About the leasingmanager position:
We're looking for a talented leasingmanager who will be responsible for overseeing activities related to apartment rentals, move-ins and move-outs, and lease renewals. The leasingmanager is also responsible for marketing and interacting directly with prospective and current residents in order to achieve maximum occupancy and ensure resident retention and client satisfaction.
Ability to focus on the needs of others by listening, understanding, and showing empathy and respect.
Conducts training, facilitates regular meetings, and coaches leasing consultants in order to obtain optimal performance.
Generates and handles traffic, qualifies prospective residents, leases apartments, prepares lease documentation, and completes move-in paperwork and processes.
Reviews and ensures lease applications have accurate information and payment has been collected before forwarding to property manager for approval.
Conducts outside marketing and employer outreach and reviews Internet and marketing ads.
May be required to perform marketing functions, such as identify target market, develop and implement marketing plans, and coordinate, qualify, and update advertisements.
Maintains accurate and detailed records of traffic activity by entering it into the computer.
Assists with translating phone traffic into scheduled appointments with prospective residents in order to tour the property.
Provides follow-up with each prospective resident via phone, mail or email.
Orients prospective and current residents to the property.
Processes renewal paperwork and ensures paperwork is delivered to current residents on a monthly basis.
Creates and maintains resident files, including reviewing move-in paperwork with new residents.
Ensures all open and close procedures are completed daily.
Ensures model apartments are in touring condition at all times.
Coordinates move-in/out schedules with maintenance team and inspects apartments prior to resident move-ins, so as to ensure apartments are in move-in condition.
Assists with processing work orders for residents and ensures they are completed in a timely manner.
Shops competitors and completes weekly market survey.
Assists with planning and implementing resident activities in order to increase resident retention.
Ensures excellent customer service to prospective and current residents and promotes a quality living experience for all.
May be asked to assist with planning and implementing resident activities in order to increase resident retention.
Promotes positive resident relationships throughout their tenancy by ensuring requests are responded to promptly and accurately.
Assists with managing resident issues, including neighbor disputes.
Inspects buildings and grounds to ensure safety and cleanliness, and alerts maintenance to items that need to be repaired.
Complies with all company policies, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.

Education and Experience:
High school diploma is required.
Minimum of one year of residential leasing and/or management experience is required.
Prior experience with a revenue management system is required.
Prior experience in Yardi or another equivalent property management system is required.
Prior experience with customer reputation management tools is required.

ESSENTIAL FUNCTIONS/TASKS

Acts as liaison with legal counsel and other Association vendors as necessary to conduct Association business.
Reviews and codes vendor invoices before payment after confirming that the work has been completed satisfactorily. Ensure payments are made in alignment with the Board's direction.
In the absence of an Assistant Property Manager, tracks all architectural change requests by homeowners and inspects for compliance upon completion. Utilizes assigned software programs to engage with Board or Committee members during the architectural review process. Attends ARC meetings.
Talent Management
Owns all aspects of the employee cycle, including hiring, training, managing performance, approving payroll and PTO, and coaching and developing teammates on-site. Ensures the team is capable of meeting the community's goals and high standards in a hospitable, sensitive, and courteous manner.
Ensures all safety precautions and procedures are followed by all site teammates while performing assigned duties.

About the property manager position:
The property manager is responsible for the overall operations of the property. This includes ensuring efficient operations, overseeing supplier contracts, maintenance, lease administration, and monthly reporting. This position also creates a positive experience for the residents, associates, and clients.
Manage the day-to-day operations of the property including resident satisfaction and retention, full resident lifecycle activities (e.g., lease administration, rent collection and delinquency management), property P&L, and property marketing in accordance with company standards
Responsible for meeting client expectations and providing an excellent customer service experience.
Responsible for recruiting, interviewing, corrective feedback, and hiring
Create a climate in which associates want to do their best by leading and communicating a shared vision with associates and providing coaching and development
Responsible for executing the strategic marketing plan to attract and retain residents
Understand the operations guidelines established within the property management agreement
Respond to resident complaints and issues and serve as liaison to residents and the corporate office regarding the administration of common area maintenance and the enforcement of landlord rules and regulations
Maintain professional and technical knowledge by attending educational workshops, reviewing professional publications, and establishing personal networks
Organize and implement site natural disaster and emergency evacuation plans
Manage the property and associate safety records, property loss claims, and risk management initiatives
Other duties as assigned
Education and Experience:
High school diploma is required. Bachelor's degree is preferred
Two to three years of experience in property management is required
One to two years of direct management experience is required
Knowledge of resident rental lifecycle activities is required
Real estate license is preferred or may be required in some locations
Knowledge of Salesforce.com is preferred
Prior experience in Yardi Voyager or another equivalent system is preferred
Skills and Requirements:
Very strong organizational and time-management skills
Strong interpersonal skills to effectively and sensitively communicate with all levels of management

DUTIES AND RESPONSIBILITIES
Conduct all business in accordance with Sunquest Properties' policies and procedures, Fair Housing,
Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and States laws.
INCOME COLLECTION
Maintains accurate resident records. Updates on daily basis all rents, deposits and application fees received from residents. Issue appropriate notice when necessary (e.g., late payments, eviction notices, returned check memos).
Deposits all receipts prior to bank close each day.
RESIDENT RELATIONS
Maintains positive customer relations attitude.
Physically inspects community when on grounds, picks up litter and reports any service needs to maintenance staff. Will also inspect move-outs and vacancies when requested.
MARKETING
Must be knowledgeable of all phases of leasing and resident retention.
Works with lease renewals each month.
Responsible for keeping daily records on lease renewals and terminations.
Greets prospective clients, shows community and performs leasing duties.
Answers and handles incoming phone calls from prospective new residents, current residents, vendor/suppliers, etc.
Maintains awareness of local market conditions and trends. Contributes ideas to property manager for marketing community and improving resident satisfaction.
ADMINISTRATIVE
Updates required reports concerning move-out notices, activity, etc., on a daily basis and provides information to the property manager.
Organizes and files all applicable reports, leases, and paperwork.
Proof reads all lease paperwork and processes move-ins and move-outs.
Processes all security deposit move-out reports.
Accepts service requests from residents and routes to maintenance for prompt processing. Conducts service follow-up with resident when work is completed.
GENERAL
Performs any additional duties assigned by Property Manager or Regional Property Manager. Serves as a backup for all of the Property Manager's duties.
QUALIFICATIONS
Must have basic computer knowledge.
Position prefers 2 years of experience in residential property management.
WORK HOURS
40 hours per week with flexible work-week, including weekends.
DRIVING/TRAVELING REQUIREMENTS
Frequent need to utilize personal transportation to inspect apartment community and surrounding neighborhood, supply runs, etc.
Occasionally, use of property golf cart may be necessary.
Must have valid driver's license and automobile insurance.
