Position Summary
GAIA Real Estate is seeking a highly motivated Asset Management Analyst to join its Miami office. This role offers a unique opportunity to gain hands-on experience within a vertically integrated real estate investment platform. The Analyst will be an integral part of the Asset Management team, responsible for maximizing the performance of the firm's national multifamily investment portfolio-including garden-style, mid-rise, and high-rise properties.
The position requires close collaboration with GAIA's acquisitions, accounting, investor relations, construction management, and property management teams. Training will take place in New York City, and occasional travel to properties and other GAIA offices is expected.
Key Responsibilities
Assist with multifamily asset management duties including financial modeling (primarily Excel-based analyses), project management, cash management, and property valuation analysis.
Provide operational guidance and financial oversight to third-party property management, marketing, and leasing teams based on each property's strategic plan.
Ensure assets are operated in line with business plans, operating agreements, and loan documents.
Monitor and assist with managing property-level capital projects and value-add initiatives.
Prepare investor, lender, and internal reports on an ad-hoc, monthly, quarterly, and annual basis.
Conduct ad-hoc analyses in Excel to evaluate trends, property metrics, and performance indicators.
Collaborate with the construction and property management teams to establish annual capital and operating budgets and assist with reforecasts.
Support asset management in communications with lenders, institutional investors, vendors, and contractors.
Update sell/refinancing/hold analyses on portfolio assets.
Assist with underwriting, due diligence, and closing processes for acquisitions and dispositions.
Organize and maintain asset management files and documentation.
Qualifications
Bachelor's degree required, preferably in Finance, Accounting, Real Estate, or related field.
1-2 years of relevant real estate finance, investment banking, or private equity experience (multifamily experience preferred).
Advanced Excel proficiency and strong quantitative/financial modeling skills; Argus experience a plus.
Strong analytical, problem-solving, and communication skills.
Excellent time management, writing, and presentation skills.
Ability to manage multiple priorities and meet deadlines in a fast-paced environment.

* Lead the design and maintenance of scalable data integration workflows to support performance reporting across Consumer Banking.
* Partner with cross-functional teams to identify and resolve data gaps, inconsistencies, and quality issues.
* Oversee the collection and analysis of external market data, including branch footprint and competitive intelligence across First Horizon's 12-state network.
* Collaborate with retail, business banking, analytics, and strategy teams to ensure timely and accurate data delivery.
* Develop and maintain documentation of data sources, methodologies, and update schedules to ensure transparency and repeatability.

Qualifications:

* Proven ability to architect and manage centralized databases and data pipelines for performance reporting.
* Advanced experience with GIS tools and spatial data analysis, including mapping and geospatial insights.
* Proficiency in Excel and data visualization platforms (Power BI, Tableau, GIS Insights).
* Strong scripting skills (SQL, Python) for data transformation, automation, and analysis.

The Corporate Finance Analyst is responsible for supporting the Corporate Finance, Capital Markets and Treasury functions by providing financial modeling and data analysis. This position will be responsible for building, maintaining and update financial models, carry out data and financial statement analysis, and supporting the negotiation and execution of capital markets transactions. This position requires a high degree of accuracy as the information provided by the Corporate Finance Analyst will be used to support strategic growth initiatives of the company and will be reviewed by senior management.
Responsibilities
* Build and maintain complex financial models to perform analyses under different operating scenarios using input from management and public sources and conduct in-depth fundamental, financial and operational due diligence and analysis on new business forecasts, opportunities, investments and acquisitions
* Perform valuation and financial analyses, including DCF, project financing, trading comparable, precedent transactions, pro-forma projections and LBO analyses to provide the information needed to evaluate other corporate development and investment opportunities
* Participate in day-to-day deal execution, interacting with senior deal team members, management team, bankers, consultants, JV partners, legal counsel, transaction counterparties and other advisors
* Support due diligence activities including preparing virtual data rooms, tracking and coordinating the information flow across functional areas of the company, and reviewing and analyze information including the use of 3rd party tools to provide additional data analytics
* Prepare descriptive memorandums, management presentations, board presentations, and other materials and collaborate with senior management on presentation materials for ratings agencies, prospective investors, lenders, capital providers, and other key parties
* Analyze market trends, competition and industry news.

Qualifications
EXPERIENCE, EDUCATION, AND CERTIFICATIONS
* A bachelor's degree from a four-year college/university in an analytical and/or business-oriented major (Finance, Business or Accounting) is required.
* At least one (1) year of work experience in a high-paced environment focusing on qualitative and quantitative analysis.
* Previous experience in gaming, private equity, investment banking, M&A, strategy consulting firm, corporate finance or corporate development industries is preferred.
* MBA, CFA or CPA is desirable
SKILLS
* Very strong financial modeling/valuation and analytical skills, including DCF, LBO, trading comparables, precedent transactions, three-statement models and combined pro forma models
* Knowledge of corporate finance and accounting
* Experience analyzing company financials
* Ability to confidently and comfortably interact with a broad spectrum of parties, senior management, operational, legal and technical areas of the company, and external parties including partners, financial institutions, legal counsel and others in a professional and mature manner
