POSITION
The Senior Asset Manager will be primarily responsible for overseeing the operations of assets in Southern California along with participating in future acquisitions the Company may be considering. The successful candidate will have worked in a principal-based environment with an investor acumen approach to maximizing cash flow and increasing value. Demonstrated experience in managing retail leasing teams and understanding tenant mix along with representing the Company in a ‘front facing' role within the community is integral.
The role is highly visible, both internally and externally, requiring skills and experience in leadership, management, and communication.

REPORTING
Executive Managing Director of Operations and President
RESPONSIBILITIES
Maximize the total return through implementing operational efficiencies and identifying value-add and revenue enhancement strategies.
Work closely with third party property managers, leasing agents, brokers, consultants, and attorneys to provide direction for, and oversight of, business plans, annual budgets, lease analysis and approvals.
Actively participate in the negotiation of new leases and renewals both in-house and through third party leasing brokers.
Perform routine property inspections to ensure property and vacant suites are show-ready.
Maintain and expand relationships with our existing tenants and develop relationships with new prospective tenants.
Prepare monthly, quarterly, and annual portfolio reporting for review by the company's senior management team.
Negotiate third party contracts and oversee implementation of capital improvement and ‘value-add' projects.
Work with the financial analyst staff to perform valuations on a quarterly and annual basis.
Manage the capital improvement strategies and processes, including oversight of construction management activities.
Perform ad-hoc analysis of potential issues while developing strategies to manage conflicts.
Monitor regional economic and investment trends to identify changes that could impact real estate values and strategy.
Work collaboratively with Company acquisition team members in evaluating potential investments and opportunities.
KNOWLEDGE / SKILL REQUIREMENTS
BA/BS degree in finance, real estate or related field with a strong record of academic achievement; graduate degree preferred.
The candidate will likely have had a minimum of 7-10+ years of commercial real estate asset management, principal-based leasing, and / or related experience with a strong background in urban retail centers.
Experienced in financial analysis, understanding of asset level financial statements, and possess a demonstrated level of experience in lease management and metrics for retail assets.
Knowledge of real estate accounting combined with strong analytical skills.
Knowledge of design and construction process.
Experienced in Yardi, MS Office 365 (MS Teams & other applications), MS Excel, Argus is a plus.
Must be highly organized, detail oriented, and able to manage multiple and concurrent projects to achieve goals.
Comfortable in a collaborative team-oriented environment.
Exceptional communication and interpersonal skills.
20% Travel
COMPENSATION
$175,000-$225,000 base

REPORTING RESPONSIBILITY
The Associate General Counsel will report to the Company's Chief Legal Officer along with coordinating communication with other senior department heads with a focus on affordable housing and market rate communities. This role will be highly visible and integral to the management of the Company along with having existing relationships to help further advance the Company's growth plans.
In this role, you will help to further advance strategic goals, address headwinds and challenges confronted by the business, and preserve the legal and ethical integrity of the company. Constantly immersed in critical, high-level operations, you will collaborate across the Company to solve challenging problems and support our growth and progress around the western U.S., focusing on providing thorough business and legal advice to foster sound decision-making within the company.
LOCATION
The Company prefers candidates in greater Los Angeles.
RESPONSIBILITIES
Including, but are not limited to:
Participate and collaborate with Acquisition Officers and Asset Management teams on all significant transactions, with a focus on the activities of Haven Housing.
Draft and negotiate Purchase and Sale Agreements for affordable and market rate acquisitions.
Provides legal assistance and direction to the Company regarding the legal aspects of all ongoing strategic acquisitions, financing, and other transactional matters.
Candidate will manage the contract approval process and interact with governmental agencies and lenders as required.
OTHER JOB RESPONSIBILITIES
Maintain and distribute legal documents (letters of intent; leases; memoranda of lease; estoppel certificates; subordination, attornment and non- disturbance agreements, and lease amendment formats) and templates for repetitive use by Asset Management and Property Managements department, including added and alternate provisions.
Other special projects or assignments as required.
QUALIFICATIONS
Law degree and admitted in good standing with a state bar, preferably California.
Knowledge of the federal affordable housing programs (LIHTC & HAP) along with other legacy programs.
Maintain the requirements for bar license by attending necessary continuing legal education courses, with a study emphasis in real estate, construction, financing, business, and corporate law.
7 -10 years legal experience at a respected law firm in the commercial real estate department or in-house at a real estate company focused primarily on affordable and market rate acquisitions, leasing and compliance advising.
Outstanding communication skills, including written, verbal, and interpersonal skills.
Comfortable working in a fast-paced, high activity environment, and able to handle ambiguity, juggle many matters at once and quickly shift from one situation or task to another.

POSITION
The Paralegal will work closely with the General Counsel, the Finance team, and the Asset Management team.
LOCATION

DUTIES AND RESPONSIBILITIES
Legal
Assist the General Counsel in reviewing title exception documents, identify issues, and draft title memos and title objection letters.
Prepare draft of or review estoppel certificates and SNDAs.
Assist the General Counsel in reviewing surveys and drafting revisions to surveys.
Leasing
Prepare first drafts of leases incorporating LOI terms, and first drafts of extension amendments and miscellaneous leasing documents including consents to assignment/sublease/change in control and broker listing and commission agreements.
Loans and Purchase and Sale Transactions
Work with the General Counsel in preparing closing checklists and closing instructions.
Review documents for blanks/missing information, missing exhibits, etc.
Prepare first drafts of agreements incorporating LOI terms, and first drafts of amendments and miscellaneous real estate documents.
Review judgment and lien searches under the guidance of the General Counsel.
Complete documents and assemble exhibits for closing.
Assist in coordinating the preparation of settlement statements.
Participate in checklist calls.
Assist in coordinating closing logistics for purchase and sale and loan transactions.
QUALIFICATIONS
Bachelor's Degree required.
Paralegal certificate from an accredited program.
Minimum of 3 years of general full-time work experience.
Minimum of 2 years of full-time paralegal experience from the transactional department.
Strong organizational skills, including the ability to prioritize and multi-task.
Advanced knowledge of Microsoft Office Suite, including Word, Excel, and Outlook.
Ability to communicate effectively and professionally (both written and verbally) within all levels of the organization and externally with tenants, vendors, and other outside parties.
Ability to work independently and with minimum supervision.
Ability to work in a fast-paced entrepreneurial environment.
Must possess a strong work ethic.
Must be a team player.
