RESPONSIBILITIES:

Operations and Accounting

Acts as liaison with legal counsel and other Association vendors as necessary to conduct Association business.
Reviews and codes vendor invoices before payment after confirming that the work has been completed satisfactorily. Ensure payments are made in alignment with the Board's direction.
In the absence of an Assistant Property Manager, tracks all architectural change requests by homeowners and inspects for compliance upon completion. Utilizes assigned software programs to engage with Board or Committee members during the architectural review process. Attends ARC meetings.
Talent Management
Owns all aspects of the employee cycle, including hiring, training, managing performance, approving payroll and PTO, and coaching and developing teammates on-site. Ensures the team is capable of meeting the community's goals and high standards in a hospitable, sensitive, and courteous manner.
Ensures all safety precautions and procedures are followed by all site teammates while performing assigned duties.
Managing Relationships
Fosters appropriate communications between Board Members, Residents, and Management

Qualifications:
The Regional Property Manager will have the following qualifications:
Minimum 5+ years-experience in affordable LIHTC & HUD Project Based Section 8 multi-family affordable housing property management. Successful experience with certifications, recertifications, REAC/NSPIRE inspections, and MORs is required.
Working knowledge of all aspects of property management, accounting, inspections, collections, evictions, marketing, etc.
Strong computer skills - Yardi, Microsoft applications (Word, Excel, Outlook, Teams, Sharepoint) are required.
Willing to travel extensively to be on-site at properties within the RPM's assigned portfolio. Travel is typically daily but, often multi-day to properties within the region.
Understanding of financials, budgets, regulations, all applicable affordable programs, local and state statutes.

Identify and direct the Lead Maintenance to schedule projects; such as filter change, power washing etc. d. Monitor and perform annual inspections that are required by the City, County or State. e. Keep all required permits for operating the property such as; business, elevator, sign etc. current.

Ensure the proper legal notices are given and deadlines are met concerning late notices/fees, evictions, and court hearings, etc.
6. Responsible for all personnel issues on the property by following the FLF standard. This includes but is not limited to the following: a. Responsible to recruit, interview, hire, and counsel, promote and terminate Team Members with the assistance of Human Resources and the COO. b. Monitor daily work and professional growth of all Team Members. c. Schedule and monitor PTO for Team Members on the property. d. Ensure all team members comply with FLF's dress code (for the property). e. Complete meaningful annual performance reviews with all team members. f. Ensure required training is completed by all team members. g. Comply with all training requirements set forth for this position.
7. Manage, create and monitor the marketing of the property. This includes but is not limited to the following: a. Drive qualified traffic to the property. b. Property Maintenance and Cleaning:
With customers moving in and out, cleaning the units is required. Do you know that joy you feel when you enter a clean room? That's what we want for our customers.
Cleaning around the property and office is also part of it. This is not just for the customers; you also deserve to work in a clean environment.
Daily walks around the property to make sure everything is working properly. As a handy person some things you will know how to fix, and for all the other ones contacting vendors to get the job done is the way to go.
Some Other things:
Some customers like to pay with cash, so you will have to drive to the bank to make deposits.
Some boring (or not) paperwork like auction files, tenant letters, reports and other office activities.
What do we need from you?
You may be responsible for multiple stores and making trips to the bank so reliable transportation and a valid driver's license is required.
A year of experience in the Storage Rental Industry would be great, but we are not picky, so if you have a couple of years in Customer Service Management, this should be an easy transition for you.
Our schedule is a little bit different, so to make this work you need to be available for business hours from Monday-Saturday, including weekends and Holidays as needed. Our properties are open Monday through Friday from 9:30 AM to 5:30 PM, and on Saturdays from 9:30 AM to 4:00 PM. We are closed on Sundays.
You don't need to be tech savvy, but computers are everywhere these days, so proficiency in Microsoft Office is necessary.
You will be working alone or in a small team most of the time, so we hope that's something you look forward to it.
Cleaning and maintaining the property requires some physical activities, so make sure you are able to lift up to 50 lbs. as well as push, pull, bend and lift. Regularly walking the property is required.

