Summary/Objective:
The Mechanical Project Executive will provide overall management direction for two or more projects and develop new business opportunities relative to a client, group of clients, or geographical area in the fields of Commercial HVAC or Commercial Plumbing.
Essential Functions:
Plan, organize, and staff key field positions through Director of Commercial Construction or project/labor construction managers
Establish project objectives, policies, procedures and performance standards within boundaries of corporate policy
Monitor and develop staff, evaluate performance, and address employee relation issues as warranted for staff
Initiate and maintain liaison with prime client, Architect, and Engineer, to facilitate business development and construction activities
Monitor/control construction through administrative direction of on-site superintendent to ensure project is built on schedule, within budget; investigate potentially serious situations, and implement corrective measures
Represent company in project meetings; assist in negotiations/strategy meetings, etc.
Manage financial aspects of contracts (fee payment, rental equipment, income/expenses, etc.) to protect company's interest and simultaneously maintain good relationship with client
Build and maintain a positive relationship with internal project teams, our customers, subcontractors, and key vendors. Builds positive morale on the project site
Coordinate with various internal departments such as pre-construction, sales, safety, purchasing, CAD/BIM, and fabrication shops as well as client personnel and others to: Develop and maintain a construction plan and schedule. Scope out vendor quotes and purchase equipment and material. Scope out subcontractors and issue subcontracts. Provide guidance for the fabrication schedule
Create Revenue Forecasts, Schedule of Values, Cash Flow analysis, and other financial analysis
Identify changes in scope, prepare pricing, and submit potential change orders to customer
When necessary, develop recovery plans to bring a project that is experiencing issues, such as issues with safety, quality, or production back on track
Distributes final required documentation to subcontractors
Performs other duties as assigned
Supervisory Responsibility: Yes
Required:
Bachelor's degree in engineering, and/or equivalent combination of vocational training and experience
10+ years' experience/knowledge of construction, design, finance and projectmanagement
Must be able to apply innovative and effective management techniques to maximize project performance
Thorough understanding of corporate and industry practices, processes, standards, etc. and their impact on project activities
Must be a skilled businessperson
Must meet all company requirements
Superior communication and interpersonal skills (tact, diplomacy, influence, etc.)
Must be able to apply innovative and effective management techniques
Proficient in Microsoft Office Suite
Requires overtime as needed
Work Environment:
May work in varying temperatures; both inside and outside, including inclement weather, heat, humidity, cold and dampness
May work in areas with exposure to moderate/high noise levels
May be exposed to fumes or airborne particles including dust
May be required to work in confined spaces or from high heights
Physical Demands:
While performing duties of the job the employee may work aloft, climb, bend, pull, reach overhead, stand/walk for long periods of time and lift up to 50 lbs.
Frequently is required to use hands to finger, handle or feel objects, tools or controls; and reach with hands and arms
Must be able to correctly identify all colors of a color-coded cable/wires and see close vision, distance vision, depth perception, peripheral vision and ability to adjust focus
Travel:
May require travel (typically not overnight)
Preferred:
Familiarity with the BIM process
Prior experience with Procore - ProjectManagement System

The Assistant ProjectManager (APM), will support ACI's field operations on Commercial Construction projects with the primary responsibility of ensuring our field supervision has the materials, equipment and information necessary to effectively complete the scope of work. As an extension of the ACI Senior ProjectManager (SPM) and/or ProjectManager (PM) the APM is ultimately responsible for understanding and accomplishing the customer's goals while protecting and promoting the interests of ACI and its subcontractors/suppliers in all project related matters.

* Assists SPM/PM in the submission and review of permits, proposals, submittals, contracts and change orders
* Reviews specifications and drawings in preparation of subcontractor scopes of work
* Understands contract documents and help identify scope gaps.
* Prepares and distributes project RFI's and Submittals and maintain subsequent logs
* Reviews vendor/supplier's submittals for conformance to contract documents and timely track the submittal process
* Managesproject specific materials and equipment purchases including: sourcing, maintaining vendor relations, ordering and tracking deliveries and receiving and processing invoices
* Assists PM with procurement and the buyout process
* Creates and maintains internal project schedules and project tracking reports
* Supports field in expediting schedule, completion of field paperwork and expediting materials to projects
* Assist project superintendent with enforcement of site safety and notifies management of any issues that arise which affects safety, quality, budget and progress of work
* Supports operations and PM with client communications regarding project schedules and milestones
* Maintains good customer relationships
* Assists and supports the PM by attending/scheduling project meetings with ACI's project team, clients, subcontractors, vendors and suppliers
* Prepares and distribute subcontractor and client's meeting minutes
* Attends and setups punch list walk-thru as needed; compile the punch list and forward to PM and Superintendent

