Position Summary: The Real Estate Manager is responsible for managing a territory of clinics within the Athletico portfolio, including responsibility for managing renewal and expansion opportunities at existing clinics. This role will be responsible for leading and negotiating lease negotiations, influencing key stakeholders utilizing data-driven strategies for real estate and site selection, providing ongoing reporting company wide, and supporting the development and presentation of business cases to key decision makers. Essential Duties and Responsibilities: The below is not an exhaustive list of duties and you will be expected to perform different tasks as necessitated by your changing role within the organization and the overall business objectives of the organization. * Autonomously manage and influence a comprehensive, strategic market plan for a defined territory and liaise with field resources and other company stakeholders in the execution of new leases, renewals, expansions and consolidations. * Self-starter that takes initiative to manage lease portfolio span while demonstrating prior experience and expectations of role. * Work collaboratively with Vice Presidents of Clinical Operations ("VPCOs") and master broker to oversee, negotiate and execute DeNovo and renewal transactions. * Partner with master broker to review market research and comparables, prepare letter of intent terms and communicate with Landlords in alignment with Athletico's greater real estate strategy and operational goals. * Analyze abstract reports of leased sites, validate market research, evaluate occupational costs and space requirements, and review historical maintenance cost data with regular evaluation of portfolio renewal strategy. * Prepare and present key deal data to Real Estate Committee inclusive of Chief Financial Officer and Senior Operations leadership. * Proactively lead real estate construction project process from lease negotiation through opening/completion; coordinate scope definition, adhere to critical construction date-driven milestones within lease requirements and support communication between Landlord and project management through architectural plan approval, permit issuance, construction commencement, signage review and installation etc. * Implement the real estate strategy with and provide support to Operations leadership, Facilities Maintenance, Legal, Accounting, Marketing and IT. * Work in conjunction with Real Estate and Market Growth Strategy leadership to continually refine market planning and performance forecasting tools. * Monitor and maintain real estate project tracking system and corresponding Key Performance Indicators to ensure timely and successful deal completion. * Oversee third party lease administration and portfolio management partnerships. Qualifications: * Education: * Bachelor's degree in Business Administration, Real Estate, Finance or similar field required * Work Experience: * Five years of corporate real estate experience and/or related training required, including tenant Transaction Manager experience with a large portfolio leading lease renewals * Prior experience presenting and communicating effectively with top stakeholders * Experience in all U.S major markets preferred * Certification/Licensure: * None required * Knowledge and Technical Skills: * Demonstrated interpersonal skills with results and detail-oriented mindset * Advanced Excel, analytical, and quantitative skills required * Strong written and verbal negotiation and communication skills * Ability to work well with all levels of management and execute administrative work * Capacity to multitask, think strategically and work in fast paced environments with analytical rigor and execution * Proficient in Microsoft 365, CoStar, Buxton and Smartsheets * High level professionalism including communication and in-office work environment Language Skills: * Ability to read, write and speak English proficiently Physical Demands: * Ability to fulfill office activities including, but not limited to, remain stationary for extended periods of time (i.e., while working at a desk), stoop/kneel/crouch, travel around the office, communicate with others (verbal and written), and use fine motor skills including fine hand manipulation and keyboarding. * Ability to see at close range, distance vision, peripheral vision, depth perception, and the ability to adjust focus * Occasionally lift and/or move up to 20-25 pounds * Ability to travel up to 25% of time Work Environment: * Consistent with a standard office environment, noise level is low with little to no extraordinary environmental factors.
