POSITION OVERVIEW: Under the general direction of the Property Manager, provides project management of Versant's real estate portfolio. Assist in strategic decisions regarding the purchase or sale of property. Coordinate and oversee contractors working on real estate matters. ESSENTIAL FUNCTIONS: • Advise the Property Manager and Versant's management team regarding the Company's strategic interests in real estate across the service territory. • Assess Company owned properties and suggest appropriate actions, including purchase, sale, and forest management. • Manage the liquidation process for certain properties, working with affected stakeholders for positive outcomes. • Assess transmission corridors for encroachments, vegetation reclamation, or potential expansion of Company rights. Advise on appropriate course of action. • Responsible for evaluating and updating real estate records for Versant's critical transmission and distribution corridors. • Assist Company management with strategic decisions regarding transmission development and business development. • Responsible for accurate accounting of project expenses. • Provides business expertise, assists in preparing business cases, financial analysis, and supports decision making. • Manages communication, relationships, and stakeholder management with external parties including developers, local municipalities, property owners and businesses, and coordinates these efforts with internal resources. ADDITIONAL RESPONSIBILITIES: Performs other related duties as assigned including designated duties associated with storm restoration. REQUIRED OR PREFERRED EDUCATION, CERTIFICATIONS, EXPERIENCE, KNOWLEDGE, SKILLS AND ABILITIES: • Bachelor's degree in engineering, project management, environmental sciences, business or related fields required. M.S. or MBA degrees preferred. • Position requires strong business acumen, project management, leadership and general management skills. • Requires skills in strategic work planning, organizing and analysis. • Position requires a minimum of 10 years of experience in utility real estate management. • Strong interpersonal, organizational and team-building skills required. • Position requires proficiency in Excel, Project, Word, PowerPoint, SmartSheet, and financial programs. • Excellent communication skills, both written and spoken required. Proficiency in public speaking in settings such as town meetings, and informational forums. • Demonstrated ability to handle multiple priorities, schedules, budgets, and meet deadlines. • Direct experience in managing contractors and contract documents. PHYSICAL AND MENTAL JOB REQUIREMENTS Position requires both office and field work, and requires walking, standing, and driving. Construction projects require regular field visits to remote, outdoor job sites. Some evening meetings may be required. Some projects require overnight travel. Position requires flexible schedule and frequent hours outside of the normal business hours. Position requires excellent technical, analytical, organizational, and communication skills. Position requires frequent interaction with contractors and Versant Power employees. Position requires visual and mental concentration. Position requires extensive computer usage. Position may be stressful due to deadlines, workload, and interpersonal interactions under pressure. Position requires current Maine Driver's License.
