About the role
We're looking for an experienced Architectural Designer (Designer II) to join our team. In this role, you'll independently draft and design remodel projects of all sizes- from as-built measurements through permit and construction documents. You'll work directly with clients, estimators, and the production team to create designs that solve project needs and are buildable.
What you'll do
Independently measure and document as-builts for all design projects, including thorough photo documentation and client notes.
Draft and design remodel projects from as-built through construction documents, including all permit drawings and applications.
Lead client design meetings, managing design details, selections, and documentation.
Record meeting notes and redlines accurately for design revisions.
Manage and maintain project selections lists.
Support project estimating by coordinating with estimators, production managers, subcontractors, and vendors to gather accurate quotes.
Conduct sub-walk meetings and deliver strong hand-offs at the design “drop-dead date.”
Actively drive project schedules with proactive communication and organization.
Review and respond to BuilderTrend logs and field questions during construction.
Attend on-site layout meetings and support field teams in resolving design issues.
Collaborate with the Sales team to ensure designs align with client budgets and project goals.
Apply Sandler Sales techniques to enhance client communication and trust.
Qualifications
8-10 years of professional experience in residential design/remodeling, or 4-10 years of experience plus a degree in Interior Design or Architecture (BA/BS or equivalent).
Proficiency in AutoCAD (SketchUp a plus).
Familiarity of Seattle and surrounding jurisdictions' permitting process.
Deep understanding of residential construction and the design-build process.
Strong communication, organization, and client-facing skills.
Proven ability to manage multiple projects and deadlines independently.
