Manages the scope of work and has mastery of the contract documents.
Proactively identify changes in work scope and ensure appropriate planning measures are taken with internal and external project team members to reassess and amend the scope of work requirement and timeline.
Analyze and resolve issues that have the potential to jeopardize the ability to meet agreed upon deliverables.
Reviews change orders for accuracy.
Reviews and takes action on contractor pay requests and invoicing.
Reviews status reports prepared by project personnel and modifies schedules or plans as required; prepares project reports for Level 10 management, owner or others.
Manages claims; identifies and resolves potential claims with subcontractors/suppliers.
Participates in project coordination meetings.
Ensures adherence to insurance, safety, labor relations, EEO and tax regulations.
Monitors and ensures quality control.
Works with Safety Director to ensure jobs have safe working conditions and safe work practices are in place.
Establishes and maintains positive relationships with key owners and architects.
Accountable for project completion and financials, Critical Success Factors, Customer Satisfaction Results.
Directs and ensures timely completion of project close-out activities.

Qualifications:
Bachelor's degree in construction management, Engineering, Architecture, or related field.
7+ years of project management experience in the construction industry -
(Large TI and/or Healthcare)

Excellent communication skills and interpersonal skills.
Proficient computer skills in Microsoft Office Suite, Project Management software (Prolog or similar) and Scheduling software (Primavera or similar).
Ability to identify and resolve complex issues.

Primary Function:
The Project Manager will serve as the operational and logistical lead for the Nevada Terrestrial Assessment, Inventory, and Monitoring (AIM) project under the Bureau of Land Management (BLM). The Project Manager will work on general aviation and non-hub commercial service airports. Projects include federal and state funded airport improvement programs as well as locally funded projects at public and private use airports.

Design experience on FAA and State DOT aviation projects within an assigned client base.

The Project Manager will oversee project operations at the Regional office or Jobsite and accomplish project objectives by planning, scheduling, and executing project activities throughout each phase to completion.

Complete and be accountable for the job cost control measures through monthly Financial Analysis Worksheets (FAW's) on assigned projects.
Provides project team leadership throughout construction project development.

Basic Requirements
At least 5 years of Construction Management work experience.
Minimum Requirements
Experience with estimating/project management/managing specialty scopes of construction.
Ability to diagnose and process key information, recognize critical areas on the job that could impact profitability, and then actively navigate the project away from risks and liabilities for a successful outcome.
A clear understanding of how to read and understand specifications and drawings is required.
Proficient in Microsoft Windows, Microsoft Office Suite (Excel, Word and Outlook) Bluebeam, OnScreen Takeoff, and QuickBid. Experience with critical path method scheduling software such as Microsoft Project.
Strong oral and written communication skills is required.
