Position Summary:
The Maintenance Operations Specialist assumes a pivotal role in guiding and leading maintenance teams to elevate distressed properties to optimal conditions. Tasked with overseeing the physical transformation of properties, this individual plays a crucial role in establishing and implementing comprehensive maintenance plans. Collaborating closely with the Property Operations Specialist, the Maintenance Operations Specialist brings a proactive approach to day-to-day operations, ensuring efficient functionality, and addressing maintenance challenges promptly. Their focus on leadership, strategic planning, and hands-on execution contributes to the successful revitalization of each property.
ESSENTIAL FUNCTIONS:
Assist in the completion of distressed unit turnovers
Maintain inventory levels and procure maintenance supplies with managerial approval
In the absence of critical site staff perform all essential functions and be on-call to address maintenance emergencies promptly
Obtain bids for maintenance work and services and create Purchase Orders for Lead Specialist's approval
Train maintenance staff as needed in preventive maintenance procedures
Identify and communicate additional areas of improvement outside scope of the project
Complete all maintenance task identified in project scope (i.e Service request and turns)
Ensure compliance with safety procedures and emergency protocols
Manage and document tasks digitally using provided maintenance devices
Additional duties as assigned
QUALIFICATIONS:
Full-time maintenance experience, minimum of 3-5 years
Special Boiler Operator License, when required
Required local certification (i.e. boiler operator license, certified pool operator, etc.)
High school diploma required, and/or CRMT (Certified Residential MaintenanceTechnician) preferred
Universal Freon Recovery Certification (EPA 608)
Valid driver's license, ability to drive and insurance required
Ability to use hand and power tools
General knowledge of all building codes and laws applicable to the community (Freon recovery, electrical, plumbing, swimming pools, etc.)
Ability to communicate in English clearly with the others orally and in writing
Ability to effectively present information in one-on-one and group situations to customers, clients and other employees
Microsoft Office / Yardi experience preferred
Common sense and good judgment in day-to-day matters
Ability to troubleshoot quickly and produce performance-based results

POSITION SUMMARY:
The Regional Maintenance Specialist will support the Regional Maintenance Manager (RMM) in ensuring that maintenance operations across all properties are efficient, safe, and consistent. This role involves developing preventive maintenance plans, identifying cost-saving opportunities, ensuring compliance with safety standards, and standardizing maintenance practices. Additionally, the Regional Maintenance Specialist will take a hands-on approach to maintenance projects, effectively reducing repair and maintenance expenses across their portfolio.
ESSENTIAL FUNCTIONS:
Takes a hands-on approach to maintenance projects that would typically be outsourced, effectively reducing repair and maintenance expenses.
Assists the RMM in creating and scheduling preventive maintenance plans for each property to ensure optimal functionality and longevity of all assets.
Reviews service requests and recurring work orders to identify opportunities for expense savings and implement cost-effective maintenance strategies.
Identifies training needs for site maintenance personnel and recommends appropriate training to the RMM to enhance team skills and performance.
Promotes a safe working environment for employees and residents by adhering to the Dominium Safety Program. Identify and report unsafe acts and conditions and recommend necessary changes to the RMM.
Conducts regular inspections of common areas and market-ready units to ensure that maintenance standards are consistently met and maintained.
Completes and maintain biannual or as-needed site inspection forms for all properties, ensuring all maintenance activities are documented and up to date.
Assists the RMM in standardizing maintenance shops, supply inventories, and personal protective equipment across all sites to ensure consistency and efficiency.
Provides maintenance support for new property acquisitions as requested by the RMM. Develop goals for site staff and monitor progress to ensure successful integration.
QUALIFICATIONS: (Knowledge, Skills, Abilities, Education, Training and Experience.)
High school diploma or equivalent required; technical school training preferred
Five to seven years progressively responsible maintenance experience - prior a plus
Experience with multiple building types including mid-rise, high rise, town homes, etc.
High level of proficiency with all HVAC system types
Demonstrated proficiency in carpentry, plumbing, electrical, and general repair
REAC or HUD experience
Ability to communicate in English clearly with others orally and in writing; bilingual (Spanish) preferred
Ability to work independently from the for extended periods of time when needed.
Valid drivers' license, ability to drive and insurance

Under the direction of the Maintenance Supervisor and Community Manager, the MaintenanceTechnician is responsible for performing general maintenance, grounds, and housekeeping services to ensure excellent curb appeal and quality of apartment homes, and responding to customer service requests.
Essential Functions Statement(s):
Maintenance Services
* Perform preventative maintenance, repairs, inspections, and janitorial services as assigned
* Assist with maintenance of storage area and maintenance materials
* Perform refurbishing and renovation of apartments per company standards
* Walk the property daily to ensure curb appeal and quality of apartments
* Notify Community Manager of any safety concerns and participate in safety meetings
* Responsible for knowledge of property specific problems such as asbestos
* Perform other duties as required
* Maintain accurate record of all tasks completed
Customer Service
* Carry out maintenance aspects of the community in the Maintenance Supervisors absence; including scheduling staff and vendors, ordering new supplies, and working with Community Manager on other necessary improvements
* Complete all service requests in accordance with company standards
* Available for weekend work, on-call duties, and after-hours emergency service requests, 24 hours per day, 7 days per week as schedule
* May occasionally be required to assist at other properties
* Run errands to support the property as necessary
SKILLS & ABILITIES
Education: High school diploma or equivalent, CFC Universal Certification preferred; must be attained within 90 days of hire; sufficient knowledge to thoroughly complete maintenance assessment up to the standard of a MaintenanceTechnician
Experience: At least 3-4 years of maintenance experience
Technical Skills: Computer proficiency preferred
Other Requirements: Valid Driver's License and reliable transportation
