    Job Title Mobile Building Engineer Responsible for ensuring the efficient operation and maintenance of all HVAC, mechanical, electrical and plumbing equipment and systems for the assigned property(s). Responsibilities include (but are not limited to) maintaining a clean and safe working environment, performing rounds and inspections, conducting routine assessments, performance of day-to-day preventive and corrective maintenance, painting, and light housekeeping for assigned properties. • Perform all plumbing, electrical, or HVAC inspections and repairs of the building(s). • Maintain heating and cooling equipment, up to and including chillers (air and/ or water cooled), DX units, pumps, package rooftop units, residential style split systems, fan coil units, VAVs, and air distribution systems, etc. • Monitor and adjust all mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, diffusers, and other equipment necessary to provide a comfortable environment for the buildings. • Verify field conditions and perform any necessary repairs or adjustments. • Monitor Energy Management. • Repair doors, ceilings, hand railings, and floors and other general carpentry and painting repairs, adjustments and installations about the property. • Perform repairs to plumbing fixtures (water closets, urinals, flush valve assemblies, lavatories, etc.). • Perform preventive maintenance duties in accordance with C&W standards, building protocol, manufacturer recommendations and industry best practices including changing filters, cleaning coils, flushing condensers, punching tubes, greasing fans, pumps and motor bearings as required, inspecting and adjusting belts, replacing motor bearings, aligning pulleys and shafts, and performing annual inspections and other scheduled routines as directed. • Inspect emergency electrical equipment, electric rooms, back-up generators, sump pumps and/or ejector pumps. Replace lamps, light fixtures, reinstall or replace signage, verify rooms are clean and clear of obstructions and debris. • Check for properly operating emergency exit signs and lights and ensure free and clear access to emergency stairs and exits. Perform additional fire and life safety inspections as per NFPA and local jurisdiction, C&W standards, building protocol and as directed by superiors and property management • Document and report activities to supervisor. • Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns. • Comply with all applicable codes, regulations, governmental agency, and company directives as relates to building operations and practice safe work habits. • Complete all required C&W Safety Training as scheduled annually. • Comply with C&W Uniform Dress Code while working and maintain a neat and clean appearance while on the property during normal working or after hours. This position will assist in maintaining the operation, inspection, and maintenance of all commercial building equipment including electrical, mechanical, pump, fire, plumbing, and HVAC systems to achieve increased efficiency. The Building Engineer will be required to ensure safety while decreasing downtime by completing proactive performance testing and scheduled maintenance. Working under the direction of the buildings' Property Manager and Chief Engineer, the Building Engineer will be responsible for performing preventative maintenance and corrective repair of the buildings' mechanical, electrical, plumbing, and fire/life safety systems. Oversight and inspection of work performed by outside subcontractors is also a requirement of the role. This position does require you to be a part of our on-call schedule. Duties & Responsibilities: * Implement and perform preventive maintenance and repairs on all mechanical, electrical, plumbing and HVAC systems including, but not limited to pumps, chillers, boilers, cooling towers, air compressors and air handling units * Ensure optimal performance of HVAC systems by making adjustments and changes to HVAC and related equipment in order to maintain established operating criteria within the guidelines set forth by the Chief Engineer * Energy and water consumption monitoring as well as water treatment tracking and analyzing * Have knowledge of Building Automation Systems (BAS) * Perform general repairs, maintenance and replacement of building components including, but not limited to: building fixtures and appliances, plumbing and electrical * Maintain operation logs and files, where appropriate, to include, but not limited to: central plant operations, chemical consumption logs and other equipment or operation inspection logs specific to the property * Apply working knowledge and skills in HVAC distribution and controls in order to make adjustments and/or corrective actions to resolve work orders. Responsibilities As a Building Engineer with Hines, you will maintain basic operation and maintenance of all building equipment and systems by routinely reviewing operating conditions and established programs with Supervisor to understand and resolve any abnormal operating issues. Responsibilities include, but are not limited to: Perform preventive maintenance and repairs on all mechanical, electrical, plumbing and HVAC systems including, but not limited to pumps, chillers, boilers, air compressors and air handling units. Make adjustments and changes to HVAC and related equipment in order to maintain established operating criteria within the guidelines set forth by the Supervisor. Perform general repairs, maintenance and replacement of building components including, but not limited to: building fixtures and appliances, plumbing and electrical. Participate in the water treatment chemical programs established in the property. Maintain operation logs and files, where appropriate, to include, but not limited to: central plant operations, chemical consumption logs and other equipment or operation inspection logs specific to the property. Apply working knowledge and skills in HVAC distribution and controls in order to make adjustments and/or corrective actions to resolve work orders. Provide prompt and courteous response to tenant requests within the guidelines set forth by Hines. Maintain ethical, professional, and courteous relations with contractors and tenants. Establish and maintain a cooperative working