedules may change from time to time, with or without advance notice, based on business requirements.
Compensation: $23.00 Hourly
Benefits: Medical, Dental, Vision, Vacation and Sick, 401K
Schedule: Monday to Friday from 8:00 am to 5:00 pm
Responsibilities
Prepares or assists in preparing all vacancies to a market-ready condition.
Performs various community maintenance functions and records findings in the maintenance log. These functions may include, but are not limited to light bulb changes, caulking, filter changes, touch-up painting, lock repairs, snow removal, install/repair window coverings, pool maintenance, minor HVAC maintenance, preventive maintenance, landscape maintenance, etc.
Responds to resident service requests and concerns in a timely manner.
Performs emergency service, as required.
Reports any maintenance concerns for repairs on vacant, models, clubhouse, and/or common areas to the Maintenance Supervisor.
Assists in monitoring and/or controlling maintenance inventory and/or supplies.
Moves heavy objects as requested.
Assists Maintenance Supervisor or Property/Resort Manager on special maintenance projects, i.e., preventive maintenance of building components and/or mechanicals.
Assists in keeping the grounds and common areas free of trash and debris.
Works closely with management and maintenance staff in developing an integral team that effectively represents the quality and professionalism of the Company.
Maintains open communication with Community/Resort management.
Represents Company in a professional manner at all times, on or off Community/Resort.
Attends and participates in training seminars as requested.
Assists other staff members as needed.
Delivers various communications to residents as needed. Attends and assists in setting up resident functions and activities.
Drives motorized vehicle on or off Community/Resort for company business.
Job Qualifications
Minimum Education: High School or GED

Preferred Field-of-Expertise: Plumbing, electrical, carpeting, painting experience, EPA certifiable status

The Lakeshore Lodge Maintenance & Facilities Handyman will be responsible for and directly support the LSL BM with the oversight, upkeep, and appearance of Lakeshore Lodge and all common areas, while performing required property management condo checks for LSL condo owners. The LSL Maintenance & Facilities Handyman will be a resource for Lakeshore Lodge as well as all HOA property assets and support the HOA PM as needed throughout the property.
JOB DUTIES AND TASKS:
In order to provide LSL condominium owners with an outstanding experience, including safe and maintained buildings; updated facilities and well-kept grounds at the highest standards, the LSL Maintenance & Facilities Handyman will accomplish the responsibilities in the areas described below.
1.Communication:
Be a main contact for Lakeshore Lodge vendors conducting maintenance at all units and main building service.
Obtain estimates for projects and repairs with local vendors for LSL per the HOA PM's or BM's direction.
Collaborate with HOA PM to set up monthly, quarterly, and annual calendar of LSL building vendor service needs.
2.Operations:
Personal Units
Assist the BM with preparation of units for owner arrivals
Assist the BM with preparation of units for LSL rentals
Perform unit inspections for all condominiums on a scheduled basis
Update inspection tasks which include Opening and Closing checklists
Prepare units and LSL common areas for cold weather “Closing” needs and similar steps for “Opening” needs in the spring.
General Building & Common Areas
Perform general handyman tasks for main building systems that may be accomplished in- house. Perform weekly checks on main building systems and report any issues to BM for further service needs
Contact outside vendors regarding main building services as needed
Maintain the lobby, fitness center, dock, vestibules, elevators, garage, walks, and grounds.
Review daily list of tasks and support LSL team to make sure they are performing well.
Support and assist HOA PM with any in-house service/maintenance to HOA assets, buildings, and systems across Gozzer property.
3.Administrative:
Collaborate with HOA PM to identify all necessary preventative maintenance for LSL main building systems and common areas which include mechanical systems including sumps, domestic sewer and water, cooling tower, boilers, and access system.HOA PM to assist with Common Area plans.

QUALIFICATIONS

Essential Responsibilities:
1. Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
2. Completes the "make-ready" process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a "punch" list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.

The hourly range for this position is $18.00 - $20.00
Additional Compensation:
Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location.

Your Responsibilities
Demonstrate proficiency in Entrata and CMMS systems for logging of service requests and completed work in a timely matter.
Maintain the physical condition of the property according to The Scion Group's Standard Operating Procedures, OSHA and Industry standards.
Perform physically demanding work to maintain the asset, and other property features to minimize liability concerns.
Execute maintenance objectives and daily assignments with the Facilities Supervisor.
Diagnose and perform minor and routine maintenance/repair in a timely and professional manner.
Assure all service requests are completed daily.
Document work performed and parts used; and submit daily upon completion, including legible notes on what was done, the supplies used, further follow-up and materials needed, date and signature of completion.
Promote good public relations with residents, service staff, contractors, and management through great “people” attitude and resident trust.
Inspect vacated apartments and records necessary repairs and maintenance, informing the Facilities Supervisor of needed services and repairs.
Routinely perform duties including basic appliance repair, general carpentry, plumbing/fixture repair, painting, and basic electric & lighting to make apartments ready on a timely basis, and ensure meeting completion dates set by the General Manager/Property Manager.
Routinely inspect interior common areas and the exterior of the property, ensuring daily upkeep of all common areas with company standards, and all the light fixtures are in working order.
Complete preventive maintenance tasks on all equipment and operating systems to ensure warranty compliance and extended useful life, inspecting units and common areas for fire extinguishers, smoke alarms, CO2 alarms, filter changes, active utilities, and any work needed.
Clean coils and condensers, lubricate equipment, maintain air filters and perform minor repair work as assigned.
Perform routine clean up at repair location or in maintenance shop, keeping working area clean and safe.
Maintain parts and supplies inventory, as authorized. Cleans and organizes the workshop, storerooms, boiler rooms, and utility rooms.
Unlock apartment doors and accompanies/escorts various vendors as needed.
Keep drainage grills on grounds clear of leaves.
Clean pools; adjust and maintain chemicals to proper levels, if needed.
Pressure wash sidewalks, buildings, pool decks etc.
Assist in snow removal at property, as required.
Set up and take down tables, chairs, etc. for tenant functions.
Assume responsibility for after-hours emergencies at the direction of the supervisor.
Maintain required property uniform and present a professional appearance and attitude.
Undertake training related to job duties as deemed necessary.

What We Require
High school/GED or trade school diploma and a minimum of 1-3 years of full-time general maintenance experience, or an equivalent combination
EPA 608 Type I certification
Certified Pool Operator (CPO), or intention to obtain within six months
Clear and effective communication skills
Knowledge of key management and security systems
Knowledge of safety procedures with a safety conscious attitude, record of punctuality and dependability, ability to work with pressure of aggressive deadlines, and flexible schedule to accommodate after-hours and weekend emergencies
Valid driver's license
