As a Groundskeeper, you will play a key role in keeping our community looking its best-from manicured lawns and vibrant landscaping to clean and welcoming common areas. Your work will enhance the experience of every resident, visitor, and team member, making our property feel like home.
What You will Do:
Keep the community looking pristine - Inspect the property daily and remove litter to maintain a clean, welcoming environment
Weather-ready property care - De-ice walkways and shovel snow to keep pathways safe in the winter months.
Keep pool areas sparkling - Hose down pool decks, remove trash, and straighten chairs to maintain a resort-like atmosphere.
Lend a helping hand - Assist with light maintenance duties, including changing light bulbs, replacing air filters, caulking, painting, and minor repairs.
Prepare apartments for new residents - Help with make-readies by removing trash from vacant units, checking appliances, replacing smoke detector batteries, and ensuring move-in readiness.
Prioritize safety - Follow all safety guidelines and ensure compliance with company policies, Fair Housing regulations, and local, state, and federal laws.
Support special projects - Be ready to assist with additional tasks and projects as needed to improve the community.
What You Bring to the Team:
A passion for outdoor work - You enjoy being active, working with your hands, and creating beautiful spaces.
Basic maintenance knowledge - Familiarity with electrical, plumbing, and carpentry is a plus.
Dependability & teamwork - You show up on time, work efficiently, and support your team.
Strong communication skills - Ability to interact professionally with residents, coworkers, and management.
Comfortable with physical activity - Ability to lift a minimum of 25 pounds, climb up to 40 feet, work outdoors in all weather conditions, and perform physical tasks.

What you'll do to make a difference:
Recruit, hire, train and supervise all maintenance associates and conduct regular performance appraisals. Provide feedback to associates with the assistance of the Community Manager
Ensure that the community and its grounds are in good repair and provide a safe and attractive environment for residents
Inspect the community and grounds regularly, identify any areas in need of repair
Maintain grounds, coordinate lawn service and other outdoor grounds service from approved vendors as needed
Must set up and maintain the Community Compliance Manual for the community according to specifications
Respond to all repair requests and maintenance concerns from residents and staff
Prepare apartments for new residents
Ensure proper removal and disposal of trash
Ensure that all maintenance items are kept in a safe area to prevent injuries to residents, associates, and visitors
Maintain availability to residents, management, staff, on a regular predictable basis
Attend required meetings and training programs
Must follow all safety/OSHA Requirements

What you bring to our team:
High School degree or equivalent is required
2-5 years previous maintenance experience preferably in a multi-family housing environment
Personnel Supervisory experience preferred
HVAC, EPA and/or CPO certifications may be required in many communities, based on staffing levels
Understanding and ability to repair HVAC, plumbing, electrical, basic carpentry and mechanical systems
Proficiency in computer skills such as Ops Technology, e-mail

REGIONAL MAINTENANCE/RESIDENT SERVICES DIRECTOR TYPE OF WORK: Regional Resident Services Director PURPOSE: The Regional Maintenance Director will oversee onsite maintenance operations for their assigned region. They will also communicate with capital improvements on construction and capital projects. Conduct due diligence inspections as needed. Oversee disaster management as well as reconstruction. The RMD will also provide leadership, technical support, guidance and management to the maintenance teams.

In-depth knowledge of all aspects of apartment maintenance. Knowledge of safety procedures and regulatory requirements (OSHA, EPA, etc.). Ability to manage multiple tasks. SUMMARY OF FUNCTIONS:
Oversee properties in the designated region. Responsible for maintenance operations on those properties. Develop and implement training as needed. Ensure all regulatory requirements are being met (OSHA, EPA, etc.) Conduct property visits and inspections to ensure performance standards are being met. Coordinate with the Capital improvements team on ongoing projects. Communicate with Regional Managers to ensure property needs are being met. Communicate with the Director of Resident Services. Fill in/organize assistance for vacancies in staffing as needed.
MAJOR DUTIES AND RESPONSIBILITIES:
* Work it capital project managers and RM's on capital projects, preparing material and cost estimates, scopes of work, preparing capital bids, executing projects and contracts, monitoring jobs to ensure projects are not exceeding the budgeted amount, ensuring compliance with all applicable codes and performing final inspections of work completed as needed.
* Work with RM on budgets for yearly common maintenance as well as capital projects for the following year's budget. Attend budget meetings to ensure proper budgets for properties. Manage bids for capital projects for the following year's budget.
* Inspect properties quarterly for safety issues, code compliance and compliance of all Hawthorne company policies.
* Conduct due diligence as needed and assist with interior and exterior inspections. Provide organized results to the RM.
* Provide technical maintenance support, guidance, leadership, training, management and disciplinary action as needed.
* Coordinate and oversee the interview, hiring and training of new personnel. Assist with termination procedures.
* Complete training on the SAM manual to new Maintenance Supervisors and ensure sign off sheet is sent to home office.
* Ensure owners, investors and company site goals are being met. Attend owner visits as needed.
* Meet with RM as needed to discuss progress, issues and concerns.
* Work with claims managers, adjusters and insurance representatives to manage property damage and casualty losses. Oversee disaster repairs.
* Assist where needed to fill for maintenance to help with coverage and/or coordinate assistance where applicable. Assign floating maintenance technicians as needed per RM property needs.
* Comply with all Hawthorne procedures, policies and quality standards and present a professional appearance of Hawthorne Residential Partners.

