Responsibilities
Assists with the corporate-wide Safety management program. Helps ensure government and company compliance and assists with the development and implementation of job-specific plans. Coordinates inspections with internal and external representatives and assists with the claims process.
Field/Management Support
Attends weekly subcontractor meetings to remain involved in project progress and safety matters, as appropriate.
Monitor safety efforts of subcontractors and Brinkmann employees.
Helps enforce government and company regulations to ensure associate and subcontractor compliance by conducting job site inspections and addressing issues.
Reviews documentation to ensure all required onsite records and reports are complete, accurate and submitted per established procedures.
Assists with the development and implementation of job-specific safety plans. Schedules jobsite visits and safety audits.
Conduct documented Project Safety and Health Inspections.
Work directly with the Senior Safety Manager or Safety Manager.
Qualifications
Must be pursuing a degree in Occupational Health and Safety, Environmental Safety, or a related field of study.
Knowledge of construction safety, current Federal and OSHA requirements. Preferred.
Working knowledge of computers and experience with Microsoft Word and Excel.
Strong organizational and time management skills.
Strong written and verbal communication skill.
Good attention to detail, with the ability to recognize discrepancies.
Strong work ethic - Willing to do what it takes to get the job done.
Ability to work with all levels in the organization from craft to leadership.
The ability to work independently as well as part of a team.

Responsibilities
Execute and enforce safety standards, processes, and procedures ensuring project site is kept clean and organized. Conduct weekly safety inspections and monthly safety audits.
Enforce quality standards, processes and procedures, conduct quality control audits.
Support the preconstruction efforts regarding estimating and takeoff, cost, and duration of project.
Assist Project Manager in the negotiated and hard bid estimate process, demonstrating a thorough understanding of the plan specs to propose value engineering solutions.
Assist Preconstruction and Project Manager with analyzing subcontractor bids, assisting in selection and executing subcontracts.
Assist the Project Manager in the preparation of bid proposals for submission to the owner.
Assist Project Manager by preparing permit application and obtaining all necessary permits and licenses.
Responsible for the coordination of material and equipment procurement and expediting.
Determine construction requirements, procedures, and maintain proper project documentation.
Generate and maintain RFI process and responses, submittal logs, change orders, and meeting minutes.
Follow and promote established project standards, processes, and procedures.
Anticipate and identify project issues and risks, proactively working with project team to present solutions and solve problems.
Direct, coordinate, and monitor the activities of subcontractors on a construction site to ensure specifications are met.
Provide ongoing training and development of project engineers assisting with onboarding and various training programs.
Other duties and responsibilities as assigned.
Qualifications

Bachelor's degree in engineering (Civil, Architectural or Construction), construction management or related field required.
3+ years' experience performing full life cycle commercial construction management preferably within diverse market sectors including High-Rise, Multifamily/Student Housing, Senior Living, Large Box Industrial, and Hospitality.
Conceptual estimating and bidding experience with emphasis in commercial construction required.
Proficiency with computer applications including Procore, P6, Microsoft Office suite, and SharePoint.
Must be authorized to work in the United States and not require work authorization sponsorship by our company, for this position currently or in the future.
Demonstrated knowledge of required safety standards and procedures
Working Conditions:
The Assistant Project Manager's work is performed in a main office or field office at the construction site as well as outdoors in various weather conditions with exposure to health or safety hazards, including noise levels may ranging from moderate to loud.
Physical effort is required, including the handling of objects up to 50 pounds and standing, walking, sitting, viewing a computer screen, talking and hearing.
Construction site will change or vary and/or position may require travel.
Position requires a high-level of autonomy as it relates to decision-making that impacts company results, client relationships, and subcontractor interaction.

Education and Experience Requirements:

Reporting to the Director of Preconstruction, the Senior Preconstruction Manager position provides project team leadership and has overall and bottom-line responsibility for the success of the project. Is also actively involved in lead generation, proposal preparation and presentation, and client relationship maintenance. Promotes, solicits, and develops involvement from operations during the preconstruction phase in support of the success of projects

Risk Management - Senior Preconstruction Manager
Assists in maintaining an in-house system of pre-qualified subcontractors and vendors to assure quality control and limit risk to Pinkard and its clients
Prepare cost proposals for value engineering options prior to evaluation by the design team and Owners
Reads and is familiar with both owner preconstruction and construction agreements for assigned projects
Tracks and manages preconstruction project costs as they relate to revenue and scope of services
Team Leadership - Senior Preconstruction Manager
Provides leadership to the entire project team, both internally and externally from project inception through construction documents
Promotes among Pinkard's project team, constructive working relationships, and a firm-but-fair approach with owners and designers
Ensures that all Pinkard team members are collaborating towards project safety, quality, and profit goals
Manages owner and architect relationships to ensure client satisfaction and the establishment of trust
Work with the design teams to understand their project goals and priorities

Provides complete estimates for projects during the initial phases of design through final design documents

