The Maintenance Engineer is a dynamic problem solver to work with us in a fast paced, collaborative environment. This role is responsible for executing mechanical engineering services to safely meet Bellwood's business plan by providing support to production, maintenance, and the engineering team. This position is a critical interface in the efficiency, output, and quality of our processes and will be responsible for mechanical systems safely integrated with manufacturing, along with upgrades of existing equipment. The primary focus will be the extrusion presses and tube mill hydraulic and mechanical systems operation, redesign, and upgrades.
What you'll do:
Act as a Subject Matter Expert (SME) specializing in diagnosing equipment malfunctions and formulating repair methodologies during root cause analysis procedures.
Develop maintenance operating discipline. Formulate and standardize a set of operational protocols that govern maintenance procedures and practices.
Provide technical expertise to plant personnel on troubleshooting failures, repairs, and evaluating whether equipment is designed to meet its intended or existing service conditions.
Maintains and assists in development of PPM plans/modules to increase the safety and reliability of the sites, consulted on documentation of PPM changes.
Ensure that work requests include engineering input on repair details and if necessary, provides onsite/offsite technical support for deviations from this data, for equipment that is critical for the process.
Ensure repairs, repair techniques and equipment specific training are documented and made available.
Provide maintainability input to SOPs and Project Front End Loading. Performs technical reviews of procedures. Serves as a technical resource during procedure creation and review in support of the Planner. Creates and reviews job procedures and checklists.
Collaborate with the maintenance department in scrutinizing spare parts lists and Bills of Materials (BOMs) for existing equipment. Contribute to maintenance optimization exercises including Failure Modes and Effects Analysis (FMEA), Define-Measure-Analyze-Improve-Control (DMAIC), and Asset Criticality Rankings.
Participate in developing the maintenance budget to support the maintenance strategy.
Provide engineering input for work packages to ensure standards are followed, as required.
Provide input on development of work orders during development of Outage work, particularly on critical equipment requiring engineering review or input.
Provide equipment reliability and performance data to the technical resource networks for input into equipment purchasing requirements, evaluation of equipment performance, vendor performance.
Utilize key performance indicators (KPIs) related to maintenance spending, equipment reliability, and overall maintenance effectiveness within assigned areas. Responsible for the collection of equipment historical data and identifying improvement opportunities based on maintenance cost, asset utilization and Reliability Engineering principles.
Evaluate the financial ramifications of equipment failures on maintenance budgets to uncover avenues for improvement. Initiate and oversee the implementation Engineering Change Requests (ECRs) in in area. Grasp the fundamentals of Long-Term Cost of Ownership and execute expenditure analyses in assigned areas with supervisory guidance.
Coordinate all phases of assigned area mechanical engineering projects from concept, scope development, written specifications, bid solicitations, design, manufacturing, equipment commissioning, and project closure.
What you'll need to succeed:
Bachelor's degree in Mechanical Engineering, Mechanical Engineering Technology or Electrical Engineering from an accredited institution or similar education. Associate's degree in one of the above fields with five plus (5+) years' experience.
High/low pressure hydraulic systems is preferred and experience with extrusion presses is preferred.
Three plus (3+) years' experience in an industrial environment.
Preferred three plus (3+) years' experience in leading, managing, and executing projects.
AutoCAD proficiency.
Knowledge of reliability tools common to industry.
Project Leadership: You have experience leading successful capital projects.
Tech Savvy: You are proficient in Microsoft Office programs.
Operationally focused: You have stellar organizational and root cause problem solving skills.
Demonstrated Communication skills: You can effectively communicate with all levels of employees and know why details matter.