relationship with the entire operation staff and perform as a team member. Demonstrate full competency in all current Hines and property emergency procedures including but not limited to: Assist with directing building occupants with evacuations Assist with bomb searches Assist with life safety system alarms Assist emergency authorities and response teams Utilize fire alarm and life safety systems at assigned property and make adjustments as needed. Adhere to all Hines and property policies and procedures and perform all duties in a safe manner and help ensure compliance with city, state and federal safety and environmental laws, codes, standards, and regulations. Actively participate in required training activities and seminars. Qualifications Minimum Requirements include: High school diploma or equivalent from an accredited institution. Two years commercial HVAC or related experience. Successful completion of the Hines “Introduction to Engineering” training program. Functional knowledge of the Engineering Assessment Guidelines and can demonstrate proficiency in the assigned area(s) of the Guidelines. Read and use all types of testing equipment, analog digital multi-meters, pressure, and temperature indicating and recording devices, air flow measuring devices, and leak detection devices. Knowledge and proper use of basic hand tools (i.e., socket sets, wrenches, pliers, screwdrivers, saws, and hammers, etc.). Read and understand a variety of instructions, including equipment instruction manuals, furnished in written, oral, or schedule form. Understand correct usage of power tools (pneumatic, electric or engine drive), drill motors, saws, grinder, and impact wrenches, etc. Compute basic mathematical equations for equipment performance testing and building operations. Communicate effectively both verbally and in writing. Possess sufficient computer skills to effectively administer required engineering programs. Interact with employees, visitors and contractors with poise and diplomacy. Maintain calm demeanor in emergency situations. Understand and apply correct usage of all personal safety equipment. When applicable, obtain required city and/or government licenses or permits (i.e., Boiler Operating Permit, State Maintenance Electrician's License, EPA CFC Universal Certification Technician certificate, etc.). Work indoors approximately 80% of the time and outdoors approximately 20% of the time. Use olfactory, auditory, and visual senses. Work standing all day. Ability to lift 25 lbs. or more. Day to Day Responsibilities: Take part in the coordination of tech support on engineering, regulatory, compliance, calibration, quality, microbial/environmental, technical cleaning, validation, electrical, and process automation issues. Assist during regulatory agency inspections. Provide technical support in response to the FDA and other regulatory agencies. Support cGMP validation of equipment and processes. Investigate complex issues or problems through the mentorship of experienced staff. Assist the team with maintaining an up-to-date working spare parts inventory system for equipment/systems. Interpret and review utility, process system/equipment, plumbing, ductwork plans, architectural, and HVAC P&ID's. Support Operations using Current Good Manufacturing Practices (cGMP). About The Role The Facilities Engineer will play a key role in the maintenance and wider production departments, responsible for working across production and systems teams (IT) to implement and improve processes, identify and repair faults, and keep automation standardized. They must be capable of systematically identifying, analyzing, and resolving problems with mechanical systems, instrumentation, and equipment. The ideal candidate for this role will have a background in automation, instrumentation, and programming. Strong electrical skills and knowledge will be critical to succeed in this role. The engineer will plan their daily schedule to complete necessary tasks, while maintaining the flexibility required to address mechanical and automation-related issues as they arise. They will demonstrate excellent creative problem-solving capabilities with a cost-conscious approach. This person will play a crucial part in our Continuous Improvement and Asset Care programs across the plant, working closely with Production teams to integrate new processes and equipment to drive efficiency and safety initiatives. Job responsibilities include: * Adhering to all rules, regulations, policies, programs and related while you exhibit and promote exceptionally high personal health & safety standards. * Establish and update LOTO, confined space, and other safety procedures including compliance with all OSHA and PPE policies. * Be proactive in maintaining plant hygiene with reference to cleaning plans, schedules and ad-hoc cleaning requirements. * Designing, building and installing projects with different aims from process improvement to integration with ERP. * Maintain and program PLC, HMI, and SCADA systems for plant process control, monitoring and reporting. * Responsible for electrical issues and maintenance in the facility, including automation controls, instrumentation, and power transmission. * Create and follow maintenance regimes for all processing instrumentation. * Identify required spare parts for automation repairs and maintain a stock supply while actively participating on the Asset Care Team. * Establish, log, and record parameter-based checks of instrumentation effectiveness. * Understand and troubleshoot network faults within automated systems. * Basic HVAC troubleshooting skills that would include compressors and pumps. * Mechanical aptitude that includes understanding basic physics and mechanics (levers, pulleys, gears, pressure, friction, energy), interpreting diagrams and blueprints. * Ability to troubleshoot outcomes in mechanical scenarios with solid tool and object knowledge. * Be involved in support roles for project implementation, from a PLC and electrical point of view, carrying out I/O checks on systems and general troubleshooting. * Coordinate and drive utilities management and upkeep including steam boilers, wastewater, and other support systems. * Complete any task(s) as requested or assigned by anyone in the leadership group.
