Responsibilities include preventative maintenance, equipment repair, and facility/equipment inspection. This position also supports other facilities associates, projects, and activities based on organizational needs. **Responsibilities And Duties:** Technical/Specialized Activities Performs technical and specialized activities equipment, systems and/or physical facility features to ensure effective facilities operations within a healthcare environment, including but not limited to the following: Oversee & monitor the site Utility plant systems and adjust and/or repairs as necessary. Maintenance and repairs of systems includes, but is not limited to; boilers, water testing, heat exchangers, RO & soft water systems, chilled water systems, hot water heaters, pumps, valves, single and three phase motors, air compressors, bearings, seals, filters, and all associated equipment. Position requires individual to be available to work different shifts as needed to maintain site utility requirements. Position requires the ability to analyze the operation of various systems, determine the root cause of failures and take corrective action as required. Efficiency Performs preventive maintenance on all Utility Plant equipment. Water testing Maintain tools, order, and track inventory for repairs. Maintain logs, document equipment repairs, adhere to daily work plan, track time, and communicate daily with the Operations Manager and Lead Engineer. Complies with departmental policy for the safe storage, usage, and disposal of hazardous materials. Maintains a clean and safe workspace. Must have the ability to interact and communicate repair status to management Work across trades to provide support as required. May be required to work Overtime as needed and/or Flex schedule to meet business needs. Individual will be the sole operator on shift. **Minimum Qualifications:** High School or GED (Required) DL - Driver's License - Department of Motor Vehicles **Additional Job Description:** **SPECIALIZED KNOWLEDGE** Six years' experience in building operation, maintenance, and repair, or equivalent Mechanical systems including but not limited to air handlers, chilled/ hot water piping and associated systems, pumps, coils, VAV boxes, duct systems, air compressors, vacuum pumps, small hot water boilers, Air conditioners, cooling towers, sump, and sanitary pump systems. Basic knowledge of electrical controls and VFDs. Must be able to understand complicated technical instructions, the ability to understand and perform tasks from oral and written instructions. Ability to research and develop maintenance procedures from manufacture's manuals, drawings and documentation provided from the install of the equipment and or systems. Technician must be able to work independently without assistance or direct supervision, and to train other mechanics with less experience. May be required to work after normal working hours, weekends, and holidays, responds to Callouts when requested and work outdoors in inclement weather conditions (Day or Night). Perform code compliant testing and maintain proper documentation for compliance with TJC, NFPA, State and Local codes. Daily scheduled inspections of all equipment rooms and areas housing the heating, air conditioning and associated equipment which supplies the buildings with a controlled environment of regulated airflow, filtration, temperature, and humidity. Regulates control instrumentation associated with HVAC and Mechanical equipment. Responsibilities: Desirable candidate should possess specific knowledge of industrial/commercial steam and hot water boilers, and auxiliary equipment. Familiar with all forms of flame safeguards and the use of VOM's and other troubleshooting tools. Quote associated controls. Quote replacement, and modifications to customer's boiler room equipment. Develops relationships with vendors. Maintains awareness of trends affecting equipment market. Follows up on projects that have not been completed i.e. open Work Orders that salesperson has quoted. Follows up on additional parts or service work needed that are listed on service tickets and job estimates. Issues purchase orders to service technicians on salesmen's projects. Provide quality service for all assigned tasks while upholding company core values at all times. Maintains department goals for profitability and efficiency. Quotes burner, control, and boiler upgrades. Negotiates service & equipment contracts. Develops relationships with customers. Responsible to attend service meetings and ongoing training. Oversees the completion of service projects from review of plans or request for quote, to project close out, ensuring all is done within budget and deadlines. Sells service contracts & water treatment agreements. Reviews open work order files weekly Requirements: Minimum of 5 years field experience on boilers & burners. Boiler system's operational knowledge Excellent organizational skills and working knowledge of the boiler trade. Experience in boiler upgrades which includes electrical, combustion, and refractory installation. Experience in burner controls which includes familiarity with Fireye, Honeywell, Siemens, & Autoflame flame safeguard controls and management systems. Be able to effectively communicate with customers, employees & vendors Ability to multi-task and prioritize work responsibilities. Ability to work independently and to instruct others. Ability to sell and manage projects. Diverse troubleshooting & problem-solving skills. Understanding of administrative processes. Strong knowledge of Microsoft Word, Excel, & Outlook required.
