Job Title: Maintenance III Department: Property Management Employment Status: Full-Time; Non-Exempt Pay Range: $28.00 - $31.00/hour Schedule: Monday - Friday 9:00 am - 5:30 pm; 100% Onsite
* Under the supervision of the General Manager or Senior General Manager, the
* Maintenance III is responsible for responding to daily maintenance requirements
* and overall upkeep of TNDC buildings and facilities and staff supervision.
ESSENTIAL DUTIES
* Directly hire, supervise and manage maintenance and custodial staff including preparation of employee evaluations and recommendations for discipline or promotions.
* Respond to daily work orders and maintenance requests including:
* Plumbing: Replace faucets, Snake drains (sink and tubs), Install toilet valves
* Carpentry: Hang windows and doors, Repair hinges, Repair/replace door and window locks
* Electrical: Door buzzer repairs, Low voltage electrical repairs
* Paint and patch walls.
* Sheetrock repairs.
* Report unusual occurrences or suspicious activities to supervisor.
* Keep supervisor informed of maintenance problems.
* Provide effective and courteous service to residents, guests and coworkers.
* Conduct work tasks safely in compliance with safety rules.
* Inspect units during monthly pest control; notes the condition of the unit.
* Perform and keep record of all fire and life safety, and operational equipment preventive maintenance.
* Establish and follow building preventive maintenance schedule.
* Respond to building emergencies on after hours on-call schedule.
* Other duties as assigned.

The Maintenance Engineer position is responsible for providing technical and maintenance services throughout the hotel to keep the hotel's general equipment and systems in excellent condition.
Approach all encounters with guests and team members in a friendly, service-oriented manner. Comply at all times with Peachtree Hospitality Management Standards and regulations to encourage safe and efficient hotel operations.
Maintain regular attendance standards, as required by scheduling, which will vary according to the needs of the hotel.

Maintain the building exterior and "curb appeal" (e.g., snow removal, lawn care, painting, trash removal, and gardening).
Refurbish furniture and fixtures within guest rooms such as cabinets, tables, chairs, doors windows, and counters. Paint and finish furniture and fixtures if needed.
Respond in a courteous manner to all guest questions, complaints, and/or requests to ensure strong guest satisfaction.
Operation of heavy machinery.
Repair or replace defective equipment parts using hand tools and power tools, and reassemble equipment.
Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, and parts catalogs as necessary.
Assemble, install, and/or repair wiring, electrical and electronic components, pipe systems and plumbing, machinery, and equipment.
Perform maintenance work orders in a timely manner to maintain guest satisfaction.
Communicate with other departments pertaining to guest room conditions.

Job Description
Position Summary
Responsible for the engineering duties of assigned property portfolio; must apply strategic direction in the long term and maintain daily operations of multiple housing communities. Responsible for maintaining the physical assets while increasing the property value and providing residents a safe and comfortable atmosphere in which to live. Maximize the performance of the entire housing portfolio in order to achieve the highest possible net operating income, without compromising the quality of the community's appearance or level of service.
Essential Job Functions
1. Works in conjunction with training department to oversee, conduct and implement Maintenance Supervisor and maintenance team new hire and continuing development. Consults with property and maintenance leaders on training needs. (10%)
2. Participates in budget review with property managers and regional managers for major projects and specifically capital expenditure planning and budgets.(10%)
3. Conducts the bidding process for major capital projects and maintenance functions, negotiates any additional costs reductions and participates in the review of the bids to ensure compliance with the specifications. (20%)
4. Manages major projects with site staffs keeping in close contact with the properties to ensure the projects are progressing and completed as per the contract and specifications. (20%)
5. Key participant in writing engineering and maintenance specifications for major projects in the portfolio. (15%)
6. Ensures that all associates are familiar with and understand regulatory compliance related to environmental issues as well as company policies and procedures related to maintenance operations. Completes Pre-REAC inspections at those communities that are subject to REACT and conduct annual property condition inspections at all communities. (10%)
7. Acts as subject matter expert for engineering and maintenance aspects in new construction and development processes. (5%)
8. Review of and strategy implementation related to repair and maintenance OPEX budgets and expense control. (10%)

We are seeking a floating Maintenance Technician for 2 communities located in Brea and Yorba Linda, CA, approximately 6 miles apart supporting a total of 225 units. The Maintenance Technician will report to the Community Manager. This is a non-exempt position with a Monday through Friday work schedule, from 7:30 am to 4:30 pm; some flexibility will be required to accommodate the occasional need to work overtime and weekends. We offer a competitive salary, depending on experience, starting at $23 to $25 per hour.
JOB SUMMARY:

Camden's Maintenance Apprentice Program provides an exceptional gateway into one of the nation's top multi-family management organizations. Camden will immerse each apprentice in the daily maintenance operations at one of our premier communities. Apprentices will be under the supervision of a seasoned Camden maintenance supervisor and paired with an outstanding property management team to achieve hands-on maintenance skills and exposure to the phenomenal Camden culture.