Evaluate subcontractor bids for completeness of scope
Documents evolution of the design using meeting minutes and RFI processes

Ensures that the project preconstruction schedule is developed, maintained, updated, communicated, and implemented in accordance with owner agreement and Pinkard standards
Defect Prevention - Senior Preconstruction Manager
Provides input on the constructability of design documents including identifying document discrepancies, lead-time impacts, high-risk elements, etc.
Solicits third party reviews and ensure that all comments are incorporated into Contract Documents
SENOR PRECONSTRUCTION MANAGER REQUIREMENTS:
7 years of experience in preconstruction, construction, and/or a related industry
Knows and can perform all of the duties of Preconstruction Manager on large and complex projects
A bachelor's degree in construction management or related engineering or architectural program
Familiarity and demonstrated experience with multiple forms of collaborative project delivery, including design-build methods and hard bid
Experience with all phases of design from conceptual documents to final drawings and specifications
Experience with a General Contractor in one or more of the following markets: Senior Living, Higher Education/Municipal, Healthcare, Affordable Housing or Office
OSHA 10 hour certified every 3-years

In accordance with the Colorado Equal Pay for Equal Work Act the salary range for this position will be $133,350 to $190,000 per year + Profit Sharing. Actual base pay within this range will be determined by several components including, but not limited to, relevant experience, internal equity, skills, qualifications, and other job-related factors permitted by law.

CONSTRUCTION MANAGEMENT INTERN:

Prepare conceptual estimates and budgets for upcoming projects
Perform detailed quantity take-offs; provide scope sheets for purchasing
Maintain bid log of documents, preparing detailed sub-contractor scope of work, and extensive follow-up (bid administration)

Knows and can perform all duties of Project Manager on large and complex projects with at least 3-5 years of Assistant Manager experience or similar experience as a PM on small projects of of low complexity

Reporting to the Chief Preconstruction Manager, the Project Estimator position provides advanced exposure to Preconstruction Services. Assists with gathering, calculating, and compiling data for use in conceptual and hard bid proposal estimates, and preparing estimates under direct supervision. Reporting to the Construction Manager, the Assistant Project Manager Assists the Project Manager with project and contract administration. Is also actively involved in prospective project lead generation.

POSITION DESCRIPTION:
Depending on the engineer s assignment they will report to a superintendent, project manager or preconstruction manager.
Entry-level position providing a rotation through the primary operations functions within Pinkard (Rotation Program), with the purpose of gaining knowledge/skills/aptitudes and a thorough understanding of construction operations. During the Rotation Program an engineer will have the role of Field Engineer, Office Engineer, Project Engineer and Preconstruction Engineer. The Rotation Program will also help the employee and the organization understand the best initial career path within Pinkard. This program can last between 3-5 years depending upon projects available for assignment. The average duration is 4 years.
OFFICE ENGINEER ROLE
Key Duties:
Assists the Assistant Project Manager or Project Manager with project and contract administration. The primary responsibility of the Office Engineer is to ensure the proper materials and information are available to allow construction to progress without delay. May be assigned to multiple projects depending upon the nature of the assigned project(s) and the needs of the company.
RESPONSIBLITIES:
Safety and Risk Management
Proactively places a high priority on safety at all times and asserts that priority whenever and wherever needed
Performs regularly scheduled jobsite safety audits
Reads and is familiar with all construction and contract documents, and changes, including:
Owner contract agreement and general conditions
Plans, project manual, all specifications, and geotechnical reports
Subcontracts and material contracts
Submittals and Shop Drawings
Is responsible for the complete submittal and shop drawing process, including:
Organizing, scheduling, submitting, and tracking
Performing or obtaining thorough internal review of all submittals and shop drawings before submittal to the architect for approval
Ensuring timely review and return, including resubmittal if necessary, to facilitate timely production, delivery, and/or installation of work
Distribution of approved documents to all affected trades
Requests for Information
Receives, researches, organizes, submits, tracks, and ensures timely resolution of Requests for Information for all trades and suppliers
Ensures distribution of RFI responses to all affected trades and team members
Scheduling and Procurement
Assists project team in input, production, and distribution of initial, updated and short interval project schedules based on Project Manager and Superintendent scheduling direction
Coordinates and tracks, and ensures that project schedule includes, all activities relative to:
Subcontractor and supplier buyout
Submittals, shop drawings, and approvals
Delivery of materials and mobilization of subcontractors
Assists Project Manager with procurement responsibilities as established for specific projects
Change Orders and Revision Control
Tracks all project and project document revisions and maintains revision control logs
Processes owner and subcontractor change order requests and change orders
Ensures that all changes are evaluated for their impact on the project schedule and costs
Ensures that change documents are distributed to all trades and team members
Owner Architect Meetings
Attends and maintains meeting minutes of regular OAC meetings
Closeout
Organizes and manages the document collection and assembly portion of project closeout including as-built drawings and specifications, project and contract document revisions, O&M manuals, warranties, RFI s and other required items
Ensures timely delivery and documented receipt of closeout documents as well as required extra material and spare parts
Ensures timely scheduling, execution and documentation of owner training
Other
Becomes familiar and assists with permitting and occupancy certificate processes
Position: FIELD ENGINEER ROLE
Key Duties:
Assist the project s superintendent team to ensure successful execution of the project. Gain exposure to field operations. May be assigned to multiple projects depending upon the nature of the assigned project(s) and the needs of the company. RESPONSIBLITIES:

