Cut new/duplicate keys from existing keys, patterns, or codes. Open locks for which there is no existing keys or codes. Troubleshoot, repair and install commercial, industrial, and residential physical security door locking hardware. Maintain master keying systems for both standard and small format. Complete work order requests through electronic work order management system and detail notes for completion (labor, material, and work notes).     Under general supervision, the Air Conditioning Mechanic performs inspections, maintenance, and repairs and installation of HVAC equipment, and related components. ESSENTIAL FUNCTIONS The following are the essential duties and responsibilities the incumbent must be able to perform. Maintain and repair HVAC equipment including split systems, VRF ducted and ductless systems, package units, water pumps, heat pumps, fans, air handler units, heating units, refrigeration equipment, and air compressors. From interpreting blueprints, manufactures' instructions, and written or verbal instructions, determine the sequence of operations required to maintain, repair, and adjust air conditioning and refrigeration equipment. Perform periodic or special preventive maintenance inspections to ascertain the general condition of the equipment and make recommendations for repairs as necessary to keep the equipment in good operating condition. Perform the recommended routine preventive maintenance on the equipment. Troubleshoot problems using appropriate electrical, mechanical, or pneumatic testing equipment. Adjust pneumatic, mechanical, and electric controls, including calibrating, replacing, and setting for appropriate temperatures and pressures. Assist in the installation of major new air conditioning systems, including installation of ducts, piping, various air conditioning units, and related equipment. Perform Air Conditioning Shop and Central Facilities Services duties. Performing other related duties as assigned. Position Information Performs heating, ventilation, air conditioning (HVAC) and refrigeration preventive maintenance as following: * Under limited supervision from the Chief Engineer and/or Supervising BSE, incumbents install, modify and adjust computer-based heating, ventilation and air conditioning equipment, refrigeration systems, chillers and cooling towers. * Troubleshoot, designs and modify air condition and refrigeration systems. * Repair and maintain individual hardware and software component of applicable systems; perform major and minor overhauls, which include disassembling and Inspecting of all parts. * Diagnose and troubleshoot system problems and correct as necessary for optimizing energy use; will serve as the department specialist on air conditioning and refrigeration systems and train other on the troubleshooting, overhaul, repair, calibration, and testing these systems. * Lubricates, cleans, prepares and paints mechanical system. * Supports, maintains and assists to design of air conditioning systems, applicable to existing and new campus wide buildings. Essential Duties: Perform scheduled preventative maintenance on centrifugal, screw and scroll chillers in accordance with manufacturer guidelines Conduct performance inspections, system diagnostics, and operational testing of chiller components including compressors, condensers, evaporators, pumps, VFD's and controls Monitor chiller performance data and make adjustments to optimize efficiency, capacity, and reliability Monitor water treatment reports to prevent scaling, corrosion, and biological growth in chiller and cooling tower systems Keep accurate maintenance records, service logs, and equipment performance reports Ensure compliance with safety regulations, environmental requirements, and refrigerant handling procedures (EPA Section 608) Support seasonal start-up and shutdown procedures for chiller plants Coordinate with contractors, facility engineers, and building management to schedule and execute repairs with minimal operational disruption Other duties as assigned Rate of Pay: $23.40 per hour *Higher compensation may be considered based on qualifications directly related to position.
