The Maintenance Engineer position is responsible for providing technical and maintenance services throughout the hotel to keep the hotel's general equipment and systems in excellent condition. Approach all encounters with guests and team members in a friendly, service-oriented manner. Comply at all times with Peachtree Hospitality Management Standards and regulations to encourage safe and efficient hotel operations. Maintain regular attendance standards, as required by scheduling, which will vary according to the needs of the hotel. Have knowledge and understanding of all department policies and procedures, and communicate and enforce all policies fairly and consistently with staff. Perform routine preventive maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, and the physical condition of the building stays in good condition. Assist with preventative maintenance and complete report work orders such as replacing ceiling tiles, light bulbs, patching vinyl, etc., to maintain the hotel and keep the product quality standard. Assist in checking electrical systems such as air conditioning controls, television sets, lighting systems, and make minor repairs and/or replacement. Assist in checking and making routine repairs and assist on major repairs of all hotel equipment including small appliances, kitchen equipment, laundry equipment, boilers, pool equipment, HVAC, hand and power tools and general plumbing systems and fixtures such as pipelines, toilets and sinks, kitchen and laundry equipment. Service the hotel's pool, including adjusting chemicals and cleaning filters; completing maintenance request forms and record logs. Maintain the building exterior and "curb appeal" (e.g., snow removal, lawn care, painting, trash removal, and gardening). Refurbish furniture and fixtures within guest rooms such as cabinets, tables, chairs, doors windows, and counters. Paint and finish furniture and fixtures if needed. Respond in a courteous manner to all guest questions, complaints, and/or requests to ensure strong guest satisfaction. Operation of heavy machinery. Repair or replace defective equipment parts using hand tools and power tools, and reassemble equipment. Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary. Assemble, install, and/or repair wiring, electrical and electronic components, pipe systems and plumbing, machinery, and equipment. Perform maintenance work orders in a timely manner to maintain guest satisfaction. Communicate with other departments pertaining to guest room conditions. Maintain clean and orderly work areas and storage rooms. Perform other duties as requested by management. Attend or all/training/meetings as required by management. Completes Pre-REAC inspections at those communities that are subject to REACT and conduct annual property condition inspections at all communities. (10%) 7. Acts as subject matter expert for engineering and maintenance aspects in new construction and development processes. (5%) 8. Upon completion of the 6-12 week program apprentices will be evaluated and, if deemed qualified, have the opportunity to be hired as a full-time employee in a maintenance role with Camden. Regardless, apprentices will gain valuable experience in all aspects of maintenance including, but not limited to: Essential Functions: Maintenance Safety Appliance Repair & Troubleshooting Electric Repair & Troubleshooting Plumbing Repair & Troubleshooting Basics of Refrigeration Cycle HVAC Repair & Troubleshooting Apartment Make Readies Pool Maintenance Apartment Inspections Camden Culture and Management Philosophy Policies and Procedures Customer Service Taking requests, comments and concerns and resolving them quickly Answering potential resident questions Requirements: Candidates must be enrolled in, or have recently completed, an HVAC/CAMT program or have equivalent residential maintenance experience Demonstrate basic knowledge of technical skills as it relates to apartment maintenance And here's the fine print HR wants you to know: Will be exposed to constant activity that requires intermittent standing, bending, crouching, pushing/pulling, climbing ladders/stairs, walking on rooftops, lifting/moving/carrying light to heavy weight material/appliances/equipment up to 50 lbs. and using the dolly/buddy system for equipment over 50 lbs. Requires manual dexterity sufficient to operate small-motorized equipment (i.e., repetitive hand/wrist, gripping and elbow motion) Must have normal range of hearing, vision, color discrimination and depth perception for proper operation of machines and equipment Will be exposed to some low to medium level noise when using machinery or power tools Must be able to complete tasks wearing appropriate personal protective equipment (PPE) (i.e., goggles, masks, gloves, etc.) Will be exposed on a regular basis to outdoor environment (i.e., heat, cold, damp, rain, etc.).
