OVERVIEW Under the general supervision of the Shift Supervisor; controls, monitors, starts, stops, regulates, evaluates, performs routine maintenance, and is responsible for a variety of power plant systems and material handling equipment. The primary responsibility of this position is to conduct operations safely, reliably, efficiently, and in full compliance with all applicable laws, regulations, policies, and procedures. Calculate, evaluate, and report findings. * Perform functional testing of plant systems and components. Interpret acceptability of data in comparison with established standards or sound power plant practices. * Assist in the investigation of plant problems, incidents, accidents, and unusual events, and provide analysis, recommendations, reports, and appropriate follow up plans. * Determine the need for and perform routine operational tests and adjustments on all power plant systems and components as required. * When properly trained or supervised, perform tests, in or out of the chemical laboratory, on steam, water, and other samples. * Check daily consumption rates of chemicals, fuels, and water; monitor inventories and initiate action to replenish same. * Perform equipment switching and hold order tagging. * Write, review and revise operating and related procedures. * Perform routine preventive and predictive maintenance on all systems and equipment; support corrective maintenance efforts on selected equipment when properly trained or supervised. * Maintains logs, records, and data sheets; prepare reports, trends, time sheets, material requisitions, work orders, and other administrative documents related to the business of power and steam production. ESSENTIAL CAPABILITIES (KNOWLEDGE, SKILLS, ABILITIES AND PERSONAL ATTRIBUTES) * Knowledge of cogeneration plant equipment such as motors, pumps, boilers, turbines, generators, fluid systems, chemical handling, water treatment systems, cooling towers, pollution control equipment, AC and DC electrical distribution and control systems, etc.. Basic knowledge/ability to understand fundamental principles related to Physics, Mathematics, AC and DC electrical theory, heat transfer and fluid flow, thermodynamics, chemistry, and metallurgy. Ability to understand and read mechanical and electrical drawings such as P&IDs, Single Line diagrams, schematics, and logic diagrams. Knowledge of cogeneration plant safety procedures, especially in areas such as chemical handling, high energy systems, confined spaces, incipient fire suppression, first aid, rotating machinery, heavy equipment, etc. Knowledge/ability to master and apply the fundamentals of personal computer operation. * Ability to operate valves, switches, controls, keyboards, and other devices associated with cogeneration plant equipment. * Ability to use basic hand tools, portable electric and pneumatic tools, basic rigging equipment such as winches, hoists, and slings; and implements such as lances, shovels, pry bars, etc. * Ability to read, write and comprehend technical information. * Ability and willingness to make fair decisions, to exercise tact and diplomacy in dealing with others, and to receive and originate clear and accurate communications. * Ability to fill in for and perform the duties of Plant Operator with minimal direction or supervision. Able to assume responsibility for the property in the absence of the Property Manager and Leasing Professional. DETAILED ROLES & RESPONSIBILITIES * Develop and maintain first class customer service relationships with prospects and residents. * Ensure leasing office, tour path, model apartment, vacant apartments, amenities and general curb appeal of community is impeccable. The Safety Tech-Clinic works under the direction of the Sr. Safety Manager and collaborates with internal stakeholders to deliver safe workplace practices, health monitoring, and quality clinical support. DETAILED ROLES & RESPONSIBILITIES * Provide first aid and Emergency Response: * Provide prompt first aid treatment for minor injuries and medical incidents in the site clinic, ensuring appropriate care, documentation, and referrals. * Assist in coordinating emergency medical services (EMS), fire rescue or PBSO when necessary. * Maintain and inspect first aid kits, AEDs, and other medical supplies. * Help develop emergency preparedness and response plans, coordinate annual drills and follow-up evaluations. * Safety Inspections and Compliance: * Conduct workplace inspections to identify and evaluate physical, chemical, and ergonomic hazards; recommend and verify corrective actions. * Support compliance with OSHA, EPA, and internal safety regulations and documentation. * Participate in and assist with accident and incident investigations, root-cause analysis, and report preparation. * Promote a strong safety culture by partnering with employees, supervisors, management, and contractors to identify and address workplace hazards. * Keep tracking on Personal Protective Equipment is used in compliance with federal and state regulations, and complying with company policies. * Support in the calibration, operation, and maintenance of atmospheric gas detectors for confined spaces (gas detectors). * Health and Safety Programs: * Assist in the implementation of the Hearing Conservation Program, including scheduling and tracking audiometric testing.
