Service Supervisor Apartment Services, Inc. - Severn, MD Full-Time | On-Call Availability Required | Travel Between Properties May Be Required
Apartment Services, Inc. is seeking a knowledgeable and hands-on Service Supervisor to lead maintenance operations at one of our residential communities. This role is responsible for supervising the site service team, overseeing building system repairs and upkeep, managing preventative maintenance, and ensuring a high standard of service delivery.
Key Responsibilities:
Supervise and support the maintenance team in daily operations
Train, manage, and evaluate service team performance
Coordinate schedules and delegate maintenance tasks effectively
Oversee capital improvement projects with the Regional Manager
Inspect property grounds, building systems, vacant units, and fire alarms
Plan and implement preventative maintenance and curb appeal initiatives
Ensure timely response to service tickets (within 24 hours)
Assist team with completing maintenance work orders as needed
Maintain accurate maintenance records and notify management of issues
Maintain compliance with safety regulations, Fair Housing, and company policies
Order and track maintenance inventory and supplies
Oversee unit turnovers to meet quality and timeline standards
Ensure maintenance shop remains clean and organized daily
Schedule and manage outside contractors for specialized work
Maintain pool, spa, gym, and laundry equipment (where applicable)
Secure all property keys and monitor key logs
Complete and approve site team payroll using ADP
Be available for 24-hour on-call support, responding to calls within 15 minutes and arriving on-site within 30 minutes when necessary
Perform mandatory snow and ice removal during winter weather events
Bring and maintain necessary tools for daily tasks
Perform other duties as assigned
Qualifications:
Strong knowledge of plumbing, electrical, HVAC, and general building systems
Skilled in diagnosing and resolving maintenance issues
Excellent leadership, organization, and time management skills
Familiar with Microsoft Office; Yardi and ADP experience preferred
Strong critical thinking and problem-solving abilities
Requirements:
High school diploma or equivalent
HVAC certification required
Minimum 3 years of maintenance and supervisory experience
Ability to lift up to 50 pounds and perform physical repair work
Valid driver's license is required.
Use of a vehicle for the duration of each scheduled shift is mandatory.
