POSITION OVERVIEW
The
Building Engineer
is consistently thorough and committed to keeping building systems and equipment in good order while supporting other members of the property and team. They provide concierge-style service to the tenants at our buildings and are constantly looking for ways to improve the experience for all who come to their properties. They execute preventative maintenance to keep systems and equipment in good repair and prolong their useful life. They are keenly aware of their surroundings to ensure the property maintains an outstanding appearance. This position will work at locations in Fulton Market, Bucktown, and Lincoln Park.
PRIMARY RESPONSIBILITIES
Comprehend and interpret instructions and memos and ask clarifying questions to ensure understanding.
Operate and use necessary manual and power-driven tools.
Provide concierge-style customer service to internal and external partners.
Perform preventative maintenance and corrective repair of buildings, industrial systems, vehicles, equipment, and grounds.
Align and ensure all applicable codes, regulations, governmental agencies, and company directives related to building operations and work safety are adhered to.
Inspect building systems, including but not limited to fire alarms, HVAC, and plumbing, to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by the client.
Perform contract work, which could include landscaping, snow removal, HVAC, plumbing, and cleaning.
Qualifications
3 years of experience in Commercial Building Operations, Property Management, or a related industry preferred.
Basic skills with Microsoft Office Outlook, Word, Excel, and Teams.
Reliable transportation required.
Must have a thorough understanding of HVAC, electrical, plumbing, and building automation systems.
Ability to efficiently present information to an internal department and/or large groups of employees.
Understanding of multi-meter amp probe, anemometer, pressure gauges, drain auger, and other industry standard tools/equipment.
Prior work experience and knowledge of energy-saving and sustainability measures.
Strong organizational and analytical skills.
Ability to read and understand plans and prints.
EDUCATION/CERTIFICATIONS
High School Diploma, GED, or trade school diploma required.
EPA Universal Certification required within 90 days of employment.
When applicable, obtain required city and/or government licenses or permits (i.e., Boiler Operating Permit, State Maintenance Electrician's License, etc.).
PHYSICAL REQUIREMENTS/WORK ENVIRONMENT

Job Title
Mobile Building Engineer Responsible for ensuring the efficient operation and maintenance of all HVAC, mechanical, electrical and plumbing equipment and systems for the assigned property(s). Responsibilities include (but are not limited to) maintaining a clean and safe working environment, performing rounds and inspections, conducting routine assessments, performance of day-to-day preventive and corrective maintenance, painting, and light housekeeping for assigned properties.
• Perform all plumbing, electrical, or HVAC inspections and repairs of the building(s).
• Maintain heating and cooling equipment, up to and including chillers (air and/ or water cooled), DX units, pumps, package rooftop units, residential style split systems, fan coil units, VAVs, and air distribution systems, etc.
• Monitor and adjust all mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, diffusers, and other equipment necessary to provide a comfortable environment for the buildings.
• Verify field conditions and perform any necessary repairs or adjustments.
• Monitor Energy Management.
• Repair doors, ceilings, hand railings, and floors and other general carpentry and painting repairs, adjustments and installations about the property.
• Perform repairs to plumbing fixtures (water closets, urinals, flush valve assemblies, lavatories, etc.).
• Perform preventive maintenance duties in accordance with C&W standards, building protocol, manufacturer recommendations and industry best practices including changing filters, cleaning coils, flushing condensers, punching tubes, greasing fans, pumps and motor bearings as required, inspecting and adjusting belts, replacing motor bearings, aligning pulleys and shafts, and performing annual inspections and other scheduled routines as directed.
• Inspect emergency electrical equipment, electric rooms, back-up generators, sump pumps and/or ejector pumps. Replace lamps, light fixtures, reinstall or replace signage, verify rooms are clean and clear of obstructions and debris.
• Check for properly operating emergency exit signs and lights and ensure free and clear access to emergency stairs and exits. Perform additional fire and life safety inspections as per NFPA and local jurisdiction, C&W standards, building protocol and as directed by superiors and property management
• Document and report activities to supervisor.
• Respond immediately to emergency situations (fire, evacuation, equipment failure, etc.) and customer concerns.
• Comply with all applicable codes, regulations, governmental agency, and company directives as relates to building operations and practice safe work habits.
• Complete all required C&W Safety Training as scheduled annually.
• Comply with C&W Uniform Dress Code while working and maintain a neat and clean appearance while on the property during normal working or after hours.

We are looking for an experienced Building Engineer to join our team in the Cleveland area. Duties & Responsibilities:
* Implement and perform preventive maintenance and repairs on all mechanical, electrical, plumbing and HVAC systems including, but not limited to pumps, chillers, boilers, cooling towers, air compressors and air handling units
* Ensure optimal performance of HVAC systems by making adjustments and changes to HVAC and related equipment in order to maintain established operating criteria within the guidelines set forth by the Chief Engineer
* Energy and water consumption monitoring as well as water treatment tracking and analyzing

Responsibilities
As a Building Engineer with Hines, you will maintain basic operation and maintenance of all building equipment and systems by routinely reviewing operating conditions and established programs with Supervisor to understand and resolve any abnormal operating issues. Perform preventive maintenance and repairs on all mechanical, electrical, plumbing and HVAC systems including, but not limited to pumps, chillers, boilers, air compressors and air handling units.

The Building Maintenance Tech 1 assists with maintaining and repairing resort buildings and grounds by performing the following essential duties and responsibilities.
ESSENTIAL DUTIES & RESPONSIBILITIES (include the following, other duties may be assigned)
Perform written, verbal, or electronic PM's as directed.
Assist senior level supervisors or technicians in repairs and replacements as needed.
Perform repairs and preventative maintenance on all building systems.
Treat our customers and guests with courtesy and respect and provide the highest level of customer service possible.
Receives written work orders or verbal instructions from supervisor.
Clean internal areas of buildings and mechanical spaces; including buffing, dusting, sweeping and mopping.
Paint interior and exterior walls and trim and floors.
Assist in maintaining and repairing buildings' plumbing, refrigeration, and kitchen equipment as directed.
Assist in maintaining and repairing building exteriors as needed.
Assist other departments as needed or directed.
Assist in replacing worn or damaged parts such as hoses, wiring, and belts in machines and equipment.
Assist other departments with moving furniture, unloading and storing supplies.
Keep logs of tasks performed and maintenance calls.
Perform snow and trash removal
