As a Leasing Professional, you are responsible for providing current and prospective residents with the best possible customer service to retain residents and lease apartments. This position reports to the property manager.
Primary Responsibilities:
Greet prospective residents and give tours while determining housing needs, preferences, and close leads Accurately prepare and assist new residents with all leasing paperwork (i.e. lease move-in packets, applications, lease agreements, and employment and credit checks) Collect security deposits, rent and any other charges associated with resident move-ins Communicate all lease and community policies to new and current residents Follow up with all leads and prospects that did not lease Ensure apartments are move-in ready by inspecting, and adding last minute touches when appropriate Seek out new residents with creative marketing techniques Manage the lease renewal process Respond timely to all calls, emails, and site visits




Must be fluent in both English and Spanish
Ability to communicate effectively both in writing and verbally
Basic computer knowledge including Microsoft Word, Outlook, and Excel and exposure to social media
Knowledge of leasing software is a plus including Yardi, Blue Moon, Onesite, MRI, etc.
Ability to work weekends as required

Company Information:

Capstone On-Campus Management (COCM), with headquarters in Birmingham, Alabama, is a group of student housing professionals focused exclusively on the management of housing communities owned by non-profits and/or highly affiliated with a university.

Summary

The Leasing Agent will assist with the efficient operation of leasing/resident retention activities and events under the direction of the Property Manager.

Essential Duties and Responsibilities:

  • Completes all aspects of leasing/re-leasing appointments, including resident file creation and maintaining documentation regarding leasing/re-leasing appointments.
  • Assists with all property processes including move-in, move-out, inspections, and all marketing (info sessions, tours, tabling, marketing surveys) and leasing events (Open Leasing, renewal leasing, traditional leasing/re-leasing appointments).
  • Maintains resident information in the housing software system.
  • Assists with resident events, programming, and functions, as needed.
  • Answers basic questions from residents and refers appropriately to other departments for non-basic questions.
  • Maintains a positive office environment, ensuring that office cleanliness and organization is maintained and that all resources are appropriately updated and available for prospective and current residents and other stakeholders.
  • Create and coordinate social and digital media marketing initiatives
  • Provides information and publications about leasing, re-leasing, lease cancellation, and other occupancy issues to leasing stakeholders including prospective and current residents, parents, guarantors, etc.
  • Communicates with various stakeholders via email, phone, and in-person interactions.
  • Other duties as assigned.

Qualifications:

  • Effectively present information in one-on-one, small group, and large group situations to customers, clients, and other employees of the organization. All must be accomplished in English.

The Leasing Specialist's primary job is to prospect, record and lease apartments, along with assisting property manager with day-to-day operations of the apartment community. Essential duties and responsibilities include, but are not limited to;
