Job Description Summary:
The Property Manager is primarily responsible for effectively managing and coordinating people, activities, and available resources to maximize the successful operation of the property. The position will develop the property team members to maximize performance and take a hands-on approach to any necessary duties to accomplish objectives as well as to facilitate the successful performance of others by performing the following duties personally or through subordinates. The Property Manager will be well versed in LIHTC and Affordable Housing operations with proven success in turnaround or renovated properties.
Responsibilities:
Initiates and manages all core business processes, including leasing, resident relations, marketing, maintenance, budgeting, accounts receivable, accounts payable, vendor relations, selection and recruitment, and team development.
Holds regular team meetings to communicate goals, progress toward goals and expectations, and identify actions to achieve objectives.
Creates a clear, realistic vision for the property and effectively communicates expectations and direction to team members
Purchases supplies and equipment for use on leased properties in accordance with the Annual Operating Budget.
Prepares monthly HUD/LIHTC compliance paperwork accurately and timely.
Ensures all proper screening of applications, reviews and signs lease agreements and ensures proper collection of fees and rents, based on the HUD/LIHTC regulations accurately and timely.
Physically walks and inspects property on a daily basis, checks on vacant apartments.
In conjunction with the Maintenance Supervisor (if applicable), conducts on-site safety meetings to discuss relevant policies and procedures and other relevant safety topics.
Follows through on resident problems to satisfactory resolution and communicates problems to any necessary party to facilitate resolution.
Essential Skills:

Job Description Summary
The Assistant Property Manager is responsible for assisting the Property Manager in the overall operation of the property, and the day to day implementation of policies, procedures and programs that ensure a well-managed, well-maintained building. The Assistant Manager will be asked to assume greater responsibilities, as well as knowledge of all aspects of property management. An Assistant Property Manager must display maturity and good judgment. The Assistant Property Manager will be well versed in LIHTC and Affordable Housing operations with proven success in turnaround or renovated properties.
Responsibilities
Answer telephones and provide leasing information, schedule appointments for tours, take maintenance requests, assist residents with needs, etc.
Works closely with the Property Manager in learning all aspects of management, including administrative and financial duties.
Assist in the handling of resident service request and various concerns as required.
Manage the collection of rent and submit notices as required.
Physically walk and inspect property on a daily basis, checks on vacant apartments.
Assists with creating monthly reports including but not limited to renewals, rents, leasing, traffic and resident retention programs HUD/LIHTC compliance paperwork accurately and timely.
Several administrative duties.
Requirements
Associate degree preferred but not required.
One year of LIHTC/Affordable housing experience required.
Proficient in internet software; systems software Microsoft Office (Excel, Word, Power Point, and Outlook).
Industry Software Bluemoon, Yieldstart preferred
Onsite or Yardi (CRM, Voyager, P2P) required.

Job Description Summary:
The Maintenance Technician performs routine maintenance in individual apartments, common areas and amenity areas. Prepares vacant units for new move-ins. Performs routine preventive maintenance. Assists in various cleaning functions and assists in monitoring the grounds. Maintains and repairs physical structures of buildings and maintains grounds by performing the following duties.
Responsibilities:
Maintains and repairs buildings: areas of responsibility include, but are not limited to: electrical, plumbing, carpentry, HVAC, landscaping, painting, cleaning, appliances, pools, utilities, elevators, fencing/gates, and fire systems.
Responsible for completing all service requests/ work orders at the direction of the maintenance supervisor or property manager as required within 24 hours.
Complete apartment service tickets and log all assigned work orders accurately and in a timely fashion.
Manage vacant apartments by preparing them through the turnover process so apartments are ready to lease to new prospects. The work includes the maintenance of the unit, painting, cleaning and carpet cleaning.
Replaces worn or damaged parts such as hoses, wiring, and belts, in machines and equipment such as truck, street sweeper and other equipment used within the maintenance department.
Assists in ordering supplies for the property.
Cleans internal and external areas of buildings, including dusting, sweeping, and mopping, washes windows.
Requirements
High School diploma, or GED equivalency, and minimum of 1-2 years direct experience as a Make Ready or Maintenance Technician for an apartment community, or equivalent combination of education and experience.
EPA I or II, Universal or HVAC certified is required.
CPO Certification is a plus and experience maintaining pools is required.
Must have supervisory experience.
Thorough understanding of electrical, plumbing, HVAC systems, carpentry, landscaping, painting, cleaning, appliances, utilities, elevators, fencing/gates, and fire systems.
Experience with Onesite, Yardi, or other property management software is a plus

Maintain consistent effort to increase resident retention, which includes but is not limited to assisting, coordinating and participating in resident events.
Assist in keeping the office neat and clean.
Assist in follow-up on work orders.
Requirements:
High School Diploma and one to two years related experience and/or training in residential services, customer service, or sales or equivalent combination of education and experience.
Previous experience with marketing, sales, and customer service.
Experience with Bluemoon, Yieldstart preferred, and Onsite or Yardi (CRM, Voyager, P2P) required.
Proficient in computer software including, but not limited to, Microsoft Office (Excel, Word and Outlook).
Cover leasing office on weekend shifts as needed.