Hours of Work: 9:00 a.m. to 6:00 p.m., Monday through Friday. Available for overtime as needed and "on call" 24 hours a day.

PHYSICAL REQUIREMENTS: Extensive mobility and excellent physical condition. Ability to

What you'll do to make a difference:
Recruit, hire, train and supervise all maintenance associates and conduct regular performance appraisals. Provide feedback to associates with the assistance of the Community Manager
Ensure that the community and its grounds are in good repair and provide a safe and attractive environment for residents
Inspect the community and grounds regularly, identify any areas in need of repair
Maintain grounds, coordinate lawn service and other outdoor grounds service from approved vendors as needed
Must set up and maintain the Community Compliance Manual for the community according to specifications
Respond to all repair requests and maintenance concerns from residents and staff
Prepare apartments for new residents
Ensure proper removal and disposal of trash
Ensure that all maintenance items are kept in a safe area to prevent injuries to residents, associates, and visitors
Maintain availability to residents, management, staff, on a regular predictable basis
Attend required meetings and training programs
Must follow all safety/OSHA Requirements
Regular attendance and punctuality

What you bring to our team:
High School degree or equivalent is required
2-5 years previous maintenance experience preferably in a multi-family housing environment
Personnel Supervisory experience preferred
HVAC, EPA and/or CPO certifications may be required in many communities, based on staffing levels
Understanding and ability to repair HVAC, plumbing, electrical, basic carpentry and mechanical systems
Proficiency in computer skills such as Ops Technology, e-mail
Available to work days and evenings, weekdays, and weekends

Following six (6) months of employment at the Company, you will be eligible per birth, adoption or placement of a child for four (4) weeks of paid parental leave as the primary caregiver to the child or two weeks of paid parental leave as the secondary caregiver to the child. Following two years of employment at the Company, you will be eligible for twelve weeks of paid parental leave per birth, adoption, or placement of a child if you are the primary caregiver of the child.
Tuition Reimbursement: Up to $5,000 per year of pre-approved tuition expenses will be reimbursed upon submission of approved documentation. Repayment obligations may apply if employment terminates prior to 24 months.

Lo que harás:
Ser el experto en reparaciones - Completar solicitudes de mantenimiento de manera rápida y eficiente, manejando tareas como electricidad, plomería, carpintería, albañilería y pintura.
Mantener el confort - Dar mantenimiento, reparar y reemplazar sistemas HVAC para mantener a los residentes cómodos durante todo el año.
Realizar reparaciones grandes y pequeñas - Arreglar duchas, lavabos, electrodomésticos, puertas, gabinetes, paredes y exteriores del edificio.
Anticiparse a los problemas - Programar y completar mantenimiento preventivo para evitar inconvenientes.
Encargarse del mantenimiento menor de piscinas - Mantener las piscinas limpias y seguras.
Trabajar con contratistas - Supervisar a proveedores externos para asegurar trabajos de calidad.
Mantener la buena apariencia de la comunidad - Ayudar con jardinería ligera, recolección de basura y limpieza de aceras.

Job Functions
* Supervise and prioritize service tasks consistently and effectively for your team.
* Train, develop, and mentor the maintenance team.
* Proactively diagnose any service needs for the physical asset and follow through to ensure the service is completed.
* Effectively supervise our vendor partners to ensure quality of work.
* Effectively schedule units to be made ready in accordance with company standards.
* Obtain bids for capital improvement projects and supervise the timely completion of these projects.
* Respond to service requests in a timely, thorough, and professional manner.
* Make vacant apartments homes ready for the next resident ensuring the home is impeccably clean and well-maintained.
* Contribute to the community through welcoming, professional service to the residents.
* Preserve the physical asset by sustaining a preventive maintenance program and ensuring the buildings are well-maintained.
* Conduct on-call emergency service rotation as scheduled.
* Demonstrate daily care for the physical asset by ensuring grounds, amenities, and office are clean, free of debris, and immaculately maintained.

At least two years of apartment maintenance experience is required. One year of apartment maintenance supervisor experience is preferred.
Licenses & Certifications