SUMMARY
The Property Manager is fully accountable for all property operations. ESSENTIAL DUTIES AND RESPONSIBILITIES
Conduct all business in accordance with company policies and procedures, Fair Housing laws, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to multifamily housing.
Financial:
Assists the RVP in formulation of budgets for each upcoming calendar year.
Responsible for staying within the established budget guidelines throughout the year, escalating any anomalies or exceptions.
Responsible for monthly review of financial statements and preparing owner reports.
Ensures that all rents are collected, posted, and deposited in a timely manner.
Performs evictions and utility cut-offs as required on delinquent rents.
Maintain a positive relationship with vendors to ensure accurate invoicing, work scheduling, and obtaining certificates of insurance (COI).
Responsible for approving and submitting all invoices to corporate office for processing.
Approves property expenditures.
Personnel:
Recruits, hires, trains, and supervises all on-site property staff in order to achieve operational goals of assigned property. This process includes new employee orientation, review and approval of timesheets, instructing and advising on-site staff of employee policies and procedures, and performance evaluations.
Works with the Human Resources department in developing and coaching employees to achieve property and company goals.
Conducts ongoing training with property staff; e.g., leasing paperwork, workplace safety, and any other type of training that may be needed.
Administrative/Office:
Ensures that lease files are completed accurately and timely.
Reviews all lease applications and signs new move-in leases and addendums.
Conducts property inspections with government agencies, Fogelman leadership, and property owners.
Ensure that the property meets all requirements as outlined in Fogelman audits and regulatory agency audits.
Responsible for office opening on schedule, condition of office and model apartments.
Maintains all on site local and state licenses.
Reports all liability and property incidents through the online incident reporting system.

Resident Relations:
Builds a resident focused culture.

Reviews all notices to vacate to determine the cause of the move-out. Locates any problem areas and develops plans for process improvement.
Follows Fogelman policies and procedures to maintain positive resident communications; e.g., resolving complaints, service requests, etc.
Maintenance:
Physically walks and inspects the entire property on a regular basis, including verifying the condition of the overall property, common areas, and vacant apartments.
Ensures that all service requests are assigned and completed in a timely manner.
Coordinates with maintenance staff to ensure timely turnover of apartments after move-out.
Marketing/Leasing:
Develops a property marketing plan and oversees outside marketing.
Ensures that the marketing reports are completed in a timely manner.
Trains the leasing staff to properly welcome and show the property to prospective residents.
Maintains awareness of market/industry conditions and trends.
General:
Weekend work may be required.
Adhere to all company policies including but not limited to safety and Fair Housing.
Less than 5% overnight travel may be required.

QUALIFICATIONS AND SKILLS
Five years of experience in on-site property management preferred.
Three years of experience as a property manager preferred.
Must have background in supervision and a successful track record of accomplishments.
Certified Apartment Manager (CAM), Residential Apartment Manager (RAM) or Certified Property Manager (CPM) certification preferred.

Qualifications:
The Regional Property Manager will have the following qualifications:
Minimum 5+ years-experience in affordable LIHTC & HUD Project Based Section 8 multi-family affordable housing property management. Successful experience with certifications, recertifications, REAC/NSPIRE inspections, and MORs is required.
Working knowledge of all aspects of property management, accounting, inspections, collections, evictions, marketing, etc.
Strong computer skills - Yardi, Microsoft applications (Word, Excel, Outlook, Teams, Sharepoint) are required.
Willing to travel extensively to be on-site at properties within the RPM's assigned portfolio. Travel is typically daily but, often multi-day to properties within the region.
Understanding of financials, budgets, regulations, all applicable affordable programs, local and state statutes.
College degree preferred, but not required. CPM/HCCP/COS/certification or equivalent strongly preferred.
