Job Description
JOB SUMMARY
The Facilities Technician III performs general facilities duties.
ESSENTIAL JOB FUNCTIONS
Repairs boilers, plumbing, pumps, exhaust fans, and HVAC equipment.
Completes maintenance and facilities tasks from work orders.
Visually inspect and test machinery and equipment.
Dismantle defective machines and equipment; install new components.
Install and repair electrical apparatuses, such as transformers, wiring, and electrical components of machinery and equipment.
Repair and maintain physical structure of establishment.
Set up and operate machine tools, such as grinder and drills to repair and fabricate machine parts.
Provide customer service to fellow team members, members, owners, and guests.
Respond to calls and questions from members, owners, and guests.
Conduct proper building rounds and maintain proper records and documentation.
Completes special projects.
Maintain, clean and chemically balance pools, spas, and water features as directed.
Performs other related duties as assigned.
Qualifications
EDUCATION
High School diploma or equivalent.
EXPERIENCE
A minimum of two (2) years of experience in facilities, maintenance, or related field is required.
LICENSE & CERTIFICATIONS
Universal Environmental Protection Agency (EPA) Certification.
Certified Pool Operator (CPO) Certification.
Driver's License (non-commercial) - must be state specific.
SKILLS & ABILITIES
This position requires the capability to understand and follow both oral and written directions as well as knowledge and usage of correct business English and office practices. Must be able to communicate effectively with others, analyze and resolve problems, maintain effective working relationships, and interact successfully with internal and external customers.

Complete all administrative requirements of the position in a timely and accurate manner. Use lap top and/or hand held computer to log in calls, time, and nature of repair at each designated site. Enter ongoing data into lap top/hand held computer regarding location and repairs anticipated, completed, ongoing, parts purchase and time arrived, on-site, and completed.
Inspect, maintain, and perform daily maintenance on company van to assure proper running condition to respond to calls quickly with minimum interruption 24/7.
Alert Senior Service Tech of any service repairs needing assistance, technically, mechanically, and physically. Use house or cell phones to communicate with Senior Service Tech as needed.

Troubleshoots and repairs commercial HVAC, kitchen and refrigeration equipment.
Inspects the commercial HVAC, kitchen and refrigeration equipment and their related components to ensure safe operation.
Communicates with customer and branch staff regarding status of repairs to ensure schedule is maintained and delays are properly communicated with customers.
Completes service tickets according to procedures.
Tracks truck stock to ensure needed parts are stocked on vehicle.
Sustains service vehicle, tools, and uniforms to Tech24 standards.
Sets a positive example for less experienced and/or new technicians by being a Company advocate.
Follows all company policies and procedures, particularly regarding safety.
Qualifications of a Commercial HVAC, Kitchen Equipment and Foodservice Refrigeration Technician:
Valid driver's license and acceptable driving record
5 or more years of related experience
Superb customer service skills
Dependable and able to work independently
Standard computer skills
Own industry's standard hand tools
Ability to travel extensively within the region
Ability to work some nights, weekend, and holidays for on-call rotation with your department (frequency varies with department size)
Previous experience as a commercial HVAC and Refrigeration technician required
Mechanically inclined with a hunger to learn new techniques and approaches
Ability to climb ladders, work from heights, and crawl in tight quarters
Universal EPA certification preferred

Job Purpose:
