The Role The Senior Director, Operations is responsible for day-to-day portfolio operations while also contributing at a strategic level. You'll work closely with internal partners across Asset Management, Finance, Development, Legal, Risk Management, and Facilities to ensure properties are operated efficiently, risks are managed effectively, and teams are supported to perform at a high level. Success in this role is reflected in well-run buildings, strong tenant relationships, engaged teams, and consistent financial results. What You'll Do Operations & Tenant Relations Lead Operations teams responsible for daily property operations, tenant relations, broker engagement, maintenance, safety, building infrastructure, and tenant improvements Develop strong, professional relationships with tenants, vendors, local jurisdictions, regulatory agencies, and community stakeholders Oversee all operational aspects of the assigned portfolio, ensuring physical condition and service delivery align with company standards and business objectives Conduct regular site inspections to assess property conditions, personnel effectiveness, and market competitiveness; implement improvement plans as needed Partner with Facilities Management leadership on mechanical systems, structural issues, and long-term infrastructure planning Oversee risk mitigation efforts in collaboration with Risk Management and Legal, ensuring compliance with environmental and regulatory requirements Participate in lease language review and negotiations to ensure operational alignment with executed lease terms Provide operational leadership during emergencies or after-hours situations and ensure continuity during extended staff absences Ensure consistency in BioMed Realty operating procedures and identify opportunities to improve efficiency and effectiveness Financial Performance Lead and be accountable for the financial performance of the portfolio, including revenue growth, expense management, and overall P&L responsibility Lead the operating and capital budgeting processes for Real Estate Operations Review and approve operating budgets, capital plans, CAM estimates and reconciliations, and financial reporting packages Oversee vendor financial performance and expense controls, including third-party operators such as parking, fitness, and food services Partner with Finance and Asset Management to meet internal reporting, audit, and lender requirements Value Creation & Performance Improvement Identify and implement operational improvements to enhance NOI, cash flow, and asset value Develop and execute strategies to improve portfolio performance and market positioning Champion process improvements and best practices to support operational consistency across the organization Acquisitions, Development & Dispositions Support acquisition and disposition due diligence, including lease reviews, financial analysis, service contract evaluations, and property inspections Collaborate with Acquisitions and Development teams to assess opportunities for portfolio growth and asset enhancements Provide operational input on building and site requirements to support tenant needs and company objectives Team Leadership Lead, mentor, and develop Property and Facilities Management teams Provide clear performance feedback and support professional development and training initiatives Foster collaboration across Operations, Facilities, Asset Management, and other internal teams Ensure teams have the tools, resources, and support needed to operate effectively Physical & Work Environment Requirements Ability to perform essential job functions safely and effectively. Regular travel to property and construction sites is required. Work in construction environments may require use of personal protective equipment and navigating uneven surfaces. Experience & Qualifications Bachelor's degree in business, economics, or a related field Extensive experience in real estate operations or asset management, preferably within commercial lab and/or life science properties Demonstrated experience leading and developing teams across multiple properties or regions Strong background in budgeting, financial forecasting, and P&L management Working knowledge of lease administration and real estate law, with the ability to interpret complex lease language Experience supporting real estate acquisitions, dispositions, and due diligence processes Familiarity with life science-specific facilities and operational requirements Strong communication, negotiation, and relationship-building skills Proficiency in Microsoft Excel, Word, and Outlook; experience with MRI, Oracle, Cove, and PowerPoint preferred Ability to manage competing priorities in a fast-paced, collaborative environment Competencies Critical for Success Leadership: Ability to support, motivate, and develop teams.
