Overview The Hub Operations Agent II is the primary contact within the AIT Middle Mile Network Hub location for all customer service functions, freight inquiries and routing questions. The Hub Operations Agent I responsibilities include communication to the Hub Operations Supervisor of updated business requirements, processing outbound and inbound paperwork in accordance with AIT Worldwide Logistics' policies and procedures and ensuring DOT compliance. As the first contact for all activities within the AIT Middle Mile Hub location, they are the first impression made upon customer, vendors, and other parties Responsibilities
Understanding the requirements/ expectations of handling shipments of consequence - must understand service level requirements and be able to make routing suggestions based off that knowledge.
Process inbound and outbound documents, ensuring accuracy and reporting discrepancies as required.
Provide HUB Operations Supervisors with updated information from monitoring the AIT Middle Mile Network Inbound boards in AS400.
Proactively communicate with customers (internal and external) regarding shipment status. Conduct investigations regarding misrouted freight, OS&D and other discrepancies as necessary
Provide loadouts to HUB Operations Supervisor for linehauls scheduled. This includes ensuring proper paperwork is attached to include AIT Middle Mile Pre-Trip Inspection Forms, and AIT Middle Mile Activity Cover Sheet. This is the beginning of the AIT Middle Mile loading and unloading activities within the HUB location.
Communicate with AIT Middle Mile Network Linehaul Operations Team regarding additional adhoc loads and routing requirements as communicated by the HUB Operations Supervisor and/or HUB Manager.
Update the AS400 accurately with departure times and additional information as needed upon departure and arrival at assigned HUB locations, ensuring accuracy.
Answer the telephones as required at the AIT Middle Mile Network Hub location - responding to customer (internal and external) inquiries and redirecting phone calls received as necessary. Filing documents and other general office duties as required.
Operate a manually controlled gasoline or electric powered Forklift to pick-up, deliver or move materials around the warehouse location
Performs other duties as assigned

Position Overview:
Under the general direction of the Director of Construction Operations, the Construction Operations Agent will be responsible for creating, monitoring, and updating construction schedules; creating and maintaining construction budgets; calculating cost-to-complete for construction projects; maintaining accurate financial records and project cost data; and acting as an instrumental part of the continuous improvement initiatives of Redwood Construction Company (RCC). Essential Duties & Responsibilities:
Enter construction budgets into PMWeb (project management software) using the closing AIA workbook provided by Loan Operations.
Understand and perform essential skills to create accurate takeoffs from Civil and Architectural plans.
Create and update construction loan budgets using historical unit costs, regional and trade-specific forecast trends, and non-standard project details as applicable.
Schedule and lead construction loan budget meetings based upon pipeline prioritization and communication with the Acquisitions Operations Manager and Director of Development Operations, ensuring all responsible parties are involved.
Work directly with RCC department heads in creating loan closing construction schedules, to be submitted to Loan Operations.
Create and maintain regional schedule templates using input from Directors of Construction and Neighborhood Superintendents.
Create and load specific development and vertical construction schedules into PMWeb, coordinating with the Development Manager and Director of Construction for appropriate timing.
Manage PMWeb for schedule accuracy, such project statuses, users, contacts, and task-level vendors.
Monitor and fix PMWeb technical schedule issues, such as dependency or duration errors.
Keep accurate records of schedule metrics for Neighborhood Superintendent Incentive Program.
Analyze current scheduling data to find trends and bottlenecks in production.
Alert Development, Construction, and Purchasing teams when scheduling roadblocks are identified.
Complete accounting reallocations monthly for construction projects based upon draw cycles.
Investigate and correct issues identified during the reallocation process.
Monitor and enforce that reallocations are being entered properly into PMWeb by Development and Purchasing for each Trade Agreement, Purchase Order, and Change Order.
Maintain budget request logs in PMWeb by ensuring that all drafts that are approved are deleted.
Monitor spend during construction against budgeted amounts, identifying and correcting coding issues, and holding responsible parties accountable for overages.
Calculate quarterly cost-to-complete for each project and collaborate with FP&A on balancing sources to fund overages.
Monitor and code credit card charges for RCC Accounting Team.
Take a Project Manager role in Construction Operations continuous improvement initiatives, as assigned by the Director of Construction Operations.
Direct and coordinate work efforts of cross functional teams (i.e. Accounting, Procurement, Acquisitions, etc.), ensuring that work adheres to quality standards and is achieved by project deadlines.
Provide back-office support to RCC team members for key administrative tasks.
All other related duties, as assigned.
