Your Team:
The Office of Asset and Property Management (APM) leads the agency's effort to protect the City's investment in affordable housing and ensure that properties remain stable and affordable over the long-term. APM actively monitors the performance and regulatory compliance of projects sponsored, supervised, and owned by the city, and connects people to affordable housing opportunities. The Office of Asset and Property Management (APM) is composed of five divisions, which include the Divisions of Asset Management, Property Management & Housing Supervision.
The Division of Property Management within APM oversees three key programs that manage city-owned properties and ensure compliance. The Technical Services Program provides expertise for buildings under the Tenant Interim Lease (TIL) Program, supporting tenant associations in developing self-sufficient low-income cooperatives. The Lead Unit focuses on lead safety and health compliance in city-owned buildings. The Urban Renewal and Property Management (URPM) unit manages daily maintenance, routine repairs, local law compliance, tenant relations, and administrative functions for city-owned properties under HPD. Together, these programs represent APM's comprehensive approach to property management, tenant support, and safety in alignment with HPD's mission.
Your Impact:
As the Lead Technical Service Inspector, you will assist the Division of Property Management in ensuring that city-owned buildings comply with all existing and future federal and local lead-related laws, including New York City Local Law 1 of 2004, New York City Local Law 31 of 2020, Local Law 123 of 2023, the Environmental Protection Agency (EPA) regulations, and the U.S. Department of Housing and Urban Development's (HUD) Lead Safe Housing Rule.
Your Role:
As the Lead Technical Service Inspector, you will play a central role in ensuring compliance of City-owned buildings with federal, state, and local lead-related regulations. You will oversee vendor performance, conduct field audits, review inspection reports, and provide technical guidance to staff. Working closely with senior leadership, you will support APM's mission of promoting safe and healthy housing for New Yorkers while streamlining processes across Co-op Readiness, Property Management, and Asset Management divisions.
Your Responsibilities:
* Monitor and oversee XRF testing vendors and other lead service vendors upon request to ensure compliance with contract specifications.
* Review, correct, and approve project documentation (scopes of work, sketches, XRF reports).
* Conduct quality control field audits and sign off on inspection reports for vendor payment.
* Coordinate with the Engineering Audit Division on job reviews and invoice approvals.
* Communicate with contractors, building owners, and tenants regarding lead remediation requirements.
* Develop and update scopes of work for RFPs and small purchase contracts.
* Perform Level 2 invoice reviews for vendor payments.
* Provide technical training and assistance to staff on lead-related compliance and program implementation.
* Track OMOs related to XRF testing and abatement, including funding, encumbrances, and payments.
* Conduct visual inspections of residential units and common areas to support compliance with LL 1.
* Support senior staff and leadership in troubleshooting barriers to LL 31 compliance.
* Assist with oversight of lead remediation work and other program tasks as directed by the Assistant Commissioner and Executive Director.
Preferred Skills:
* Strong knowledge of NYC Local Law 1, Local Law 31, and other lead-related regulations
* Certification as a Lead Inspector, Risk Assessor, or related EPA/HUD-recognized credential.
* Familiarity with City procurement processes, including drafting RFPs and managing small purchase contracts.
* Experience with project management software and data tracking systems related to inspections and abatement.
* Knowledge of construction, building systems, or property management practices.
* Ability to analyze inspection data and prepare clear reports for senior leadership.
* Experience coordinating across multiple divisions (e.g., APM, Asset Management, Engineering Audit).

Job Summary
Our Dock & Door Technicians a.k.a. “Service Professionals” are the core of our preventative and emergency response services for our customers. You may call them a “technician”, but the role is more than using tools to fix broken items. Service Professionals are on the road, troubleshooting complex issues in places like commercial buildings, aircraft hangers, schools, fire/police departments, and much more. A Service Professional might spend an hour fixing a broken door for a hospital garage and an hour later they could be heading to a large warehouse to fix loading dock equipment. This role has unique access to see the inner workings of some of the largest operations in North America, and that's just before lunchtime.

