FCI Residential is a part of Florida Crystals Corporation's real estate division, which focuses on multi-family residential development in urban and in-fill areas. The real estate division currently has approximately 3,300 units in the development process throughout Florida.
OVERVIEW
Under the supervision of the MaintenanceSupervisor and Property Manager the Maintenance Technician is responsible for general maintenance repairs in the community. Specific duties include general maintenance, plumbing, HVAC, electrical, grounds, and appliance repairs. Will assist with the make ready process and service requests.
DETAILED ROLES & RESPONSIBILITIES
* Prompt and courteous handling of all resident service requests.
* Prepare vacant apartments for new residents according to schedule.
* Assist MaintenanceSupervisor with planning and conducting preventative maintenance programs.
* Responsible for keeping neat, orderly and safe workshop and storage areas and maintaining an adequate inventory of parts and supplies.
* Perform general carpentry repairs.
* Maintain excellent curb appeal by maintaining amenities, hallways, walkways, and all common areas on a daily basis.
* Repair and maintain central air conditioning equipment including draining, cleaning and filling cooling towers, pumps, fans and controls.
* Maintain, repair or replace air conditioning compressors.
* Maintain and repair appliances.
* Responsible for maintaining the required property uniform and ensuring a professional appearance and demeanor at all times.
* Responsible for knowledge of company and community policies and procedures.
* Responsible for the care and maintenance of all equipment and supplies owned by the community.
* Complete required training courses either online or in person meetings.
* Follow all OSHA (Occupational Safety and Health Act) standards and company safety policies. Assist in the development and maintenance of safe working conditions and take part of monthly Safety Training. Report any hazardous or risk liability situations to the MaintenanceSupervisor and Property Manager.
ESSENTIAL CAPABILITIES (KNOWLEDGE, SKILLS, ABILITIES AND PERSONAL ATTRIBUTES)

* Must be able to travel independently within the community and have a valid driver's license and automobile insurance coverage at all times.

ESSENTIAL WORK EXPERIENCES
* Formal training or experience in the following areas: carpentry, light plumbing work, light electrical work, painting, appliance repair, pool maintenance, refurbishing and cleaning of HVAC systems or an equivalent combination of experience and training.
* Willingness to pitch in and work in areas other than strictly repair maintenance, i.e., janitorial, grounds maintenance, painting etc.
* Ability to assist the MaintenanceSupervisor, Property Manager and Regional Manager in his/her duties as needed.
ESSENTIAL EDUCATION REQUIREMENTS
* High School diploma or general education degree (GED) is preferred.
* English required (bi-lingual a plus).
* HVAC certification.

Stays abreast of contemporary trends and developments in methods, techniques, equipment, tools, materials, and supplies, which might be incorporated into the production process to increase efficiency or better use of resources. Researches and recommends capital equipment purchases.
Participates in special projects and performs other duties as assigned.
Qualifications:
Degree in Engineering, Industrial Technology or Business or equivalent 10 years of staff level leadership experience.
Minimum of 7 years' experience in Operations and/or Lean Management.
Printing industry experience is preferred (although not required).
Experience in being a change agent in complex transformational activities.
Considerable experience in implementation of Lean principles as they apply to manufacturing operations.
Ability to apply structured problem-solving methodologies to determine root cause of problems and provide effective countermeasures.
Excellent communication skills.

Summary of Job:

Responsibilities:

Assist other Technicians in the repair and maintenance of printing presses, finishing equipment, and support equipment in a safe manner.
Perform all maintenance activities such as predictive and preventative maintenance, work orders and improvement projects via the CMMS system.
Coordinate and perform all maintenance activities (PM, work orders, improvement projects, etc.) to effectively balance maintenance and production needs.
Provide a timely, practical, and professional response to work orders, including the ability to communicate with press operators to understand and diagnose equipment issues.
Root cause analysis to troubleshoot and eliminate primary causes of downtime, etc. to improve OEE (overall equipment effectiveness).
Maintain good housekeeping in the work areas and maintenance areas.
Coach machine operators in a positive manner on the proper way to operate equipment.
Participate in special projects and perform other duties as assigned.
Qualifications:
3-5 years of demonstrated experience in electrical, mechanical, hydraulic and pneumatic applications. HVAC experience with process chillers is a plus.
Knowledge of AC/DC variable frequency drives (VFD's), servo motors, and controls wiring.
Ability to read electrical and pneumatic schematics
