AECOM is Seeking a highly talented Construction Project Manager (OAR) to be based in Los Angeles, CA.
Manages, oversees and coordinates all facets of the pre-construction, bid and award, construction and close-out phase of all assigned projects
Reviews pre-construction documents and submits comments to Designer as necessary
Plans, organizes, and prepares reports to upper management with respect to the status and/or progress of the projects
Coordinates with all pertinent public agencies during pre-construction and construction to comply with all off-site work, coordinates with various District and Project staff
Manages daily activities of the contractor, reviews contracts, schedules, submittals, RFI;s, and other related documents.
Manages project budget and schedule to meet client standards; Monitors the project budget on a monthly basis and ensures that the budget accurately reflects the project status/progress
Reviews substitution submittals from contractors to ensure specification and/or District requirements are complied with
Receives, reviews, and negotiates Contractor Change Order Proposal(s) to achieve a fair & reasonable price in accordance with the General Conditions; reviews and addresses any and all Schedule impacts in accordance with the project specifications in a timely manner
Reviews the process and monitors payments for the contractor, architects, engineers and any other pertinent parties
Administers provisions of Professional Service Agreements between Architects and the client
Coordinates District delivery of related fixtures, furniture and equipment
Monitors and manages project close-out with respect to project certification with the Division of State Architects (DSA) and project financial close out
Perform other related duties as assigned

Minimum Qualifications:

Overview Summary AECOM is seeking a qualified Construction Project Manager (CPM) to provide PM/CM support for a Federal Building Fire Alarm Modernization construction project. The position is full-time embedded on-site field construction support role.
Position Summary PM supporting General Services Admin. (GSA) "Owner" and their agencies "Tenants". Duties involve managing the Owner's interests (not the construction team) on a single project, at the project site to achieve specified objectives. Involves engaging and leading the project delivery team providing CPM / Owner's Representative supporting the project completion and FA Class-A Acceptance.
Reports directly to the AECOM Business Development Leader.
Manages the project to achieve specified objectives. Involves overall planning, coordination, and control of a project support to produce a functionally and financially viable project that will be completed on time, within budget and of the intended quality.

This position is independent of and DOES NOT supervise, manage, or direct the DB Team or their Subs / Trade Partners.
Delivers revenues resulting from exceptional quality and execution of projects. Maintains profit margins and plans and completes project(s) without write-downs or multiplier erosion.
Builds / supports collaborative project teams. Provides TQR and oversight of I/QAM work that monitors and reports on quality of completed and ongoing work, calls for support staff. Leads team in providing comprehensive CMa support services and owner's representation, provides on-site field observation for conformance with the SOW, Contract, GSA CBS (Core Building Standards) applicable codes and standards, provides summary progress documentation of the construction activities, implementing robust Quality Assurance monitoring and assessment of the Design Build Contractor's Quality Control Plan, staff management, execution of work, reviewing and validating contractor's self-performed inspections, and certifying work in place for recommending payment of Invoices and accepting work, provides real time feedback to the client regarding scope of work completion and contract compliance; recognizes risk and uncertainty and develops plans to mitigate and eliminate such, and operates to minimize unsatisfactory work and exposure to claims.
Evaluates Contractor capabilities to provide required quality and maintain schedule.

We're currently looking for Superintendent I candidates. The role of Field Superintendent is critical to ensuring that all RTMC projects achieve first time quality with adherence to RTMC Quality Standards and building codes.
RESPONSIBILITIES
Efficiently manage first-time quality and code compliance through job site team and the quality inspection process
Precisely perform daily verification of install per design with inspections per RTMC Quality Standards, create punch lists
Diligently track rework
Deliberately execute production plans and schedules, including manpower, logistics, equipment, and safety
Carefully manage work scope and budgets, piece rate and hourly reporting
Efficiently utilize labor and material through planning and leadership
Timely communication of change order needs to Project Manager
Consistently generate Daily Log reports, providing details for the entire production team to clarify job site needs and to document job site activities and communication
Vigorously oversee material logistics, staging and movement, job site inventory management, and equipment/tool needs
Professionally and effectively communicate with builder and customer representatives; punctually attend meetings as required
Diligently meet agreed-upon schedules and budgets
Clearly set expectations for quality and productivity needs with crews in the Daily Huddle
Actively engage in Workforce Development; lead by example-RTMC code of conduct and Core Values-representing RTM professionally
Responsibly lead projects to achieve no injuries or accidents due to non-compliance or careless behavior
Proactively ensure job site safety. Consistently achieve high levels of employee engagement through effective leadership and management of projects so that employees have a sense of pride in the work and maximize their earning potential
Directly assist in retaining and developing talent
QUALIFICATIONS
Clear, effective communications skills - both written and verbal
Aptitude for prioritizing and coordinating a variety of tasks
Independent and proactive problem-solving and critical thinking
Disposition for accuracy, attention to detail, and organization
Ability to accurately and efficiently enter data
Proficient in using basic office equipment
Ability to investigate, gather information, and be self-sufficient
Minimum 2 years MEP specific work experience OR 5 years construction experience
Completed OSHA 10
Demonstrated leadership ability required
Competent in IBC, IRC and IPC and how that translates into field installation and application
Basic proficiency in MS Office programs
Good knowledge of construction methods and construction document interpretation
A desire to grow and be challenged; willing to dive into a fast-paced and constantly evolving business

The ideal candidate will possess a background in commercial or energy performance with a focus on large projects. This candidate will not be afraid to be an “out of the box” thinker as well as a “problem identifier”.
RESPONSIBILITIES
Plan and work with operations to ensure the project is built properly and within budget.
Provide leadership to more junior project managers and help them learn the skills necessary to become senior project managers while overseeing their projects at a higher level. Help provide mentoring and development of individuals.
Work directly with the owner or customer and maintain a good professional relationship rapport in order to achieve a high level of customer satisfaction.
Plan out work to be completed during each phase of a project, and then work with operations to maintain schedule to hit all benchmarks and scheduled cut off days.
Maintain a cooperative environment, where all individuals involved in a project have clearly defined roles, feel engaged and motivated to work together in order to achieve project goals and hit deadlines.
Be able to update management on the status of the Senior Construction Manager's project, as well as be able to give updates on the status of junior project manager's projects assigned to the Senior Construction Manager.
Use data to analyze the state of the project in order to monitor project costs and project the financial health of the project.
Identify potential risk factors (schedule, safety, personnel) and work to mitigate their impact on the project.
Ensure proper permitting is acquired and all local, state, and federal regulations are taken into account.
Identify areas of improvement and work to help improve reputation with our employees, customers, industry, and communities.
QUALIFICATIONS
Bachelor's degree in engineering, mathematics, chemistry, physics or construction management from a four-year college or university or equivalent experience
10 years of project management experience.
Previous experience using estimating and accounting software to work on analysis
Competent in use of computer software applications including Microsoft Word, Excel, Outlook as well as scheduling software
Local experience preferred
Strong organizational capabilities and focus; analytical and logical thinking
Progressive development through technical, administrative, coordination and management roles.
