Responsibilities Execute and enforce safety standards, processes, and procedures ensuring project site is kept clean and organized. Conduct weekly safety inspections and monthly safety audits. Enforce quality standards, processes and procedures; conduct quality control audits. Determine, follow and promote construction requirements and procedures identifying opportunities for improvement. Assist in managing contractual requirements and identify opportunities for improvement. Maintain construction documents, review and coordinate shop drawings and submittals. Direct, coordinate and monitor activities of construction site. Oversee mitigation of issues/recovery of critical path. Conduct project preconstruction/strategy/premortum meeting. Determine needed resources (manpower, equipment and materials) from start to finish with attention to budget requirements. Updating by job and role as needed. Anticipate and identify project issues and risks, proactively communicate identified project issues and risks, presenting solutions and conferring with project team for resolution. Manage and plan all construction operations and timelines to ensure deadlines will be met, Identify compression opportunities. Maintain complete, thorough daily logs that include production and detailed areas of work. Maintain and control project scope and maintain budget by communicating with proper PO's/SWD's. Identify new construction products/practices and recommend methods, materials and layouts to reduce construction costs based on design needs/capabilities. Ensure proper documentation and communication of project status. Create and modify project schedule to reflect approved scope changes and to ensure adherence to key dates. Create CPM schedule. Direct and monitor compliance with all codes and regulations. Prepare and execute the project closeout process, demobilizing all resources and successfully transitioning the project to the client. Maintain positive client relationships to leverage future repeat business. Other duties as assigned. Qualifications 3-5 years' experience as lead superintendent running ground-up projects ranging from $20M-$50M in diverse commercial markets, including High-Rise, Multifamily/Student Housing, Senior Living, Large Box Industrial and Hospitality. In-depth construction knowledge and experience in the construction industry. Proven experience implementing safety protocols with a track record of successfully implementing and enforcing safety procedures on construction sites ensuring a secure work environment for project team. Ability to understand and solve complex challenges to present alternative solutions. Must be a motivated and driven individual with proven history to effectively facilitate the completion of subcontracted work. Leadership and interpersonal skills. PROJECT MANAGER REQUIREMENTS: 6-8 years of experience in commercial construction, with progression demonstrating increasingly more responsibility, complexity, and scope Last 5 years of experience must be in one or more of the following market sectors: Recreation Centers, Municipal, Technical Facilities, or Education. Knows and can perform all duties of Project Manager on large and complex projects with at least 3-5 years of Assistant Manager experience or similar experience as a PM on small projects of of low complexity OSHA 30 hour certified at least every 3 years Holds a Class A Contractor Supervisor Certificate in a jurisdiction in Pinkard s marketplace LEED accredited Demonstrated experience in Senior Living, Affordable Housing and/or Multifamily mid-rise commercial construction projects is required. Demonstrated experience in planning and leading effective presentations in interviews for new projects. PROJECT MANAGER COMPENSATION: In accordance with the Colorado Equal Pay for Equal Work Act the salary range for this position will be $100,000 to $144,000 + Profit Sharing + Performance-based Incentive Bonus + Vehicle Allowance. Actual base pay within this range will be determined by several components including, but not limited to, relevant experience, internal equity, skills, qualifications, and other job-related factors permitted by law.
