Maintenance Technicians must wear complete uniform with I.D. badge when working on any Titan Corp. property at all times, including nights and weekends.
Essential Duties include the following (other duties may be assigned):
1. Complete all service requests within 24 hours, unless it requires extraordinary parts or labor.
2. Keep maintenance shop in a clean and orderly manner.
3. Monitor and operate compactor.
4. Help maintain grounds and streets free of litter.
5. Keep uniform and personal appearance clean and neat.
6. Maintain all amenity areas.
7. Assist Community Director with unusual projects as necessary to maintain smooth property operation.
8. Maintain all project directional signs, making sure they are clean, painted, and straight.
9. Monitor recycling containers. Keep them clean and items separated.
10. Call Community Director or Maintenance Supervisor before you are going to be out of work for any reason.
11. Monitor guidelines for vacant, office, and common areas.

· Hand-carry and install furnace / forced air unit weighing up to 90 pounds.
· Hand-carry and install hot water heaters weighing between 70 and 90 pounds.
· Hand-carry and install commode/closet combination weighing 40 to 50 pounds.
· You will be required to climb ladders in order to clean leaves out of gutters and do roof repairs. Ladders required to perform this task will range from 16 to 40 feet in length and range in weight from 20 to 125 pounds. You will be required to lift and transport these ladders.
· Make sure preventative maintenance is done on all weight room equipment.
· Use of a ladder is required to change light bulbs in breezeways and on buildings. These ladders could range in weight from 10 to 125 pounds.
· Changing panels of glass ranging in weight from 10 to 40 pounds is require and may require the use of a ladder to accomplish the task.
· Pool maintenance is a big responsibility and often requires you to lift and / or transport 100-pound drums of granular chlorine, 50-pound drums of stick chlorine, and 50-pound bags of soda ash or bicarbonate of soda. You are responsible for replacing pool pump room motors and pumps. These pumps and motors could range from 25 to 200 pounds, depending on the size required.
· As part of your daily maintenance routine, you may be required to move appliances from one apartment to another apartment on opposite ends of the community. The appliance may have to be transported by means of a hand truck up one to three flights of steps. These appliances will range in weight from 75 to over 200 pounds.
· Our commercial laundry rooms are equipped with single washing machines and / or stacked (double) clothes dryers, which you will be required to move in order to repair and perform preventative maintenance. These machines range in weight from 120 to 150 pounds.
· On occasion, you will be required to move furniture from one model unit to another or move furniture items in a resident's apartment to accomplish certain repairs or to correct flood damage. This would require that you move items weighing several pounds to several hundred pounds.
· During the course of your job, you may be involved in repairs to the building structure. You may be required to move or transport a number of different building type materials weighing several pounds to several hundred pounds
· At certain times you will be required to perform maintenance on special equipment (i.e., exercise equipment, gas grills, golf carts, car washes, amenity areas, and security gates). All of these functions require different physical exertion and their weight depends on the particular equipment (usually in excess of 100 pounds)
· You will be required to perform certain resident service functions or make upgrades to the apartment. An example would be to install track lighting or ceiling fans. Both duties would require the work to be done using a stepladder and require lifting with two hands.
In addition to the above, you will be required to lift and transport other items pertaining to maintenance (weighing up to 200 pounds) for the smooth operation of the property.

The Maintenance Technician is responsible for performing all assigned maintenance tasks to ensure that the property meets safety, appearance, and operational standards. Quick response to resident service requests, taking appropriate action to resolve work orders. Responsible for efficient and fast turnaround of apartment make readies. This includes completing a make ready punch list and ensuring that vacant units are move in ready per expectations. Emergency on-call, nights, and weekends required. Essential Functions:

Responsible for handling, completing, and documenting all assigned service requests/work orders, ensuring that our residents' maintenance needs are met properly, quickly, thoroughly, and professionally. Maintenance and repair may include plumbing, HVAC, carpentry, appliances, carpeting, drywall, worn or defective parts, grounds, and electrical systems. May be responsible for pool maintenance, depending on property needs.
Assists with moving appliances, abandoned furniture and unloading and storing supplies.
Ensure unsafe conditions are corrected immediately, and practice “safety first".
Communicate and maintain accurate records regarding preventative maintenance, work orders/service requests (received and completed), apartment make-ready status, and assigned work-in progress.
Make Ready:
Prepare apartment for occupancy within three to five days of vacancy, in order to maximize occupancy.
Trash out and clean out of food, furniture, appliances and other debris within assigned vacant unit.
Prep assigned unit for painting and flooring.
Timely and thorough completion of assigned items on make ready punch list, including, but not limited to; cleaning, painting, flooring, caulking, wall prep, removal and cleaning/replacement of receptacle and switch plate covers and light fixture bulbs, and holes in walls.
While completing make ready punch list, inspect and report any additional maintenance needs including repairs or replacements not initially noted. Complete any additional tasks that are within manageable skill set.
After final maintenance, painting, and floor work, the Maintenance Technician may be responsible for the last “sparkle”/touch prior to final move in ready inspection.
Ensure ready apartments are inspected daily, communicate and input any new maintenance needs, and inform leasing of ready unit status for prospect showings.
Other duties as assigned by management.

