Job Title: Preconstruction Manager
Job Summary: Responsible for assisting management in the general business operations of the company by the daily management, supervision, coordination, and successful completion of the preconstruction phase of projects.
Essential Duties and Responsibilities will include:
Provide thorough, accurate and competitive cost estimates through all phases of design, from concept to construction and permit documents.
Determine proposal specifications and the scope of work by reviewing drawings, attending and/or managing bid and preconstruction meetings, etc.
Analyze and document cost analysis from historical projects, purchase orders, contracts, and cost reports for future use in incorporating into estimates.
Provide design assistance and cost data regarding project feasibility to the client, design professionals, and project team.
Prepare bid package and provide leadership and coordination on bid solicitation and RFP's.
Develop scopes of work for sub-trades prior to and during bid solicitation.
Prepare preliminary project schedules during the preconstruction phase and assist the Superintendent with the contracted schedule prior to construction.
Provide assistance and evaluations to Risk Management and the VP/GM regarding potential contract, cost, construction feasibility, and insurance risks.
Develop and maintain strong working relationships with prospective and current clients, architects, engineers, and subcontractors.
Assist in identification of new work opportunities; lead or participate in the pursuit of project leads.
Other duties as assigned.
Education, Experience, and Licensing/Certifications include:
Degree in Construction Management, Engineering, Architecture, or related field and appropriate experience successfully estimating (conceptual and hard bid) construction projects for a general contractor. An equivalent combination of education and experience will be considered.
Design-build experience on relevant project types preferred.
Experience in value-engineering preferred.

The Physical Side of the Role: This is an active, hands-on role. You can expect to be on your feet frequently, navigating active job sites with uneven terrain, stairs, ladders, and hoists. You'll need to be comfortable frequently lifting and carrying materials up to 25 pounds, and occasionally up to 50 pounds. Communication & Reporting
Submit and track prohibited or borderline memos to Business Unit offices and maintain tracking for intrastate drivers and medical downgrades.
Inform management of compliance issues or concerns related to driver qualification status.
Respond to DOT inspections of drivers and vehicles.

Code applicable Business Unit invoices.

Develop, implement, and maintain company completions procedures, checklists, and templates.
Standardize turnover package requirements across all projects.
Establish metrics and reporting structures for completions progress and compliance.
Ensure alignment of completions practices with Quality, Safety, and Commissioning programs.
Provide high-level oversight of project completions activities.
Audit projects for adherence to completions standards and procedures.
Report on completions program health to executive leadership.
Train and mentor Commissioning Project Engineers.
Provide technical guidance and support to project teams during critical completions phases.
Develop training modules and workshops to build organizational capability in completions.
Engage with project leadership (Project Managers, Cx Managers, Quality Managers) to ensure integration of completions into project planning.
Minimum Requirements
Minimum of 3-5 years of experience in a Completions role.
Ability to handle multiple projects.
Strong organizational skills.
Strong knowledge of systemization, turnover processes, and completions management software (e.g., ACC, CxAlloy, Nexus, InEight Completions).
Exceptional communication and interpersonal skills, with the ability to effectively interact with stakeholders at all levels.
Familiarity with Microsoft Office products, specifically Microsoft Word and Excel.
Physical Requirements
Ability to travel to various job sites on a recurring basis.
Ability to lift up to fifty pounds, unassisted, as required.
Ability to work from various heights via ladders, scaffolds, aerial lifts, catwalks and other safe work platforms and area when necessary.
Able to work a 40-hour work week, with overtime and off-hour shifts as required.
Able to work in extreme weather conditions and elements, indoor or outdoor, including heat, cold, rain, mud, dust, and snow depending on the job location.
Ability to walk or stand for an extended period of time.
