Role Overview

Key Responsibilities
Takes a hands-on approach to determine and accomplish portfolio goals and objectives.
Hires, trains, supervises, develops, and mentors Community Managers in accordance with company policies, procedures, and directives; conducts performance evaluations on supervised employees; assists Community Managers with site-level employees. Reviews and approves onsite employee status changes, and terminations.
Establishes effective and regular communication/meetings with employees, owners and AVP/RVP.
Reviews, monitors, assists, and makes recommendations to improve marketing activities; reviews occupancy status; establishes unit pricing based on weekly market surveys.
Reviews/audits property administrative, accounting, and maintenance areas to ensure compliance with established policies and procedures; approves all exceptions of same.
Inspects properties regularly to ensure BH standards are maintained; evaluates maintenance, grounds, and office operations in areas of efficiency. Conducts periodic inspection of vacant homes for market-ready condition.
Supervises and coordinates preparation of annual operating and capital budgets. Monitors and makes recommendations on budget performance and reviews and approves expenditures within specified budget guidelines. Negotiates and/or evaluates contracts and makes recommendations as needed.
Serves as primary liaison between Owner or Owner's representatives and BH; provides asset managers and/or owner groups with necessary reporting and updates. Responds to client/asset manager concerns, questions, issues, and requests promptly through timely reporting and ongoing communication.
Quarterly reviews (QAR) develops PM action plans for deficient items (RM Red Flag Action Plan). Escalates to AVP/RVP and/or other appropriate parties for approval when additional action is necessary.
Travel up to 50% or as needed is required; reasonable use of your vehicle will be required from time to time.

Key Responsibilities

Maintains a strong understanding of the community and local market competitor's specials and floor plans. Have comprehensive working knowledge of all aspects of leasing units and documents in accordance with Company standards and Fair Housing guidelines.
Processes lease application paperwork for the approval of the CM and prepares new lease contracts.
Inspects all target and/or show units in advance and in preparation of greeting and touring new prospects. Touring prospects may include, but is not limited to, vacant or model units and common/amenity areas of the property.
Inspect pre-leased apartments prior to the move-in date and promptly communicate any concerns to the Service Manager or Community Manager.
Understands, utilizes and promotes all third-party online leasing programs appropriately.
Ensure timely and accurate logging of all prospect information and notifications into our Property Management software.
Responsible for checking, responding to and documenting community and individual emails, voicemails, and text messages.
Stays up to date with all promotion/leasing incentives.
Assist with completing Move Out Vacant Inspection Checklist (MOVIC) accurately and within the specified deadline per Company standards.
Post notices to vacate and other community communication, if applicable.
Assist with daily community inspections to ensure community policies are being followed and addressing, if applicable.

1. Inspects the community throughout the day to remove litter, debris, and pet droppings and ensure all common areas and amenities are neat and free of litter at all times.
2. Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas.
3. Completes assigned minor and routine service requests as requested by Service Supervisor and/or Community Manager, and assists the make-ready specialist in the turn process.
4. Changes all locks in accordance with the property's policy and ensure gates to all pool areas are working according to codes and safety standards.
5. Distributes notices and communications to residents as necessary.
6. Informs appropriate supervisors of any observed hazard or potentially dangerous situation for residents, team members, guests and others.
7. Demonstrates customer services skills by treating residents and others with respect, answering resident questions, and responding sensitively to complaints about maintenance services.

Qualifications:
Six months of maintenance experience, preferably in the apartment industry
High School Diploma preferred; certification from an accredited trade school highly desired
EPA Type I, Type II or Universal certification strongly preferred
Demonstrate knowledge of technical skills as it relates to apartment maintenance
Handle tile work, carpentry repairs and all facets of the make ready process
Troubleshoot and repair HVAC, plumbing, electrical and all other systems at the community
Must have dependable transportation to/from work and be able to accommodate a rotating on-call schedule. A valid driver's license is required for employees who work at communities utilizing Low Speed Vehicles.

The Maintenance Manager will respond to daily maintenance requests, prepare apartments for new residents, and respond to survey requests by Community Managers and leadership teams. As a Floating Maintenance Manager, you are key in keeping our properties to the high standards our residents come to expect from living at Bell.
As a Floating Maintenance Manager with Bell, you will oversee interior and exterior maintenance, repairs, and grounds for the beauty, safety, security, and well-being of the community. Your responsibilities will include recruiting, hiring, training, and supervising all maintenance associates and conduct regular performance appraisals. You will also provide feedback to associates with the assistance of the Community Manager.

What you'll do to make a difference:
Ensure that the community and its grounds are in good repair and provide a safe and attractive environment for residents through regular inspection
Maintain grounds, and coordinate lawn service and other outdoor grounds service from approved vendors as needed
Set up and maintain the Community Compliance Manual for the community according to specifications
Respond to all repair requests and maintenance concerns from residents and staff
Prepare apartments for new residents
Ensure proper removal and disposal of trash
Ensure that all maintenance items are kept in a safe area to prevent injuries
Attend regular meetings/training programs and follow all safety/OSHA requirements
Maintain availability to residents, management, and staff on a regular predictable basis
What you bring to our team:
Understanding of and alignment with Bell Core Values
High School degree or equivalent required
2-5 years of previous maintenance experience in multi-family housing preferred
Personnel supervisory experience
HVAC, EPA, and/or CPO certifications may be required in many communities, based on staffing levels
Understanding and ability to repair HVAC, plumbing, electrical, basic carpentry, and mechanical systems
Proficiency in computer skills such as Ops Technology, e-mail
Excellent oral and written communication skills
Availability to work weekdays, evenings, and weekends
Regular attendance and punctuality
Physical requirements of the job:
Walking, bending, reaching, climbing, and lifting to 80 lbs.
Ability to work with mechanical and electrical equipment, as well as hazardous materials
Must be comfortable with heights and moving heavy objects
