This role requires extensive travel to assigned properties, providing both leadership during vacancies or transitions and individualized training support for team members at varying skill levels. (IN, OH, KY, IL, CO, NC, GA, TN) Qualifications Education Minimum of a high school diploma with a college degree preferred CAM designation preferred Experience & Skills Minimum of 4 years of multi-family property management experience At least 2 years of experience in leasing, marketing or training roles Strong leadership, communication and interpersonal skills Proven ability to motivate teams, resolve issues and improve performance Proficiency with property management software, such as Yardi Voyager and CRM Solid understanding of fair housing laws and industry regulations Exceptional organizational, time management and training facilitation skills Excellent computer skills, particularly with Microsoft Office Suite Valid driver's license, reliable transportation Must have ability to travel extensively, to include overnight stays in various locations throughout portfolio Responsibilities Property Operations & Leadership Oversee day-to-day operations at assigned properties, stepping in during leadership vacancies, underperformance or when additional support is needed. Ensure a positive living experience for residents by addressing concerns, resolving issues and maintaining property standards. Supervise on-site teams, foster a positive work environment, and promote professional development. Provide short-term coverage for Leasing, Assistant Manager or Property Manager positions as needed. Manage property to budget, monitor financial performance, track expenses and implement strategies to meet or exceed ownership objectives. Be an ambassador of compliance with all applicable local, state and federal regulations, fair housing laws and company policies. Suggest adjustments or execute delivered marketing and leasing strategies to maximize occupancy, including conducting property tours, assisting with lease signings and support resident retention efforts. Monitor occupancy trends, analyze leasing performance, and recommend operational adjustments or training interventions to improve results. Oversee maintenance operations, coordinate repairs and ensure preventative maintenance programs uphold property standards and resident satisfaction. Training Conduct one-on-one and group training sessions for on-site employees, focusing on leasing, operations, sales, marketing and software systems. Develop, update and implement training programs for new hires and underperforming employees. Assist with and collaborate on revisions to company procedures and training materials. Responsibilities Essential Functions * Conduct market research, as assigned, for new developments, potential acquisitions, and projects under construction. * Provide research, analysis, and reporting for asset management for projects assigned. * Effectively collaborate with in-house property management leadership to evaluate achievable rental levels, expense comparable, and expense estimates for development opportunities being considered. * Develop initial Proformas for new acquisition and development opportunities to include conceptual financial analysis, feasibility, and modeling. * Analyze target markets as assigned, as well as development and acquisition opportunities. * Prepare comprehensive presentation materials, as assigned, that include exhibits of acquisition and development merits, demographic analysis, market analysis and competitive product evaluation suitable for approval by supervisors. * Become knowledgeable with costs associated with real estate development, including physical construction costs, site development costs, pre-development costs and estimates through collaboration with Develop Manager and Preconstruction estimate submittals. * Research, analyze, and make recommendations as needed regarding real estate development projects, acquisitions, dispositions on projects assigned. * Ensure company policies, procedures and guidelines are complied with in a professional manner and are demonstrated in all oral and written communications. * Complete other duties and projects as assigned by supervisor.