The exciting news about being a Service Professional is that you can start where your current skills best align with the level of work. Miner offers four levels of Service Professionals so that you can gain, advance, or refine your dock and door abilities.
Apprentice Level (Level I) - best for candidates who have a passion for learning and a willingness to train. Experience working in any related field is a plus, but most importantly an understanding of mechanics and the ability to fix a variety of products is needed.
Service Professional Level (Level II) - this is the sweet spot for anyone who has at least a year of experience in a related field and knowledge of the basic concepts of electrical and hydraulic troubleshooting. Service professionals are well attuned to customers and can communicate effectively while in the field.
Senior Level (Level III) - possesses experience in basic repairs in the AED, Highspeed, or gate fields with a proficient understanding of hydraulic and electrical troubleshooting. Candidates will typically have 4 years of experience in this field.
Expert Level (Level IV) - are the masters of their craft, skilled in electrical and hydraulic troubleshooting with a mechanical mindset, leadership skills and extensive knowledge in dock leveler and door repairs. Candidates will possess at least 8 years of experience.

What You'll Do
Service Professionals are responsible for hands-on customer care. They troubleshoot, service, inspect, install, and repair industrial equipment of all shapes and sizes. There is paperwork involved (what job doesn't have it), as a Service Professional there is expectation that work orders be maintained on paper and digitally. The role operates a vehicle regularly to visit different customer sites and plays a major part in maintaining safety and OSHA compliance for the Company.

What We Look For
Qualified candidates answered “Yes” to all of our questions AND will have in their toolbox, the following skills:
2-4 years of relevant experience…we care more about how you execute, the quality of your work product, and if you can make an impact to Miner customers.
Ability to repair industrial facilities, including doors, loading docks, and dock-leveler's.
Ability or a desire to learn welding, steel fabrication, and electrical. If you have Hydraulic and Pneumatics experience, awesome, call it out on your submission so we know where to find you!
Ability to take direction and work independently while on the road for hours each day.
Strong communication, problem solving, and analytical skills. The ability to think through complex situations critically is a must.
Technical school training and OEM certifications are desired but not required.
Ability to work a flexible schedule, with nights, weekends, and Holidays. Overtime opportunities are available, so a willingness to work is what we need.
A clean driving record and a valid Driver's License for the state of employment is required.

We are seeking a motivated and reliable Apprentice Technician to join our dynamic team in the HVAC, Refrigeration, and Commercial Kitchen Equipment Repair industry. Davidson Ford Pro Elite Commercial Service Center is looking for a Mobile ServiceTechnician to join our growing service department! We have immediate openings for Mobile ServiceTechnicians to pilot our fleet of Mobile Service vehicles, allowing us to bring the repairs to the customers! The Mobile ServiceTechnician will be tasked with performing basic repairs and diagnostics on the road for customers in our area.
This position will arrive at the facility in the morning, communicate the day's appointments with our Mobile Service Advisor, and begin their day. The Mobile Service Van stays at the shop when not in use with plenty of space in the garage for this position to assist and work on in-house repairs when there are no Mobile Service appointments!

Pay Range: $17/hr - $22/hr

Responsibilities:
Check the air pressure of tires, add water to the radiator as needed, test the battery, and replace oil and air filters.
Perform routine oil changes.
Complete multi-point inspections.
Perform simple warranty repairs and reprogrammings.
Diagnose customer concerns with referral to dealership when needed.
Responsibly and safely travel between the dealership and job locations.
Communicate effectively with the customer and dispatch as needed.
Give incredible customer service.
Continuously learns new technical information and techniques in formal training sessions in order to stay up to date with rapidly changing automotive technology.
Other duties may be assigned as needed.
Required Skills:
1 year education or experience in the Automotive field.
Basic electrical knowledge.
Proficient and comfortable utilizing various computer systems and tablets.
Personable and patient with the ability to give incredible customer service.
Ability to meet the physical needs of the job including bending, squatting, and laying on the ground as needed and being able to safely lift up to 50 pounds with or without a reasonable accommodation.
Must have your own tools.
Must be at least 18 years of age and have a valid driver's license with a clean driving record.
Preferred Skills:
Valid New York State Inspection License.
Previous experience at any chain Automotive repair shops is a plus.
Previous experience in Mobile Services.
Possess a high level of motivation and energy.
ASE certifications.