The Maintenance Technician is responsible for performing all assigned maintenance tasks to ensure that the property meets safety, appearance, and operational standards. Quick response to resident service requests, taking appropriate action to resolve work orders. Responsible for efficient and fast turnaround of apartment make readies. This includes completing a make ready punch list and ensuring that vacant units are move in ready per expectations. Emergency on-call, nights, and weekends required. May be required to drive a company vehicle. May also assist in maintaining the physical appearance, condition, cleanliness and curb appeal of the property.
Essential Functions:

Must be knowledgeable of inventory levels of parts and supplies and inform supervisor of shortages, while also ensuring that maintenance shop and current supplies are kept accessible and organized.
Ongoing Work Orders/Projects and Preventive Maintenance:
Consistently maintain the overall attractiveness of the property, taking initiative as needed to keep the property looking professional and appealing to current and potential residents, owners, investors, and lenders.
Regularly conduct inspections of and ensure that apartments, building systems, common areas, and grounds meet Vesta quality standards and expectations, by correcting any deficiencies.
Report any maintenance or physical property needs to the Property Manager and/or lead maintenance personnel for work order input.
Responsible for handling, completing, and documenting all assigned service requests/work orders, ensuring that our residents' maintenance needs are met properly, quickly, thoroughly, and professionally. Maintenance and repair may include plumbing, HVAC, carpentry, appliances, carpeting, drywall, worn or defective parts, grounds, and electrical systems. May be responsible for pool maintenance, depending on property needs.
Assists with moving appliances, abandoned furniture and unloading and storing supplies.
Ensure unsafe conditions are corrected immediately, and practice “safety first".
Communicate and maintain accurate records regarding preventative maintenance, work orders/service requests (received and completed), apartment make-ready status, and assigned work-in progress.
Make Ready:
Prepare apartment for occupancy within three to five days of vacancy, in order to maximize occupancy.
Trash out and clean out of food, furniture, appliances and other debris within assigned vacant unit.
Prep assigned unit for painting and flooring.
Timely and thorough completion of assigned items on make ready punch list, including, but not limited to; cleaning, painting, flooring, caulking, wall prep, removal and cleaning/replacement of receptacle and switch plate covers and light fixture bulbs, and holes in walls.
While completing make ready punch list, inspect and report any additional maintenance needs including repairs or replacements not initially noted. Complete any additional tasks that are within manageable skill set.
After final maintenance, painting, and floor work, the Maintenance Technician may be responsible for the last “sparkle”/touch prior to final move in ready inspection.
Ensure ready apartments are inspected daily, communicate and input any new maintenance needs, and inform leasing of ready unit status for prospect showings.

The expected base salary for this position ranges from $36,600 to $41,600 annually. May be responsible for pool maintenance, depending on property needs.
Assists with moving appliances, abandoned furniture and unloading and storing supplies.
Ensure unsafe conditions are corrected immediately, and practice “safety first".
Communicate and maintain accurate records regarding preventative maintenance, work orders/service requests (received and completed), apartment make-ready status, and assigned work-in progress.
Make Ready:
Prepare apartment for occupancy within three to five days of vacancy, in order to maximize occupancy.

While completing make ready punch list, inspect and report any additional maintenance needs including repairs or replacements not initially noted. Complete any additional tasks that are within manageable skill set.
After final maintenance, painting, and floor work, the Maintenance Technician may be responsible for the last “sparkle”/touch prior to final move in ready inspection.
Ensure ready apartments are inspected daily, communicate and input any new maintenance needs, and inform leasing of ready unit status for prospect showings.

What is the Role?
As a Kiosk Maintenance Technician at Intersection, you will assist in maintaining these kiosks in NYC. You should be able to communicate clearly, both verbally and in writing, and you must possess a valid driver's license with a good driving record. You should be comfortable working in the elements year-round. Knowledge of Manhattan and the surrounding boroughs is a plus.
