ESSENTIAL FUNCTIONS

  • General commercial building maintenance as directed.
  • Provide general plumbing, carpentry, minor HAVC, and electrical service.

  • Notifying management of need for repairs.
  • Must be able to handle multiple projects and daily activities while meeting timelines.

  • Demonstrate ability to multi-task and prioritize many different projects and workloads.
  • Must be able to work independently as needed to support the group effort.

Summary

The Superintendent for Building Maintenance works directly with the Project Manager, The United States Government, and the various trades Supervisors, Technicians, and subcontractors. The Superintendent for Building Maintenance establishes and maintains a professional working relationship with the Government, Government counterparts, subcontractors, and facility tenants. The Superintendent for Building Maintenance is responsible for daily operations and production of his/her assigned trade shops and manages any subcontracted scope as well as non-recurring work. The Superintendent for Building Maintenance also assists with administrative duties associated with his/her assigned field operations, providing technical direction for various Trades Supervisors, Technicians and their functional areas aboard military installations.
Key Responsibilities:

Oversee all assigned (utility) trade shops' daily operations.

Plan, prioritize, assign, supervise, and review staff responsible for utility maintenance and repairs.

Establish schedules and methods for efficient utility maintenance while maintaining costs.

Identify resource needs and reviews needs with appropriate management staff; allocate resources accordingly.

Participates in developing goals and objectives and policies and procedures; makes recommendations for changes and improvements to existing standards, policies, and procedures; participates in the implementation of approved policies and procedures; monitors work activities to ensure compliance with established policies and procedures.

Monitors expenditures; prepares cost estimates; submits justifications for equipment. Monitors and controls supplies and equipment; orders supplies and tools as necessary.

Train or coordinate training in utility maintenance and safety methods, procedures, and techniques.

Works with the Safety Supervisor to develop and organize utility preventative maintenance and safety inspection programs.

Attends and participates in professional group meetings; maintains awareness of new trends and developments in utility maintenance; incorporates new developments as appropriate into programs.

Coordinates with contractors in providing contract services.

Performs other related duties, as assigned, to ensure the efficient and effective functioning of the work.

Additional Duty SSHO:

As an additional duty, the Superintendent of Building Maintenance will be the focal point for safety related to the efforts they oversee.

Develop activity hazard analyses and ensure they are used properly.

Evaluate the need for safety training and provides some training as qualified

Support the site SSHO as needed within the project to which the Superintendent of Building Maintenance is assigned.

Requirements

OSHA 30 Certification

High School Diploma, GED, or equivalent amounts of technical training and/or experience. Certifications in one or more utilities is STRONGLY preferred

Minimum 5 years' experience in a leadership position supporting building repairs/renovations in commercial environment --preferably on a DoD facilities maintenance and repair contract.

Valid driver's license is required.

Carrying objects/boxes/print-outs short distances.

Extensive work with a personal computer.

May require lifting and moving as much as 50 pounds with assistance as needed.
