Specific Responsibilities, Skills & Qualifications:

* Qualified candidates must be able to demonstrate "leadership qualities" to include guide and direct personnel, prepare direct report evaluation, provide feedback, and identify opportunities for staff growth, administer corrective action, model professional attributes that adds value to the Company.
* Manage shift personnel; ensure all employees follow Brookfield policies and procedures
* Must be highly motivated, proactive with maintenance and repair of building systems, proficient in reading "blueprints", have experience with tenant improvement and capital repairs.
* Must demonstrate good communication skills (both oral, written and computer) to interact with all internal and external customers.
* Must be able to create and maintain engineering budget categories, including utility consumption.
* Must be able to work effectively, productively, and independently, exercise good judgment, take initiative to address & resolve issues, and perform many diversified tasks.
* Must take direction from supervisor and work in supportive role to maintain the building systems.
* Maintain good tenant, supervisor, and co-worker relations.
* Maintain profession appearance as keeping with Brookfield uniform policy.
* Provide guidance to other Engineering team members for procedure and task associated with their duties and responsibilities.
* The position requires an individual with experience in the operation, maintenance and troubleshooting of various MEP systems including, Central plan configuration, AC package units, VAV air distribution, building automation systems, DDC and pneumatic controls, life safety systems, generators, electrical distribution, and luminary systems, plumbing systems and fixtures to accomplish the proper and efficient operation.
* Must be able to administer equipment/system PM program (Angus), to include printing, assist in coordination of staff to complete associated tasks, documenting readings/ issue and closing work orders. Administer building system inspection to maintain required certifications.
* Possess strong trouble-shooting skills, be able to read equipment schematic and apply diagnostic logic and administer proper repair with limited supervision.
* Be able to administer water treatment program.
* Be able to work on a ladder, scaffold, or lift.
* Be able to use hand and power tools.
* Be flexible with the ability to work additional hours or adjust schedule if required.
* Required to be part of the after hours "on call" program designated for the building(s) assigned.
* Must possess/maintain a District of Columbia 3rd-Class license and CFC Universal certification for this position.
* Maintain completion of require training courses - safety and corporate.

Your Team

The Project Assistant (Virginia Communities) is to assist in all the duties that encompass the Warranty team's, construction managers' and assistant construction managers' responsibilities. The support of the Warranty and Construction teams will focus on customer care and administrative support. The first two years of service will include cross training with both our Construction team and Customer Care team as needed based on volume and staffing on specific communities. Work will include learning the Brookfield processes, software programs, construction scheduling, quality control, servicing customer needs, and supporting both the Construction and Warranty teams on site.

Your Key Deliverables

Construction:

* Learn and become proficient with Brookfield's programs and systems such as scheduling (BuildPro), warranty care (On-location), and OSHA tracking (SmartSheet/Cority)
* Assist with schedule and finishing end of home construction
* Prepare homes for QAI (Quality Assurance Inspections).
* Support Construction Manager and assistant Construction Manager with county inspection scheduling and working with county inspectors.
* Learn Brookfield processes with regards to all our customer meeting points, service work and computer systems.
* Once construction commences, scheduling with subcontractors, utility companies, and all necessary parties is imperative to ensure closing date can be met. Alterations to schedule once work commences should be expected.
* Scheduling should be detailed and completed online, to allow subcontractors and Brookfield personnel to be kept informed of the status of construction.
* As construction proceeds, all inspections should be scheduled and approved as quickly as possible to maintain projected completion dates.

Material Handling:

* Have all required material on the job so that the trades can complete their particular phases when scheduled.
* Control subcontractors to have their materials on the job and removal of same after their work is completed. Materials must be ordered and delivered on time with no stockpiles of materials.
* Ensure material is reasonably taken care of and watched over to avoid damage, theft, etc.

Personnel:

* Monitor the number of hourly employees, when applicable, and the hours worked. Approve timesheets before payroll submission.

Customer Service:

* Meet with customers during Brookfield's standard touch-point dates: Pre-Construction, Pre-Drywall, Pre-Settlement, Post-Settlement, and Year-end, as well as maintain open phone and email communication with customer during the entire building process.
* Work with Assistant Construction Manager (if applicable) to ensure the Pre-Settlement and/or Post-Settlement Orientation Lists are being completed in a timely manner.
* Work with Customer Care team to service warranty needs as part of cross training during first few years.
* Return homeowner phone calls and emails within a 24 hour response time, or better.
* Meet with homeowners on-site if necessary to address any questions or concerns they may have.
* Maintain professional appearance at all times during work hours.
* Strive to exceed customer expectations by responding to questions or complaints as thoroughly, respectfully, and informative as possible.

Reporting:

* Maintain online "BuildPro" cloud scheduling and document storage site for each community managed. This includes creation of a folder for each home as they are released for construction.
* Maintain accurate and up-to-date status of each home under construction
* Inform Construction Manager of any homeowner questions, conflicts, or issues that warrant attention.
* Submit all necessary paperwork (checklists, walkthrough lists, etc…) from homeowner meetings to main office.
* Submit weekly OSHA observations using tracking system.
* Submit weekly photos and customer updates of homes to "NSE On-Location".

Cost Control:

* Operate job site within or under site cost budgets.
* Ensure that contractors do not charge for items for which they are contracted to complete.
* Closely monitor the purchase order work.

Safety Issues:

* Maintain safe job site.
* Keep informed of all safety codes and OSHA guidelines and regulations.
* Monitor safety issues of subcontractors and alert for non-compliance.
* Maintain all required safety information and post required documents in construction office.

Must Haves

* Excellent written and oral communication skills
* 2+ years in customer service, related experience preferred
* Strong attention to detail and organization skills
