Benefit: Medical, Dental, Vision, 401(k) , PTO, AD&D Insurance/Disability and others Summary As architect in a design-builder's pre-construction team under supervision of the Pre-Construction Manager, performs administrative and professional architectural work by managing projects from pre-construction through completion of each project. Provides leadership to the project and coordinate with the internal business development, design and estimating teams, and external project design and engineering teams in the design of construction projects. Serves as the liaison between the design team and the construction personnel. Responsibilities The following is a list of representative duties. Other duties may be assigned that may reasonably follow and relate to essential tasks. 1. Perform professional architectural work thorough building design stages, Schematic Design, Design Development, Construction Documents, Bidding, and Construction Administration. 2. Meet clients, understand objectives and create schematic design of site layout and buildings as coordinating with preconstruction teams. 3. Lead design development of architectural design and coordinate with internal and external design and engineering team to develop required civil, plumbing, mechanical, electrical and other documents required for estimation. 4. Coordinate with internal preconstruction team and trade contractors to explore value engineering ideas during bid stage. 5. Plan and prepare construction documents of awarded projects for all of required permits, including permit applications, follow-up documents on permit review progresses, as communicating with permit authorities. 6. Receive permits upon approval and submit Check Request (Urgent Pay Request) to Accounting for associated fees according to Urgent Pay Request procedures. 7. Maintain construction documents updated during construction and as-built documents afterwards. 8. Oversee the documents of consultants (outside engineers and architects if applicable) for accuracy and assurance of compliance to our standards. 9. Maintain an up-to-date file or library of sample materials and catalogues. 10. Attend project meetings if necessary for construction administration. 11. Review submittals to architects from engineers and contractors. Educate subordinates with exceptional knowledges on all aspects of design, engineering and construction for pre-construction and construction. Qualifications Experience and skills 1. Knowledge of all applicable codes and regulatory agency guidelines 2. Considerable knowledge of the modern principles and practices of architecture 3. Well acquainted with standard concepts, practices and procedures within the construction field 4. Exceptional ability to understand clients' objectives to determine requirements aesthetically, functionally, structurally, and economically 5. Exceptional ability to review, analyze, and make recommendations regarding designs, plans, and specifications 6. Exceptional ability to coordinate and plan the work of technical and professional personnel both internally and externally 7. Exceptional ability to interpret and carry out complex oral and written instructions including the reading and interpretation of blueprints and specifications 8. Strong and effective communicator, both verbally and written, who can interface cooperatively with various departments of the company, as well as clients and subcontractors 9. Possess good organizational, analytical and problem-solving ability 10. Proficient in use of Autodesk REVIT and AutoCAD, Bluebeam, Microsoft Project, and web-meeting software; have working knowledge of personal computer, plotter, scanner and other miscellaneous office machines 11. Represent the company at all times with high moral and ethical conduct 12. Detail oriented with the ability to multi-task 13. Willingness to provide leadership and management 14. Ability to travel as needed Education and Certifications/Licenses 1. Graduation from an accredited college or university with a degree in Architecture in architectural planning and design. 2. Registration as an Architect is required. 3. Holds a valid US driver's license Environmental and Physical Demands of the Position 1. Typical office and construction site environment 2. Physically fit to walk in the construction site from one end to the other, ability to climb up to the roof, stairs, etc. to monitor construction activities 3. Bending/twisting and reaching 4.