Summary/Objective:
The Assistant ProjectManager (APM), will support ACI's field operations on Commercial Construction projects with the primary responsibility of ensuring our field supervision has the materials, equipment and information necessary to effectively complete the scope of work. As an extension of the ACI Senior ProjectManager (SPM) and/or ProjectManager (PM) the APM is ultimately responsible for understanding and accomplishing the customer's goals while protecting and promoting the interests of ACI and its subcontractors/suppliers in all project related matters.
Essential Functions:
* Assists SPM/PM in the submission and review of permits, proposals, submittals, contracts and change orders
* Reviews specifications and drawings in preparation of subcontractor scopes of work
* Understands contract documents and help identify scope gaps.
* Prepares and distributes project RFI's and Submittals and maintain subsequent logs
* Reviews vendor/supplier's submittals for conformance to contract documents and timely track the submittal process
* Managesproject specific materials and equipment purchases including: sourcing, maintaining vendor relations, ordering and tracking deliveries and receiving and processing invoices
* Assists PM with procurement and the buyout process
* Creates and maintains internal project schedules and project tracking reports
* Supports field in expediting schedule, completion of field paperwork and expediting materials to projects
* Assist project superintendent with enforcement of site safety and notifies management of any issues that arise which affects safety, quality, budget and progress of work
* Supports operations and PM with client communications regarding project schedules and milestones
* Maintains good customer relationships
* Assists and supports the PM by attending/scheduling project meetings with ACI's project team, clients, subcontractors, vendors and suppliers
* Prepares and distribute subcontractor and client's meeting minutes
* Attends and setups punch list walk-thru as needed; compile the punch list and forward to PM and Superintendent
* Compiles and provides closeout documentation (turnover packages) to the client at the end of the project (as-built drawings, O&M's, warranties, etc.)

Summary:
An ACI Industrial ProjectManager will provide overall project direction for ACI's Richmond, VA Industrial Division. They will oversee a portfolio of small to large-scale industrial construction projects from inception to completion while interfacing with construction professionals, cross-functional internal teams, and the client. The Industrial ProjectManager will also develop new business opportunities with our preferred clients and work to improve the entire customer experience.

Summary:
An ACI Industrial ProjectManager will provide overall project direction for ACI's Richmond, VA Industrial Division. They will oversee a portfolio of small to large-scale industrial construction projects from inception to completion while interfacing with construction professionals, cross-functional internal teams, and the client. The Industrial ProjectManager will also develop new business opportunities with our preferred clients and work to improve the entire customer experience.
A successful ACI PM is a team leader who effectively measures, monitors, and controls all aspects of their projects to ensure these projects meet their established performance goals. Our PMs possess the soft skills required to work with the unique personalities present in the construction environment and overcome the challenges common on large construction projects.

Essential Functions:
* Serves as a primary point of contact for key customer accounts
* Builds and maintains strong, long-lasting client relationships and develops trusted advisor relationships with client stakeholders

* Assists in the development of new business opportunities with existing clients
* Develops and implements a sound project execution plan for each project
* Identifies, analyzes, manages, and mitigates project risks

* Coordinates with internal departments to include pre-construction, business development, safety, procurement, VDC, fabrication shops, and AP/AR as well as clients, subcontractors, and key vendors to:

* Solicit & review vendor quotes, purchase equipment & material
* Develop subcontractor scopes of work and issue subcontracts
* Provide guidance for the fabrication schedule
* Develop & implement project-specific safety plans
* Ensure that supplier and subcontractor invoices have been reviewed / approved and scheduled for payment per the contract documents
* Draft project payment applications per the project SOV & billing schedule
* Interacts with and provides oversite to ACI field crews and subcontractors to assure they are meeting the safety and productivity goals of the project
* Monitors and implements effective change control to include identification of changes in scope, preparation of change order pricing, submission of potential change orders to customer, internal processing of approved change orders, and maintaining change order logs
* Forecasts and tracks key account metrics (to incl. budget & schedule) and prepares monthly internal reports summarizing project status
