Job Overview: Apartment Services, Inc. is hiring a MaintenanceTechnician to support daily operations at our residential properties. This role includes general maintenance, repairs, and upkeep of building systems such as plumbing, electrical, HVAC, carpentry, and appliances. We're looking for a reliable, skilled technician who takes pride in delivering high-quality work and excellent customer service.
Key Responsibilities:
Maintain the interior and exterior appearance of buildings and property grounds
Perform repairs on HVAC systems, plumbing, electrical, and appliances without assistance
Complete resident service requests within 24 hours and address move-in checklist items
Inspect and maintain alarm systems, including carbon monoxide and fire protection
Keep maintenance records and report routine and emergency issues to the Service Supervisor
Ensure compliance with company policies, safety protocols, Fair Housing, and applicable laws
Maintain a clean, organized maintenance shop and secure all tools and keys
Respond to on-call emergencies within 15 minutes by phone and arrive on-site within 30 minutes
Participate in snow and ice removal, including salting, shoveling, and pretreating when needed
Support a team environment and assist coworkers as required
Bring and maintain personal tools necessary for completing daily tasks
Perform other duties as assigned
Qualifications:
Knowledge of HVAC, plumbing, electrical, and appliance repairs
Familiarity with general maintenance processes and mechanical systems
Ability to safely operate hand tools and power tools
Strong organizational, communication, and time management skills
Ability to follow instructions and work independently or with a team
Requirements:
High school diploma or equivalent
Minimum 2 years of maintenance experience in residential or commercial settings
Physically able to lift 50 lbs and work in physically demanding environments
Comfortable working in hot, cold, indoor, and outdoor conditions
Valid driver's license is required.
Use of a vehicle for the duration of each scheduled shift is mandatory.

You will contribute by:
+ Oversee and manage the repair of the MHE fleet including monitoring and trending, troubleshooting and repairs and preventative maintenance.
+ Conducting preventive maintenance (P.M.'s) within manufacturer's guidelines/specifications and established timelines to include oil changes, filter changes, calibration of equipment, belts changes, inspections, adjustments, lubrication, etc.
+ Concise reporting of required inspections, evaluations, P.M. procedures, etc. and clear communication with Management, etc.
+ Responsible for logging time and materials into computerized maintenance management system (CMMS) on a daily basis in the form of repairs, P.M.s, etc.
+ Responsible for daily communication of all pertinent information regarding equipment operation and maintenance to departmental management and other maintenance teams.
+ Responsible for housekeeping, clean up of all maintenance areas/work areas on a daily basis.
+ Required to interpret and understand plans and specifications, schematics, operating and maintenance manuals, etc. for all systems being overseen.
+ Assist manager/supervisor in developing standard operating procedures, daily work schedules, and duty cycles for all repairs and maintenance for MHE and battery equipment. Assist in managing outside battery, MHE, and electrical contractors conducting service, repair and new contract work.
+ Assist management in creation of budgets for individual projects, yearly capital and yearly operating expenses.
+ This position will also assist the battery technicians. Duties will include assisting in battery charger repairs, battery changes for MHE, repair of plugs and tips of batteries and chargers, watering and washing batteries, acid spill clean up, battery rack cleaning, battery area sweeping and cleaning, and other general maintenance activities.
+ This position will also assist the building and refrigeration maintenance teams. Duties will include assisting in general building repairs, electrical troubleshooting and repairs, refrigeration systems repair and maintenance, and other general maintenance activities.

Skills
+ Extensive experience with Crown, Raymond, and Toyota material. Manufacturer Certifications (Raymond, Crown, Toyota, etc.) handling equipment.
+ Detailed knowledge of hydraulic systems/schematics/components, electrical systems/schematics both AC and DC systems, drive motors, power amps, electrical controls including PLC systems.
+ Detailed knowledge of mechanical systems including transmissions, drive units, differentials, braking systems, internal combustion motors, telescopic masts, reach mechanisms, steering systems, suspension systems, etc.
+ Building and HVAC: General knowledge of building (Dock doors and plates, electrical, HVAC systems, etc.) systems.
+ CMMS: Computerized Maintenance Management System experience for logging work orders and P.M.s
+ Hydraulic systems, Electronic Systems, PLC/Low Voltage Control Systems
