GENERAL PURPOSE

Performs a variety of general maintenance duties as need and the upkeep of the City Buildings

Under the direction of the Maintenance Manager, this position is responsible for performing light Maintenance

ESSENTIAL FUNCTIONS

• General commercial building maintenance as directed.
• Provide general plumbing, carpentry, minor HAVC, and electrical service.
• Procurement of materials as directed by client and inventory management.
• General repair service (walls, fences, ceilings, doors, etc.)
• Notifying management of need for repairs.
• Must be able to handle multiple projects and daily activities while meeting timelines.
• Must be able to develop and maintain a good working relationship with seniors, peers and subordinates. *Must have good client/customer service skills.
• Demonstrate ability to multi-task and prioritize many different projects and workloads.
• Must be able to work independently as needed to support the group effort.
• Must be able to communicate effectively (written or verbally) with peers and supervisor.

MINIMUM QUALIFICATION

1. Education and Experience:
   1. Graduation from high school
      AND
   2. Six (6) months of experience

1. Work Environment:

Tasks may require lifting, reaching, carrying up to 40 pounds. Moving items over 50 pounds utilizes a team lift.

Communicating, seeing, hearing, talking is essential to job effectiveness.

Starting wage: $18.00 - $24.00 per hour, based on experience.

Thursday- Sunday AM or PM shift option:

Full-time AM schedule: Thursday 7:30am - 4:00pm, Friday 7:30am - 4:00pm, Saturday 7:30am - 7:30pm, Sunday 7:30am - 7:30pm

Full-time PM schedule: Thursday 7:30pm - 4:00am, Friday 7:30pm - 4:00am, Saturday 7:30pm - 7:30am, Sunday 7:30pm - 7:30am

Summary

Maintain appearance, function, and security of company property and equipment.

Essential Duties and Responsibilities

• Operate powered equipment to mow and upkeep lawns
• Gather and remove litter
• Remove snow from sidewalks, driveways, and parking lots, and spread salt in those areas
• Clean warehouse tracks for efficient flow of freight
• Monitor and replace light bulbs
• Inspect and patrol the premises regularly during the shift
• Monitor properties entrances and log activities
• Authorize entrance of people and vehicles
• Report any suspicious activities
• Respond to alarms and react in a timely manner
• Secure all exits and doors
• Clean and maintain appearance of offices, common areas, and vehicles
• Perform warehouse and other duties as assigned

Education and Experience

• High School diploma or equivalent required
• Minimal electrical and plumbing knowledge is useful
• Previous cleaning, custodial or maintenance positions preferred
• Knowledge of security operations
• Ability to work independently

Physical Requirements

• Ability to lift up to 70 pounds occasionally
• Some overhead lifting involved
• Full range of motion with no limits on grasping, standing, squatting, stair climbing, walking, etc
• Work environment requires time spent outdoors in changing weather elements as well as in a vehicle

The Superintendent for Building Maintenance works directly with the Project Manager, The United States Government, and the various trades Supervisors, Technicians, and subcontractors. The Superintendent for Building Maintenance establishes and maintains a professional working relationship with the Government, Government counterparts, subcontractors, and facility tenants. The Superintendent for Building Maintenance is responsible for daily operations and production of his/her assigned trade shops and manages any subcontracted scope as well as non-recurring work. The Superintendent for Building Maintenance also assists with administrative duties associated with his/her assigned field operations, providing technical direction for various Trades Supervisors, Technicians and their functional areas aboard military installations.
Key Responsibilities:

Oversee all assigned (utility) trade shops' daily operations.

Plan, prioritize, assign, supervise, and review staff responsible for utility maintenance and repairs.

Establish schedules and methods for efficient utility maintenance while maintaining costs.

Identify resource needs and reviews needs with appropriate management staff; allocate resources accordingly.

Participates in developing goals and objectives and policies and procedures; makes recommendations for changes and improvements to existing standards, policies, and procedures; participates in the implementation of approved policies and procedures; monitors work activities to ensure compliance with established policies and procedures.

Monitors expenditures; prepares cost estimates; submits justifications for equipment. Monitors and controls supplies and equipment; orders supplies and tools as necessary.

Train or coordinate training in utility maintenance and safety methods, procedures, and techniques.

Works with the Safety Supervisor to develop and organize utility preventative maintenance and safety inspection programs.

Attends and participates in professional group meetings; maintains awareness of new trends and developments in utility maintenance; incorporates new developments as appropriate into programs.

Coordinates with contractors in providing contract services.

Performs other related duties, as assigned, to ensure the efficient and effective functioning of the work.

Additional Duty SSHO:

As an additional duty, the Superintendent of Building Maintenance will be the focal point for safety related to the efforts they oversee.

Develop activity hazard analyses and ensure they are used properly.

Evaluate the need for safety training and provides some training as qualified

Support the site SSHO as needed within the project to which the Superintendent of Building Maintenance is assigned.

Requirements

OSHA 30 Certification

High School Diploma, GED, or equivalent amounts of technical training and/or experience. Certifications in one or more utilities is STRONGLY preferred

Minimum 5 years' experience in a leadership position supporting building repairs/renovations in commercial environment --preferably on a DoD facilities maintenance and repair contract.

Valid driver's license is required.

Carrying objects/boxes/print-outs short distances.

Extensive work with a personal computer.

May require lifting and moving as much as 50 pounds with assistance as needed.
