Join our team as a Resident MaintenanceSpecialist, where you'll play a crucial role in maintaining the quality and comfort of our properties. You'll be tasked with overseeing tenant maintenance requests, ensuring they are addressed promptly and effectively. Your role will involve balancing cost control, customer service, and asset preservation.
Responsibilities:
* Oversee a portfolio of maintenance work, ensuring progress from initiation to completion. Some work orders may be complex.
* Assist in managing Capital Improvement Projects and vendors.
* Collaborate with the Supervisor of Market Maintenance/Director of Property Operations, Field Schedulers, and Vendor Performance Specialist to meet service order metrics.
* Receive, review, and document maintenance requests in company systems. You'll have the authority to assign work orders to internal or external resources, following company guidelines.
* Approve vendor bids and manage change orders when necessary. You'll also provide recommendations to leadership regarding vendor utilization and pricing.
* Diagnose maintenance problems accurately and determine appropriate solutions.
* Determine the cost of proposed solutions using company guidelines.
* Dispatch clear and timely instructions to vendors for resolution of maintenance problems.
Requirements:
* High School Diploma/GED required.
* Minimum one year of experience in construction/maintenance, property management, logistics scheduling/dispatching preferred.
* Basic understanding of single-family home systems and components (appliances, HVAC, etc.).
* Bilingual (English/Spanish) verbal and written skills are preferred.
* Intermediate knowledge and experience in Microsoft Office and PC skills.
* Intermediate knowledge and experience of Customer Service Software Applications, VOIP phone systems, CRM, InContact, and Balto.
* Excellent verbal and written communication, problem-solving, time management, and conflict resolution skills.
* Flexibility to work weekends and evenings if assigned
Compensation
The anticipated pay range/scale for this position is $23.19 to $27.83 Hourly. Actual starting base pay within this range will depend on factors including geographic location, education, training, skills, and relevant experience.
Additional Compensation
This position is eligible to receive quarterly bonus payments.

The Opportunity

Reviews and make appropriate authority recommendations for Extra Contractual Rental and Loss of Use scenarios in excess of the assigned adjuster authority. Contacts body shops and determines reason(s) why repairs are exceeding estimated repair time.
Make appropriate recommendations on rental extensions.
Identify and reports areas of opportunity to improve rental cycle time.
Assis Learning and Development with new hire training on rental management.
Ensures risks associated with business activities are effectively identified, measured, monitored, and controlled in accordance with risk and compliance policies and procedures.
What you have:
High School Diploma or General Equivalency Diploma.
1 year of auto claims adjusting or related insurance industry experience.
Acquisition and maintenance of insurance adjuster license within 90 days and designated number of attempts.
Successful completion of a job-related assessment may be required.
Ability to prioritize and multi-task, including navigating through multiple business applications
Demonstrated customer service skills.

KEY RESPONSIBILITIES / DUTIES

Technical skills in following areas: HVAC, electrical, mechanical, painting, plumbing, and carpentry, are preferred.
Good working knowledge of boiler, chiller, and pumping systems preferred.
Coordinate and perform general building maintenance activities.
Perform and document safety hazard inspections for the grounds, drive lanes, parking lots, and buildings. Report all observed safety hazards to property management.
Perform preventive maintenance activities and recommend improvements to PM program on an on-going basis.
Coordinate site access for outside contractors, utility providers, and municipal inspectors.
Check fire alarm panel for trouble signals and report anomalies to the management office.
Inspect vacant units and mechanical rooms for condition; perform janitorial services, as needed, to maintain a presentable and safe environment.
Inspect exterior grounds and pick up trash, as needed, and report to management office any unusual conditions or damage.
Check exterior lighting for proper operation. Burned out lamps should be replaced if within reach or reported to the management office. Check timer clocks (if any) controlling exterior lighting and adjust as seasons change.
Review site plans and locations of service cut-offs (electric, domestic water, irrigation, boiler loop, etc.) for accuracy.
Respond to all emergency situations (fire, evacuation, equipment failure, etc.) and resident concerns quickly.
Implement and administer inventory control programs, purchase parts and supplies, and keep the maintenance shop organized.
Assist in solicitation and administration of maintenance/repair service contracts.
Evaluate and supervise property maintenance staff, as required.
Train property maintenance staff and manage implementation of Westmount programs, policies and standards, as required.
Assist with capital improvement projects in collaboration with Engineering and Construction department.
Assist with due diligence inspections of potential acquisitions, as requested.
Inspects properties to ensure third party management companies are in compliance with Westmount property safety policies, preventative maintenance procedures and general property upkeep standards.
Other duties may be assigned.
REQUIREMENTS/QUALIFICATIONS

Check exterior lighting for proper operation. Burned out lamps should be replaced if within reach or reported to the management office. Check timer clocks (if any) controlling exterior lighting and adjust as seasons change.
Review site plans and locations of service cut-offs (electric, domestic water, irrigation, boiler loop, etc.) for accuracy.
Respond to all emergency situations (fire, evacuation, equipment failure, etc.) and resident concerns quickly.
Implement and administer inventory control programs, purchase parts and supplies, and keep the maintenance shop organized.
Assist in solicitation and administration of maintenance/repair service contracts.
Evaluate and supervise property maintenance staff, as required.
Train property maintenance staff and manage implementation of Westmount programs, policies and standards, as required.
Assist with capital improvement projects in collaboration with Engineering and Construction department.
Assist with due diligence inspections of potential acquisitions, as requested.
Inspects properties to ensure third party management companies are in compliance with Westmount property safety policies, preventative maintenance procedures and general property upkeep standards.
Other duties may be assigned.
REQUIREMENTS/QUALIFICATIONS

Essential Duties and Responsibilities
Assist with preventative maintenance and complete report work orders such as replacing ceiling tiles, light bulbs, patching vinyl, etc., to maintain the hotel and keep the product quality standard.
Perform preventative maintenance assignments on a scheduled basis (e.g., "room care").
Assist in checking electrical systems such as air conditioning controls, television sets, lighting systems, and make minor repairs and/or replacement.

Maintain the building exterior and "curb appeal" (e.g., snow removal, lawn care, painting, gardening).
Refurbish furniture and fixtures within guest rooms such as cabinets, tables, chairs, doors windows and counters. Paint and finish furniture and fixtures if needed.
Move furniture and fixtures throughout the building.
Respond in a courteous manner to all guest questions, complaints, and/or requests to ensure strong guest satisfaction.
Exposure to extreme temperatures.
Operation of heavy machinery.
Comply with attendance rules and be available to work on a regular basis.
Perform any other job-related duties as assigned.
Qualifications and Skills
Vocational schooling, military training, certification and/or experience in building related trades required in 1 or more of the following areas: HVAC, Electrical, Plumbing, and Carpentry.
Hotel experience preferred.
Climbing, reading, standing, walking, and routinely lifting 25 lbs. to 50 lbs. with or without reasonable accommodation.
Must be able to receive instructions and communicate progress of work assignments.
Effective verbal and written communication skills. Ability to adapt communication style to suit different audiences, such as effectively communicating with supervisors, coworkers, public etc.
