Position Overview
As an Assistant Project Manager, you will support Project and Development Managers in overseeing client capital projects from due diligence through closeout. Responsibilities include managing the design and permitting process, procuring contractors, developing and maintaining project budgets and schedules, and ensuring overall quality assurance. The role involves close collaboration with clients, design teams, contractors, and consultants to achieve project goals efficiently and effectively.
Key Responsibilities
Support the management of up to three simultaneous capital improvement or development projects.
Assist with coordination of all project phases, including design, permitting, scheduling, budgeting, sustainability goals, client standards, QA/QC protocols, and potential tax credit requirements.
Develop and maintain the overall Critical Path Method (CPM) Master Project Schedule.
Assist with procurement of consultants, architects, engineers, and general contractors.
Evaluate contractor proposals for scope, accuracy, and alignment with project goals.
Support the value engineering process with input from ownership, design teams, and general contractors.
Coordinate day-to-day communications and resolutions among architects, contractors, and clients.
Maintain organized project documentation, including meeting agendas & minutes, RFIs, submittals, invoices, and change orders.
Support procurement and coordination of owner-supplied items such as FF&E, artwork, and signage.
Lead coordination efforts with dry utility providers and jurisdictions.
Conduct regular job site visits to monitor progress and ensure compliance with budget, schedule, and quality objectives.
Facilitate project closeout, including punch list coordination and turnover documentation.
Build and maintain strong relationships with vendors, consultants, contractors, and client stakeholders.
Qualifications
Bachelor's degree in Engineering, Construction Management, or a related field.
Minimum of 3 years' experience in commercial construction project management.
Prior experience with design-build project delivery is a plus.
Proficiency in Microsoft Office Suite (Outlook, Excel, Word, PowerPoint).
Prior experience with Procore, Autodesk Build, or similar software is a plus.
Experience with scheduling software such as Microsoft Project or Primavera P6.
Strong written and verbal communication skills.
Understanding of design, permitting, and construction administration processes.
Self-starter with strong organizational skills and the ability to work independently.

Ensure Change Orders are completed for any out-of-scope work, with the required authorization of the customer. Provide necessary Change Orders information to Estimating Department.
Provide job status updates & percent completion to the Estimator to facilitate monthly billings.
Visit job sites on a regular basis to stay in touch with installation methods and the status of their projects, if needed.
Follows through with schedules, material tracking, manufacturing and installation.
Effectively communicates and documents projects to include submittals, approvals and change orders
Drafting
Provide detailed and accurate AutoCAD and Cabinet Vision drawings for a full submittal package per LCCM's standards and Contract Specifications.
Produce thorough and complete Production Packets that ensure that assembly can be done accurately and efficiently to match the scope of the project. Communicate directly with Production on complicated projects or whenever necessary.
Produce thorough and complete Installation Packets that ensure installation can be done accurately and efficiently. Include highlighted Floor Plan for job site navigation.
Maintain current drawing files on all projects, with a current drawing list.
Administration
Share knowledge and expertise readily to support other departments.
Organize data, reports, and paperwork in a method that is easily accessible to other team members if necessary. Project specific information, Daily Install Reports, and emails saved to DropBox.
Provides role specific reports (Submittals, Production Packets, Change Orders Communication, etc.) in a timely manner and takes ownership of the reports' completion and accuracy.
Effectively communicates and documents projects to include Submittals, Approvals, and Change Orders.
Material Management
Accurately and thoroughly calculate material take-offs with proper quantities and material specifications to be turned into Purchasing. If take-offs are done by another Project Manager, make sure they have all the necessary information.
Complete and turn in detailed and accurate Material and Hardware Order Logs to Purchaser for materials to be order. If completed by another Project Manager, confirm, and approve accuracy of material order before turning into Purchasing.
Research and assist with ordering hardware and specialty items for projects.
Stay updated on the status, lead times, and delivery dates of materials ordered on projects.
Upon receipt of materials, confirm with Purchasing that all materials have been received in correct quantities to proper specifications.
Ensure all contractor delivered materials (sinks, faucets, etc.) are received and stored properly until needed by Production teams.
Communicate and schedule any subcontractor scope of work including stone and stainless/ custom metal specialty items.
Quality Control
Ensure projects are completed to the quality standards of Low County Case and Millwork with time and budget in mind. This includes both Production and Installation.
Communicate and coordinate punch lists with Field Supervisors.
Shop walk throughs as production starts for quality control and verification that details are correct (especially with custom projects).
EXPERIENCE & QUALIFICATIONS
A minimum of 5 years' construction/manufacturing experience is required
Must have knowledge of carpentry, cabinetry, and/or millwork.
Proficiency in office-related software and equipment.
Proficient in AutoCad, Cabinet Vision and Microsoft Office.
Excellent interpersonal and communication skills, both verbal written, are required.
Ability to manage and coordinate multiple jobs simultaneously.
Knowledgeable and experience with architectural plans.

Essential Responsibilities:
Serve as Senior Technical Advisor and Subject Matter Expert.
Identify new markets and clients to bring in new projects, while maintaining positive relationships with existing clients.
Prepare proposals and qualification statements, including estimates and presentations.
Prepare project schedules, scopes, and budgets, ensuring on-time and on-budget performance.