Attends training in Pinkard scheduling technique and philosophy
Assist in developing and monitoring schedules
Performs tasks related to the collection of schedule data required to monitor project progress
Under direct supervision, may draft and computerize short term construction schedules for small phases of the work
Stormwater Management
Assists Project Superintendent with implementation and enforcement of Pinkard and project specific stormwater management plans
Layout & Engineering
Assists survey crews with establishment of horizontal and vertical controls for the project
Under direct supervision, establishes exterior-interior grade and working lines for contractors or crafts from control set by others
Assists in the evaluation of dimensional and other field problems, referring them to Project Superintendent
Project Administration
Becomes familiar with the contract drawings, specifications, shop drawings, and submittals to ensure compliance of work
Assists in the preparation of field generated RFI's
Assists in maintaining as-built documentation on site
Cost Control
Performs tasks related to the collection and analysis of cost data required to monitor project budgets and progress
Assists with procurement of non-contract minor field purchasing
Performs cost coding activities for time sheets and non-contract minor purchases
Begins to understand Pinkard s project cost accounting system
Position: PROJECT ENGINEER ROLE
Key Duties:
On projects with limited scope and thus require only one engineer to be assigned, the Project Engineer will fulfill the role of both the Office Engineer and Field Engineer.

Position: PRECONSTRUCTION ENGINEER
Key Role:
This position provides introductory exposure to Preconstruction Services. Assists with gathering, calculating, and compiling data for use in conceptual estimates and hard bid proposals, and preparing routine estimates under general supervision. May be assigned to multiple projects depending upon the nature of the assigned project(s) and the needs of the company.
RESPONSIBLITIES:
Quantity Takeoffs
Assists estimating team in completing quantity takeoffs utilizing latest software application and standardized estimating procedures and techniques. Scope will include self-performed and subcontracted scopes of work
Subcontract Bid Invitations
Assists in preparation of bid packages, including instructions, scopes, bid forms, specifications, interface requirements, etc.
Assists with the reviews of subcontractor proposals for compliance with bid packages and bid documents.
Develop proficiency with bid solicitation software for subcontractor invitations
Bid Closings
Assists in the bid closings and analysis of specific assigned trade scopes under direction of lead estimator
Provides follow up with subcontractors on bid clarifications
Safety and Defect Prevention
Introduction to company safety policies
Introduction to company defect prevention strategies
Participate in project constructability reviews
Subcontract/Vendor Prequalification
Introduction to the subcontractor pre-qualification process
Preconstruction Project Administration
Attend project preconstruction meetings at discretion of lead estimator
Take meeting minutes according to company procedures (Procore)
Issue Preconstruction RFIs according to company procedures (Excel or Procore)
Typical Duties
Meet periodically with mentor to develop and assess learning plan progress
Research historical data (purchase orders, subcontracts, productivity analysis reports, etc.) and compile summary reports to develop guidelines and precedence for future estimates
Maintains files of working documents for back up to estimating figures
Assists in the monitoring of conceptual estimates with actual cost data
Assists with production of conceptual estimates, clarifications and cost analysis reports
Assist with orientation of new estimating engineers for take-off software and bid solicitation software
Introduction to BIM capabilities for concrete lift drawings, building model review and project presentations
In accordance with the Colorado Equal Pay for Equal Work Act the salary range for this position will be $70,000 to $104,00 + Profit Sharing. PROJECT MANAGER REQUIREMENTS:
6-8 years of experience in commercial construction, with progression demonstrating increasingly more responsibility, complexity, and scope
Last 5 years of experience must be in one or more of the following market sectors: Recreation Centers, Municipal, Technical Facilities, or Education.
Knows and can perform all duties of Project Manager on large and complex projects with at least 3-5 years of Assistant Manager experience or similar experience as a PM on small projects of of low complexity
OSHA 30 hour certified at least every 3 years
Holds a Class A Contractor Supervisor Certificate in a jurisdiction in Pinkard s marketplace
LEED accredited
Demonstrated experience in Senior Living, Affordable Housing and/or Multifamily mid-rise commercial construction projects is required.

SENIOR SUPERINTENDENT COMPENSATION:

Qualifications

Working Conditions:
The Project Engineer's work is performed in a main office or field office at the construction site as well as outdoors in various weather conditions with exposure to health or safety hazards, including noise levels may ranging from moderate to loud.
Physical effort is required, including the handling of objects up to 50 pounds and standing, walking, sitting, viewing a computer screen, talking, and hearing.
Construction site will change or vary and/or position may require travel.
