Responsibilities

* Deliver remote support using industry-standard tools to resolve technical issues efficiently.

Qualifications
* High School Diploma or GED required.

Essential Job Function
* Establish and maintain best practices for the creation, organization, and management of lease forms and supporting documentation.
* Develop audit sheet templates to provide transparency into lease terms, provisions, and settings across properties.
* Maintain a consistent update and review schedule for lease forms, including Blue Moon and non-Blue Moon leases.
* Lead the review and standardization of lease-related materials, including move-in packets, fee sheets, renewal offer letters, and correspondence templates.
* Partner with Legal and external counsel to ensure all lease forms, tenant notices, and application documents meet jurisdictional requirements and regulatory standards.

* Maintain a master database of approved fees and rentable items, including legal constraints or policy limitations.
* Evaluate regional and portfolio-wide needs for new or updated lease terms and addenda based on operational feedback and market trends.
* Develop project plans to support the implementation of new lease programs and services, coordinating with stakeholders across the business.
* Respond to ad hoc requests from senior leadership related to lease data and performance (e.g., rent-to-income ratio analysis).
* Manage and mentor a team responsible for lease system configuration, technical troubleshooting, and user support. This includes overseeing lease packet setup in Yardi and Blue Moon, implementation of fee and program changes, resolution of system issues, and liaison with software vendors.
* The team also manages system access, performs lease audits, responds to internal lease documentation requests, delivers training, maintains regulated correspondence, and drives process improvements through KPIs and performance analysis.
* Travel up to 25% of the time
Education
Undergraduate (Bachelor) Degree in Business administration, real estate or related field preferred
Experience
* 5-7 Years of Leasing, Product Specialist, and/or Administration Management Experience required

Position Summary
The Senior Procurement Specialist is responsible for managing the procurement and contract lifecycle across the multifamily portfolio, supporting enterprise goals through effective sourcing strategies, contract management, and supplier partnerships. This role ensures all procurement activities are executed efficiently, cost-effectively, and in compliance with company policies and governance standards. The Senior Sourcing Specialist oversees all phases of the contract process (from monitoring the supplier add process, populating contract templates with project specific details, coordinating internal reviews to execution and record management in Yardi). This role will also work closely with internal stakeholders, vendors, Legal, HR and Accounts Payable to investigate and resolve invoice discrepancies. The Senior Sourcing Specialist will also have the opportunity to develop a deeper understanding of the sourcing process by supporting key activities such as vendor selection, competitive bidding, contract evaluation, and spend analysis. This exposure will strengthen their procurement expertise and provide visibility into enterprise-level sourcing strategies.
Essential Job Function
1. Populate internal contract review forms (coordinate feedback between inhouse/external counsel), ensure the request to set up a vendor is met, monitor & follow the vendor status in Vendor Café through to completion, populate contract templates with project specific details, and route contracts for signatures by both internal and external parties. (30%)
2. Responsible for maintaining accurate and updated contract records in Yardi. This includes monitoring contract terms, renewals and updates to ensure ongoing compliance. (30%)
3. Research and assist to resolve PO & invoice discrepancies in partnership with the vendor, Accounts Payable, and business stakeholders. (20%)
4. Support key activities in the souring process such as spend analysis, market analysis, and supplier analysis, and benchmarking/cost modeling; execute category sourcing strategies including development and execution of Request for Information and Request for Proposal, document bid events through correspondence to suppliers; develop selection criteria and drive the selection of suppliers in collaboration with a cross-functional property team; conduct supplier negotiations. (20%)

The Vice President of Technology Product Management will develop and drive product strategy & provide innovative solutions that deliver quality digital experiences for both residents and employees of Brookfield Properties Multifamily and Maymont Homes. PRIMARY PURPOSE:
This position is accountable for troubleshooting, repairs and performing preventive maintenance relative to the mechanical, electrical, HVAC, plumbing systems and physical structural elements of the center.
PRINCIPAL RESPONSIBILITIES:
The successful candidate's responsibilities will include, but not be limited to:
Routinely inspects facility, troubleshoots and makes repairs to the mechanical, electrical, air conditioning and plumbing systems, as well as any structural elements on the property
Perform a variety of maintenance/minor repair activities on the interior/exterior areas of the property including, but not limited to, painting, drywall, structural elements, including parking lot and sidewalks, plumbing repairs, clears drain stoppages, interior and exterior lighting including lamp, fuse and ballast replacement
Operate a variety of equipment to perform preventive maintenance, minor repairs and maintain cleanliness of property
Assist other departments, including but not limited to, Marketing to setup events and Local Leasing with placement and repair of carts
Perform the job in accordance with all applicable standards, policies and regulatory guidelines (i.e. OSHA standards) to promote a safe working environment
Schedule and preform preventive maintenance programs as assigned by management.
Ensure the appropriate inventory systems, records, files, material safety data sheets, supplies, equipment and tools are maintained
Periodically inspect air handling units, tighten or replace belts, replace filters and grease components. Maintain logs to document activity
Performs exterior custodial duties as needed. May include sweeping sidewalks, wet mop sidewalks, operate steam cleaner, operate hand vacuum. Gather trash and empty trash receptacles; operate compactor and turn trash carts
May perform additional maintenance duties as assigned
MINIMUM QUALIFICATIONS:
High School Diploma or GED preferred. Technical School certifications and/or training preferred
Minimum 2-3 years building maintenance experience performing some carpentry, HVAC, electrical, mechanical, and plumbing functions
Ability to read and interpret documents, plans and schematic drawings and comprehend instructions. Ability to effectively present information to departmental management, employees, tenants, and outside contacts
Ability to apply common sense understanding to carry out instructions furnished in written or oral form. Ability to define problems, collect information and establish facts.

Essential Job Function
Job Function #1: Lead the Leasing Practice (30%)
Assume complete accountability for the leasing performance for all of Brookfield Properties Multifamily's assets. Demonstrate and provide leadership and management to onsite leasing associates, creates a collaborative environment and develops associates for growth opportunities and ensures that smart goals and objectives are created for each associate. Collaborate with Operations and Property leaders to evaluate, analyze and continuously improve leasing performance. Manage the leasing funnel and workflow to ensure maximum leasing efficiency, quality of service delivered, compliance, and file accuracy. Optimize leasing conversion ratios; from lead to tour scheduled, tour scheduled to tour completed, tour completed to application submitted and screening results to lease signed. Create new leasing SOPs as necessary.
Job Function #2: Reporting and Financial Management (20%)
Perform all aspects of leasing financial management including budgeting, forecasting and analysis both quantitative and qualitative. You are fully responsible to meet leasing financial goals of each geographic region. Ensures that accurate leasing budgets are prepared for each market within your region and review financial statements to ensure budget adherence. Develop and monitor key performance indicators (KPIs) and generate reports for leadership. Monitor closely leasing ratios at every step of the sales funnel for each asset.
