**Job Summary**
The Construction Project Manager will plan, direct, and coordinate the activities of designated projects from concept inception through closing phase to ensure that the goals or objectives of the project are accomplished within the prescribed time frame and funding parameters. The Construction Project Manager will support the University of South Florida with exceptional professionalism and customer service.

RESPONSIBILITIES
Utilizes company's project management platform (FranConnect - Opener Module, along with GC project trackers) to ensure that franchisees, general contractors, architects, and engineers (A&E), national account vendors, operations, training, supply chain, and other cross-functional teams are aligned to support timely and cost-effective development.
Provides leadership in initial planning stage by collaborating with franchise owners, operators, architects, engineers, or other involved parties; use your experience and expertise to proactively identify and solve for avoidable risks across new store opening projects.
Schedules and coordinates projects in logical steps and budget the time necessary to meet each deadline.
Prepares and submits budget estimates and regularly communicates with stakeholders concerning budget progress and costs.
Ensures adherence to the budget and schedule when unexpected complications or issues arise, mobilize resources to make quick and necessary adjustments to remain on schedule and on-budget.
Plans, coordinates, organizes, oversees, and directs activities regarding the construction and maintenance of assigned structures, facilities, and systems.
Ensure safety standards and guidelines are followed on the jobsite and that all safety codes are met in construction.
Develops standards for store buildouts including criteria for approved GCs, budget formats, contracts, vanilla shell requirements and other tools necessary to ensure timely and efficient store buildouts. Support franchise owners on the development of construction budgets, identifying qualified GCs, contract negotiations, revisions, and additions and adherence to brand standards.
Collaborates with stakeholders, supervisory staff, contractors, and design professionals to discuss and resolve problems, including work procedures, complaints, and construction or design issues.
Manages and leads actions that are necessary due to delays, bad weather, or emergencies at construction sites.
Develops and maintains good working relationships with a variety of people, including owners, managers, designers, supervisors, tradespersons, and craft workers.

EXPERIENCE, EDUCATION AND BEHAVIORS
Bachelor's degree preferred in related field (Construction, Architecture or Engineering

5+ years of constructionmanagement experience with a QSR or fast casual brand opening 100+ locations annually.

Essential Duties:
The following is a list of the primary tasks of the Construction Superintendent, some of which may be delegated to jobsite personnel, but which require his or her close supervision:
Safety - The primary responsibility for job safety rests with the Superintendent. Ensure safety is properly incorporated into job planning and execution; promote accountability among staff members and subcontractors as it relates to the project safety policies; and enforce these policies by actively participating in all safety-related functions.
Quality - The Superintendent is responsible for all quality control on the project, both Company and subcontractors. Any repetitive quality problems with a subcontractor or vendor should be called to upper management's attention. The Company has a policy and past record of providing high quality work and this high-quality standard is to be maintained on each project.
Job Planning - Development and implementation of the pre-job plan. Make course corrections to the plan as required. Create material handling and site utilization plans.
Scheduling - Participate in the project scheduling to the extent necessary to ensure that it is "their schedule" and that it complies with the job planning.
Mobilization - Complete specific tasks as assigned in pre-job planning sessions.
Coordinate and supervise all Company work forces on the project including employment of laborers and craft persons. The Superintendent has the authority to hire and fire all hourly paid personnel under his or her direct supervision. This also includes the indoctrination of Foreman and holding them accountable.
Develop Assistant Superintendents, Coordinators, Engineers, Foremen and craft persons.
Personnel evaluation, development, and retention. The Superintendent will be consulted in the assignment of salaried staff. They are responsible for defining what is expected of (goal setting), providing feedback to, and evaluating salaried personnel under his or her direction. They are to recommend promotion, transfers, or termination according to the project's needs and personnel evaluations.
Coordinate and schedule all subcontractors - Hold weekly scheduling meetings with all subcontractors' Foremen.
Develop forms detailing and special construction methods for job efficiency.
Maintain accurate time keeping and cost records.
Study labor recaps and cost controls carefully to determine areas needing special attention and initiate changes and procedures to bring costs back into budget.
Expedite vendors and subcontractors on a daily and weekly basis.
Material Receiving - Be sure that material received is properly inspected for quantity and quality, and that the receiving tickets are properly signed and coded and submitted.
Equipment - Equipment needs should be reviewed with their supervisor.
Owner Relations - Participate in the Owner/Architect/Contractor meetings. Along with the Project Manager, ensure Owner and Owner's Representatives are aware of changes to schedule, potential conflicts, etc.
Be sensitive to special requirements of the customer or neighbors to ensure satisfactory relations.
Maintain Project Logs.

Assist project management with schedule preparation, including logic and resource/budget allocation, Labor Resource Charts, and provide updates as required.
Keep proper and complete documentation of the project as required and available for inspection at all times.

Ensure accurate and complete cost coding of all time cards daily. Review, sign off, and forward time cards to the corporate office as required.

Position Description:
The Area Superintendent (AS) is responsible for supervision of a specific area of the project. The AS is responsible for establishing and achieving the project goals related to all areas of field management including schedule, budget, safety, quality, and the development of personnel. Position Qualifications:
A 4-year degree in civil or structural engineering, architecture, or constructionmanagement.
Minimum of 5-6 years' experience on large commercial construction projects.
Valid Driver's License.
Strong communication skills.
Computer software - Microsoft Office Suite, specifically Excel-based templates, Prolog, Primavera and the AutoDesk Suite.
Experienced in construction layout, blueprint reading and shop drawing reading.
Preferred Qualifications:
OSHA 10 Certification.

Essential Duties:
Coordinate, supervise and mentor the company work force in their area.
Coordinate field construction work through organization and proper planning, and by having a collaborative relationship with trade partners. Participate in weekly schedule and management meetings with trade partners.
Promote and enforce the site-specific safety plan and sound safety principles within their area of work. Create AHAs/STAs with foremen for all self-performed work. Review AHAs for trade partners.
Participate in project scheduling and maintain the portion of the four-week schedule for their area to ensure the project is completed on time.
Keep accurate cost and production records.
Participate in the development of material handling and site utilization plans for their specific area. Coordinate with project engineers and office engineers on material needs, RFIs, etc. Ensure that material received is properly inspected for quantity and quality, and that the receiving tickets are properly signed and coded and given to the jobsite administrator.
Take responsibility for all quality control on the project and establish high-level standards both for the company and trade partners.
Coordinate the punch list process to ensure owner acceptance at project turnover.
Develop and maintain relationships with the owner, architect, engineer and trade partners to ensure the highest level of quality and customer service is delivered.
Participate in the project coordination meetings to maintain pre-planning engagement and scheduling in the coordination activities. Assist the BIM and VDC engineers in driving issue resolution to keep the submittal process on schedule.
