Financial
Budget: Works closely with the LLVPOA Board and Finance Committee to establish the annual budget. Prepares initial draft of the budget with key Department Manager input. The General Manager assumes fiscal responsibility for operating the Village within the approved budget.
Purchase of Equipment and Supplies: Maintains accurate records of all financial transactions and authorizes payment of routine invoices in compliance with the Finance Policy & Procedure Manual. Completes cost analysis and justification for purchase of non-routine equipment and supplies. Manages, solicits and negotiates with vendors seeking the most cost-effective and efficient methods of operation.
Collections: Oversees the collection of annual assessments and other charges such as fines, STR fees, etc. from LLVPOA members. Oversee the resolution of delinquencies and seeks appropriate legal counsel as directed by the Board on any potential legal issues.
Coordinates annual inventory of LLVPOA assets.
Coordinates preparation and response for annual audit.
Maintenance
Responsible for working closely with the Maintenance Supervisor to ensure year-round care and maintenance of Village property, buildings, equipment, and vehicles. Property maintenance includes but is not limited to roads, beaches, tennis courts, ski slope, tennis courts, and landscaping.
Monitor approved in-house and/or contracted construction and repairs to ensure compliance with building codes and budget constraints.
Update replacement reserve studies to ensure funding is appropriately budgeted.
Security
Responsible for working closely with the Security Supervisor to maintain the safety and security of LLV residents, employees, visitors and guests and to provide a safe, secure environment within Locust Lake Village property borders.
The Zoning Ranger works as part of the Security team and reports to the General Manager. He/she is responsible for the inspection of all LLV properties for compliance with LLVPOA Architectural Rules and Regulations and submits reports of non-compliance to the Manager for resolution.
Other responsibilities as assigned.

Qualifications
Five years of experience in a management/leadership role of a multi-departmental organization; three to five years of experience at a management or senior administration level of a private community is a plus.

Proficient computer/technology skills including creating & maintaining reports, e-mail, and mobile devices; proficient use of Microsoft Office WORD, EXCEL and PowerPoint and SharePoint preferred.
Bachelors or Associates degree in business administration or related field preferred. Consideration given for certified training in project management, communications, team building, law enforcement, and other training as it relates to the responsibilities of the job. Certification as a manager of community associations (CMCA ) is a plus.
