The Building Operations Foreman - TWC plans, schedules and coordinates the maintenance activities of facilities and ensures safe, efficient and quality work is performed. This role is also responsible for handling day-to-day operations and supervising the technician staff of assigned facilities.

Responsibilities/Expectations:
+ Maintains accurate records, files, reports, equipment and drawing files for building operations which can include reviewing timesheets to ensure that facility is adequately staffed at all times
+ Follows all requirements for safety, insurance and code requirements
+ Manages technician work orders and work requests; assists and supervises the maintenance and repair of all mechanical, electrical, plumbing, HVAC and other related equipment in the facility
+ Reviews preventative maintenance and equipment log sheets and monitors work to ensure it is completed in accordance with department standards
+ Coordinates purchasing parts and supplies for maintenance activities; assists others in negotiating with suppliers, vendors, and contractors for purchase agreements, pricing commitments, and contracts
+ Supervises special work performed by outside contractors and reports any deviancies from company standards to leaders
+ Other duties as assigned
Education/Years Of Experience:
+ Required: High School Diploma or GED; a minimum of eight (8) years of experience in the HVAC industry to include installation, repair or maintenance with a minimum of five (5) years experience in building operations with emphasis on electrical, plumbing and HVAC systems, including compressors, chillers, boilers, air handling units and other equipment.
+ Preferred: Two (2) year degree from Vocational/Technical/Business School
Shift/Work Hours/Travel Requirements:
+ Must be willing to work after hours, on-call rotations, nights, weekend shifts and holiday as the need arises
Other Requirements:
+ Demonstrates excellent organizational/interpersonal skills and safety as the utmost priority

+ Possesses EPA refrigerant certification
