. The Commercial Property Manager will be responsible for maintaining the day-to-day operations of our properties, ensuring tenant satisfaction, and maximizing property value.
The Commercial Property Manager coordinates and directs professional, administrative, and technical resources in a variety of assignments through clear and consistent communication. The Commercial Property Manager exercises independent judgment to select proper courses of action consistent with strictly adhered to company objectives and methods. Job Responsibilities of the Commercial Property Manager:
Facilitate clear and direct communication with tenants, service providers, and internal and external resources to uphold BLT's commitment to superior service in managed buildings.
Oversee all daily site operations to ensure efficiency and excellence.
Maintain high standards by ensuring the Chief Engineer and all other Engineers perform their duties to the highest standards.

Cultivate positive tenant relationships through exceptional customer service.
Supervise building engineers and oversee all BLT contractors and sub-contractors.
Manage and assist with all work order requests.
Develop and implement energy-saving plans.
Prepare quarterly financial reports for the site and review them with tenants.
Ensure site compliance with all OSHA requirements.
Respond to emergencies during and after business hours.
Act as a member of the Security Crisis Management and first responder site teams.
Complete all compliance calendar tasks promptly.
Manage all capital projects.
Monitor financials and control expenses in accordance with the budget.
Conduct periodic meetings with service contractors to review performance.
Motivate, coach, and develop internal resources and contractors.
Regularly evaluate building conditions to ensure they meet the highest standards within budget constraints.
Ensure efficient building operations by setting objectives, priorities, and coordinating responsibilities.
Plan, schedule, and assign general maintenance and capital improvement work, ensuring timely completion and quality.
Conduct routine bidding for contracted services in line with BLT policy, selecting qualified providers to create value for the building and tenants.
Provide ongoing feedback on internal resource performance through review of completed work.
Maintain property contracts, correspondence, annual budgets, and other property information in an organized manner.
Prepare monthly financial and operational reports or assist in their preparation.
Develop annual operating and capital budgets within established timeframes, aligned with owner objectives.
Qualifications of the Commercial Property Manager
Bachelor's Degree or equivalent years' experience
5-7+ years experience in commercial real estate property management required
4+ years of supervisory experience preferred
Knowledge of mechanical engineering principles and landowner rights
Strong communication skills
Ability to review, abstract and carry out contractual agreements
Prior experience in budget management and basic accounting principles
Proficiency in Microsoft Suite; experience with Building Engines is a plus
Knowledge of federal, state, and local laws in real estate management

We are seeking an outgoing, OUPV Licensed (6-pack), Limited OUPV, or Master 25T Captain for the operation and transportation of our visitors, guests and both commercial and residential tenants, across the West Branch channel in Stamford Harbor, aboard the Harbor Point Water Taxi (Pontoon Vessel).
This is a part time and seasonal position. The Water Taxi runs from Memorial Day to Labor Day, Thursday afternoon - Sunday (with additional holidays). Multiple shifts available.
Duties and Responsibilities of the Water Taxi Captain:
Operate uninspected vessel of less than 100 GRT (gross register tons), equipped with propulsion machinery, carrying six or fewer passengers
Perform daily operational inspection(s); including and not limited to; vessel cleanliness, engine performance, oil level(s), navigational lights, horn, fuel, battery, hull, lines, fenders, additional lighting, Bimini frame & cover
Fuel vessel, add oil, change battery, and lightbulbs, if necessary
Perform daily safety inspection(s); including and not limited to; All safety equipment, such as life vest(s), Life ring(s), Lifeline/Buoy, VHF Radio, navigational lights, first-aid equipment, capable of operating and inspecting fire extinguisher(s), ladder deployment/retrieval, anchor deployment and setting
Management of daily reports; including trips, maintenance, fuel, passenger activity, other statistical demands, and incidents
Maintain vessel in excellent condition, inspect and cover vessel at end of each shift
Maintain a clean, pleasant, and safe atmosphere for all including team members
Greeting all visitors, guests and tenants with exceptional care and providing five-star customer service; including answering any questions and providing local knowledge and information, as requested
Requirements of the Water Taxi Captain:
Active/Current OUPV License (6-pack), Limited OUPV, or (Higher) Master 25T
Compliance with DOT-approved drug and alcohol testing program, including pre-hire screening and periodic checks, is required.
Ability to swim is required for safety purposes.
Candidate must be able to lift 40lbs
VHF radio knowledge/Etiquette
Capacity to maintain poise in a high impact, dynamic work environment
Ability to work flexible hours, including mornings, evenings, weekends, holidays, and extended hours (if needed) to support all programs and events
Training and Certification in First Aid, CPR, Vessel Fire Safety Knowledge, and “Man overboard” sequence a plus (Not Required)

2+ years of experience in real estate analysis, preferably in the multifamily sector.
1+ year experience within asset management.
Proficiency in financial modeling and analysis using Excel.
Strong analytical and research skills.
Excellent written and verbal communication skills.
Ability to work independently and as part of a team.

The Dockhand plays a key role in assisting the marina team and providing outstanding service to seasonal boaters, Harbor Point tenants, community visitors, and transient guests. Dockhands perform a variety of tasks to ensure the smooth operation of the marina(s) and maintain a safe, clean environment along the Harbor Point waterfront community.

Responsibilities:
Deliver exceptional service to Harbor Point Marina (HPM) guests and boaters, creating memorable experiences.
Greet all visitors, guests, and tenants with courtesy and care.
Provide local knowledge and assistance with "Dock and Dine" services and transient reservations.
Maintain cleanliness and organization of marina areas, including docks, restrooms, gardens, walkways, and surrounding property.
Support marina operations, including work boat, water taxi, and equipment maintenance.
Comply with OSHA, environmental regulations, and company policies.
Assist with security-related tasks and document incidents as needed.
Perform other duties as assigned by the Marina Manager, Dock Master, or Upper Management.
Requirements:
Must be a proficient swimmer with basic boating/boat handling knowledge.

Physical ability to lift up to 40 lbs., stand for 6+ hours, and work outdoors in various weather conditions.
Applicants must meet the minimum age requirement of 16 years, in accordance with applicable labor laws.
