1. Title Examination and Underwriting:
Review title abstracts, surveys, and other property documents to identify potential title defects, liens, encumbrances, or other legal issues.
Analyze legal complexities and make informed decisions regarding the insurability of a property title.
Provide underwriting support to title agents by assessing risks and approving title insurance policies within established guidelines.
2. Legal Advice and Consultation:
Prepare and review deeds, contracts, powers of attorney, trust documents, title abstract reports, and any other legal documents relevant to conducting settlements and insuring title.
Offer legal counsel to internal teams (sales, escrow officers, agents) regarding complex title issues, contract interpretation, and compliance matters.
3. Relationship Management:
Develop and maintain relationships with local real estate professionals, lenders, attorneys, and other key stakeholders in the region.
Build strong partnerships with local title agents to provide timely and accurate legal support.
Present educational courses.
4. Business Development:
Participate in marketing initiatives to promote the company's title insurance products and services within the region.
Identify potential business opportunities and collaborate with sales teams to expand market share
Conduct settlements

Qualifications
Education:
Juris Doctor (JD) degree
Experience:
Proven experience in real estate law, with a focus on title insurance and property ownership issues
Knowledge and Skills:
Strong understanding of title examination procedures, legal research methods, and relevant regulations
Excellent communication, negotiation, and interpersonal skills to effectively collaborate with diverse stakeholders
Ability to work independently and manage a high volume of transactions within tight deadlines
Familiarity with local real estate market dynamics and legal nuances within the assigned region

Facility with MS Office and similar typical business software is required. Familiarity with Intapp OPEN or other automated conflict of interest clearance workflow procedures and systems as found in AmLaw 100 firms is preferred.

Salary range of $92,400 - $115,500 based on geography and experience level.

Position Overview:
The Staff Attorney/Senior Staff Attorney will be expected to implement important strategic initiatives to advance the objectives and goals of the Power and Democracy Program. Responsibilities will encompass litigation, policy, voter protection, and public advocacy on behalf of Advancement Project and our grassroots partners in local communities.
What You'll Do:
Support the overall strategic success of the Power and Democracy Team.
Work on all facets of Advancement Project litigation matters, including developing legal strategies.
Cultivate strategic relationships with external partners and allies.
Implement strategic initiatives and goals for the Power and Democracy Program.
Conduct investigations, complete complex legal research, and prepare legal documents such as memoranda and briefs.
Participate and/or speak at advocacy events and other outreach activities.
Represent Advancement Project at coalition tables and convenings.
Develop legal and legislative materials, as well as presentation and advocacy materials.
Participate in strategic planning and provide recommendations regarding how to respond to policy and legislative opportunities and legal developments.
Support partners in legal and policy matters.
Work with colleagues in various program areas to develop strategies and otherwise advance the organization's positions.
Guide team members and interns on work products, as assigned.
Assist with the legal and policy work cross-program, as needed.

In addition to the responsibilities identified above, Senior Staff Attorneys will, where appropriate, lead strategic initiatives and goals for the Power and Democracy Program and lead large litigation teams.
Required Skills:
Demonstrate excellent legal research, analysis strategic thinking, and writing skills.
Demonstrate excellent oral and written advocacy skills, including the ability to present oral arguments to judges and to communicate effectively with a variety of audiences, including grassroots partners, diverse community members, board members, senior leadership, and executives.
Demonstrate knowledge of federal and state election laws and rules governing civil and appellate litigation.
Maintain working knowledge of policy developments, community lawyering, and advocacy practices, as well as internal policies and procedures.
Ability to maintain mentoring relationships with other attorneys on staff.
Compose persuasive and factually accurate reports, legal documents, letters, and correspondence appropriate for the intended audience.
Read, analyze, and interpret complex legal documents, including laws, regulations, statutes, contracts, and court opinions.

What You Need to be Considered:
Juris Doctorate (J.D.) from an accredited law school;
Civil rights litigation experience;
6 years of relevant experience in a similar position and/or performing similar tasks for a Senior Staff Attorney position;
4-5 years of relevant experience in a similar position and/or performing similar tasks for a Staff Attorney position;
Voting rights or related civil rights experience is preferred.
