Duties and Responsibilities: Manage most aspects of the leasing process, including greeting guests and recording all in-person, phone, email, and text traffic, assessing needs, qualifying prospects, ensuring apartments are ready to demonstrate effectively and lease apartments, processing applications, and completing move-in/lease paperwork/inspections. Respond to phone and email inquiries about leasing information, maintenance requests, and resident concerns. Use good judgment to know when to escalate matters to the property manager. Maintain courteous communications, follow up, and document correspondence with residents, applicants, prospects, vendors, and representatives of other companies. Perform “mystery shops” of competing communities and maintain a market survey. Complete all marketing/advertising activities at the direction of the community manager. Assist with social media and reputation management. Assisted with resident retention through renewal programs, community events, etc. Complete any other projects as needed and under the guidance and direction of the Property Manager. What You'll Be Doing Greet prospects and qualify by covering all criteria (ask questions, utilize completed guest cards, etc.) Prepare move-in packages and lease paperwork. Immediately record all telephone and in-person visits on appropriate reports. File your guest cards and maintain them according to established procedures. Inspect models and available “market ready” units; communicate related service needs to the Community Manager. Have the prospect complete the application and secure a deposit in accordance with Valiant Residential procedures and Fair Housing requirements. Update the availability report and process applications for approval (e.g., credit check, rental history, etc.). Submit processed applications to the Community Manager for approval. Assist in monitoring renewals. Distribute and follow up on renewal notices. Monitor advertising effectiveness. Gather information about market competition in the area and file. Professionally represent the company at all times. Accept rental payments and give them immediately to the Assistant Community Manager. Type lease, complete appropriate paperwork, and input information on the Yardi System accurately and on time. Review with the Community Manager before obtaining signatures. Assist the management team with other various tasks as required. Consistently implement policies of the community. Requirements Experience in working with the public and/or sales. Must possess strong verbal and written communication skills in English to effectively interact with team members, residents, vendors, and other stakeholders. Bilingual in Spanish is a plus Fair Housing Certification, or willingness to obtain before interacting with prospective residents. Demonstrate an ability to support and contribute to the community team. Demonstrate strong oral and written communication skills. Operate telephone, personal computer/keyboard, Microsoft Office including Word and MS Outlook, and community software. Must possess a positive attitude and the ability to smile under all circumstances. Participate in training to comply with new or existing laws. Ability to work a flexible schedule, including evenings and weekends. Two (2) years experience in previous relevant customer service.