ESSENTIAL FUNCTIONS
Conducting and/or overseeing preventative maintenance on the mechanical, electrical, HVAC, plumbing systems, fire life safety, and property specific systems which involves normal lubrication, adjustment, cleaning, replacement of consumable parts.
Performs routine lodging inspections and tours as assigned, not limited to air conditioning equipment, furnace systems, generators, and water management systems repairs.
Performs a variety of service work in specialized building systems such as mechanical, electrical/ electronic, hydraulics, machine servicing, to include overseeing generators and UPS maintenance programs.
Conducts routine generator tests per building code as assigned.
Detects malfunctions through observation audio and visual.
Assessing and correcting systems to prevent system failures, to include determining solutions to prevent further damage or problems, and identifying resource needs to resolve problems.
Adhere to company processes, procedures, established engineering guidelines, engineering standards and site-specific guidelines.
Timely completion of routine repairs, maintenance requests, and work orders throughout the community.
Assist with vendor services management, including building escorts, access, service coordination, and closeout.
Attend and maintain required training to maintain proficiency and acquire advanced skills.
Provides and coordinates contractors' support in the execution of building services.
Maintains documentation of inspections, deficiencies, through written procedures and workorder database.
Maintains inventory of repair supplies.
QUALIFICATIONS AND SKILLS
Required:
5+ years experience in facility/plant engineering and maintenance
Understand the engineering design and operational aspects of the Base Building and Critical System Support systems and components
Thorough knowledge of state and local safety and building codes
Effective interpersonal, verbal and written communication skills
Working knowledge of heating, ventilation, and air-conditioning, plumbing, and generators.
Certification in HVAC (heating, ventilation, and air-conditioning), plumbing, refrigeration, or electrical systems
Full understanding of Building Management Systems (BMS)
Working knowledge of Microsoft Word, Excel, Internet, and Outlook
Computer proficiency in Microsoft Office and email
LEED (Leadership in Energy and Environmental Design) experience is highly preferred
EPA 608 Type 2 License/Certification desirable, but may not be required

An Overview
Under general supervision, the Building Engineer is assigned and performs full performance or journey level skilled maintenance repairs and preventative maintenance in HVAC, plumbing, and/or electrical work as a licensed journeyman. The purpose of this work is to ensure maximum efficiency, economy and quality of work on the City's buildings. The Building Engineer performs full performance work on building systems including but not limited to building automation systems, HVAC (including boilers, chillers, cooling towers, VAV's etc.), fire protection equipment, emergency generator back-up systems, plumbing, mechanical, electrical, roof and other structural and non-structural building systems.

The Opportunity - Examples of Work
* Perform preventive maintenance, monitor, repair and replace controls for major/minor HVAC equipment to include VDF drives, pneumatic and digital thermostats, and replaces consumable parts on major/minor HVAC equipment to include belts, filters, pumps, bearings and couplings.
* Check gauges regularly to assure that boilers and air conditioners are operating properly and performs adjustments and repairs.
* Calibrate and maintain control systems; make combustion efficiency tests on boilers and adjusts burners to give optimum performance.
* Monitor computer information regarding HVAC equipment and responds as required and maintains logs of operations and temperature readings.
* Repair and replace plumbing parts and fixtures to include supply lines, sloan valves, faucets and O-rings; and clears out large and small drain lines.
* Access work order maintenance system in order to determine what needs maintenance, perform administrative duties including answering emails, inputting information into City works system and communicating with vendors.
* Read building drawings and blueprints to locate equipment and identify sources of problems.
* Access BAS system to clear alarms, alter building schedules, and identify equipment that needs repairs or maintenance.
* Respond to after-hours emergency repair calls when serving in an on-call capacity.
* Perform other duties as required.

Building Engineer III
High School Diploma or GED, HVAC, Electrical, or Plumbing Master license, Three years of journey level work experience and two of the four certifications: (1) Air Balancing Certification, (2) Hydraulic Balancing Certification, (3) Indoor Air Quality Certification, and/or (4) Backflow Certification. Must possess a valid driver's license from state of residence.
Preferred Qualifications
The ideal candidate will possess plus significant experience, in more than one of the following areas: plumbing, electrical, generator and/or general mechanical repairs. Working knowledge for the operation of boilers, HVAC equipment, other auxiliary equipment and controls, demonstrate means, methods and practices used in maintaining boilers, air conditioning, electrical, mechanical and plumbing equipment, be aware of hazards and safety precautions particular to the trade. Ability to understand, operate, and troubleshoot Building Automated Systems (B.A.S.), Energy Management Systems (E.M.S.) and other computer-based control and monitoring systems in buildings. POSITION SUMMARY:
The Assistant Building Engineer is responsible for completing work orders, grounds maintenance, painting, caulking, HVAC, plumbing, drywall, electrical and completing maintenance on buildings as needed. POSITION REQUIREMENTS:
High school diploma or general education degree (GED) and a minimum of two years of related experience and/or trade school training or equivalent combination of education and experience.
A minimum of 2 years building maintenance experience.
Thorough knowledge in all building systems operations, maintenance and repair.
Universal CFC certification preferred or working toward CFC certification and/or local or state license in mechanical or HVAC trade. Valid Driver License (may be required).
